Well, I'm not going to give it away here, but I will tell you this...he's got a pretty cool "trick" to share with you this week.

Now I'm pretty sure none of the top acts in Vegas are going to be worried about Dean's trick, I guarantee it'll be better for you than watching a elephant disappear onstage. I gotta get this first deal.

I've looked up buyers,sellers and talked to some real estate agents. Have'nt found that go getta perfect agent match like Matt Larson yet, but I think I can work with a couple of them. Got a list of vacant houses in my area and am trying to contact those owners. I'm checking my MLS listings daily sent by a couple of agents and getting a lot of good information. Gotta get it to turn for me. I'm determined to get it done.

Thank you Dean for your inspiration. I'll be married 25 years next April, and even the bad times have all worked out for my good, so keep up the good work there too, you can make it. My wife is slowly taking an interest in what I'm trying to accomplish in real estate. She heard your blog as I was listening to it and we both admire the wisdom of your thinking. Please keep up the good work of keeping us inspired. I will get my first deal very soon I hope.

I started a non-profit 501(c)3 business called Business Fellowship of America. I took a leap of faith and left my $10 an hour job at Lowe's to get it going and work my real estate business. As president of my own business, my salary is 7% to set up and oversee the daily operations of the business. It is established primarily to start and maintain small businesses. Will you consider

Great Advice, Sometimes Hard to Find

Dean,
I really appreciate the encouragement! It has been very hard for the last 9 to 10 weeks with a back and hip problem. That is the time to be upbeat and positive. I have a hard time finding positive people to associate with. My best friend and almost (Dean is #1 - No Joke) the most positive attitude person I know is Terry King. Problem is he lives in western NY where I used to live. I have started to call him more often just to bask in his positive attitude. He offers encouragement every time I talk to him. Dean, your advice to be positive minded and associate with positive people is right on the mark. Thank you.

Thanks for another great blog! What you say is so true. I don't talk REAL with friends and family as they would be "dream-stealers" and I just don't need to create another obstacle. My passion is real estate, investing, entrepreneurship but we talk about everything else which is insignificant to me in this time of financial challenges for my husband and I. Even my husband being downtrodden by our situation has negative comments about my efforts. He's turning around, though, since he see's my vision a little more--freedom from his job, that is the first short-term goal.
The right kinds of people are entering my life as I continue on this investing journey, always be mindful of whom I listen to and how I spend my time.
Thank you again for that training call filled with action steps I am working on this week. I was jazzed!! Until that call, I was stuck in analysis paralysis, not sure if I was doing the the most optimal actions towards my goals. Now I know exactly what I need to do--get those letters out. And I heard that advice several months ago but with everything else that I was learning, wasn't sure what to do first.
Thank you for clearing the vog (volcano fog, as I write from hawaii nei) up for me.

As a Realtor in a college town (near Penn State), I don't know how to work this SFL program
with the restrictions which go with our job, however, I know that we have advantages like accessing the MLS.
I would like to connect with other Realtors who have used your know how.
I have invested in real estate and got out before the down turn, and I would like to do it again.
Any help will be greatly appreciated.

Someone once told me that if I want to learn how to make $100,000.00 in real estate, why would I take suggestions from the maintenance guy making $40,000.00 a year? He can't help me. That's why I find this site soooo valuable. These are people in the trenches everyday, and willing to help me succeed because they have already done it! Keep it coming buddy. My success is coming...I can feel it.

Blog #95 ROCKS and IT'S RIGHT ON TIME !!!!

Hi Dean and Everyone - This is Sharon from Hamilton, New Jersey (a suburb of Trenton). I was listening to Dean's Gain the Edge 2010 videos and I got terrific advice from Matt Larson on how to pick a realtor. Matt's advice from the videos are the same as what we all learned on the last conf call of Sept 14th. So I'm making calls to realtors today and I'm so excited. Well, I wanted to practice my script with my best friend. My friend said, "If you practice your script with me, I will be critical and give you constructive criticism." As she was saying this stuff to me, I'm thinking that my friend is JEALOUS of my success that I'm having in REI because she has never seen me so enthusiasctic as I am about Dean, his training, the Success Academy and the success that I'm having (even though I have not completed my first deal yet). Well, I am glad that I listened Dean's Blog #95 because my friend is not qualified to criticize my script that I got from Matt Larson. Your Blog was right on time, Dean. I'll practice my script in the mirror or with my little recorder ... not with my friend who knows NOTHING ABOUT INVESTING and SHE'S BROKE. I've viewed 4 out of 5 videos from Gain the Edge 2010 and WOW WOW WOW ... I LOVE IT BECAUSE IT GETS TO THE POINT OF HOW TO DO DEALS. Thanks for all that you do, Dean. Thanks Dean for not leavin' us out here on our own! This is what sets you apart from other Real Estate gurus. I have many nay sayers around me and it's always good to hear something positive about real estate. A DG website friend once asked me "if not real estate, then what?" It really made me think. If the 9-5 job you have now is great then keep on doing it, but if not what other choices do you have. You'll never know if real estate is right for you unless you try. So I'm giving it 110% and going all the way.

I know who I listen to

If I'm sick, I don't go see the plumber.
I'm there with the people who know how to help me. THE SFL System is sooooo good too, and the positive attitude I get from you Dean and all the DG Family... helps keep me motivated.

Dean I agree with you whole heartedly... I began looking at real estate in the '80's when I was a lieutenant in the Army, and my commander and a number of others talked me out of it. I look back at those properties now and they are priced sky high. I later went into the restaurant business, and I should have stuck to real estate. I am back now and I will make it a success. ...Get your advice from someone successful in the business.

I'm a theater director and acting coach. It's kind of funny, but I give the same advice to my acting students that you have been giving us the last 2 weeks. Never, NEVER listen to the "Dream Stealers." They are well meaning, but mostly don't want anyone to do better than they do.

Look at it this way...if you wanted to be a doctor how many years of college would you take? 6-8? Then how many years of residency to be a specialist? Another 6 - 8. And if they stop any place along the line, they will never be a doctor. Shouldn't we be willing to put in the same amount of time to have the kind of income a doctor makes? The trick is just NEVER QUIT till you succeed.

Thanks Dean! for another great advice. This is not only for real estate business, but for everything you do in life. Thank you very much. I am trying to make this SFL system work for me. The second installment payment hit my account last Friday and I haven't make any money ye, but i believe it will happen if i do not give up.

I always appreciate Dean's video blogs. There is always a positive note and inspiration to keep on the path. I have a very successful friend who has not always been positive about the real estate market as a business. But the point is, Like Dean Says Here, his great success was not doing this, So I am going to Keep on track with the advice from those who HAVE the success at what I want to do! Dean , you are right on again. Another excellant video, If america would watch and learn from you ,instead of the news channels, they would not be in this mess. Read all the blogs up to this point, and it is great to hear all the positive comeback. Dont let anyone steal your dream. I do believe that is a song.I have been soaking up the GAIN THE EDGE 10 dvds. How can you not learn from this. May GOD continue to hold you in his hands. LOL from texas.

This so true and thankfully I didn't listen to the nay Sayers. I actually lost money on my first deal with a partner caught up in that exact situation you referred to in your blog. It taught me a great lesson and from that point on I educated myself by learning everything I could about Real Estate, borrowing money and Rehabbing before I did my next deal. Your book was the start of it all and I haven't turned back since. We currently have 4 properties in different stages and we have turned the corner.
