I have been working towards making my first offer. Today, as soon as I'm done with this post, I will call my agent and make 3 offers. My goal is to have one property under contract by dec. 29, 2011. I look forward to better days!

I really am going threw a..the toughest time in my life about to lose it all....I stopped coming to the website I've been so discouraged. My biggest problem is staying focused and being surrounded by positive people with dreams and goals. I just happened to check my email and see your post which is inspiring. I see that I'm not the only one out here trying to make this happen which is good to know. So I'll be encourage and I pray that all of you stay encouraged and make these years in front of us the best ever.

Dean, you have a wise old soul. It is uplifting to hear your words of wisdom and to experience the energy and positivity you share with all. The path to a bigger life is challenging and, for me, asks that I - power up, courage up, buckle up and keep going. I thought I would be further along than I am (5 buyers on my list) but your advice to keep coming back helps to remind me that the journey is worth the commitment. Hanging out with the winners at the DG site is good advice.

I need a mentor like you

Hello Dean
My name is Scott and I have been following you for a while but like many, I am afraid of failure. I have owned 2 houses in the past and failed my children by losing the both of them to foreclosure. I can't imagine a feeling as bad as that. The shame and sorrow I felt when I had to tell them we had to move. I was very uneducated about real estate and I now know that I couldn't have bought them at a worse time or under worse circumstances. Watching you gives me hope that I can achieve my dream again but I have no savings and a bad credit history obviously.
The good thing is that I was a carpenter for 20 years and I have a ton of knowledge in my head when it comes to houses. I am a jack of all trades, lol. Do you have any suggestions as to where I should begin. I am ordering your book and will start reading it right away but I have to admit, I am not a book smart kind of guy. Please give me some advice and help get me started in the right direction. I have wasted enough time in my life and I don't want to wait any longer.

dean i am having trouble finding a good real estate agent. i can not seem to find one who is invester friendly. i only have so much time while i am at work and cant seem to get everything done that i need to. what should i do?

I have been a real big fan of your ( Thinking outside the Box.) Mentality since those day's I saw you on late night TV with Donald Baret back in 2007 and 08.
I got all excited about the prospects of learning something other than heaving and hoisting boxes on a loading dock and coming home with an aching back feeling like some kind of human junkyard.

Why ? I cannot understand why I have yet been able to pull that proverbeal trigger and take action.
It was like I heard somebody once say, at one of those motivational workshops:" If you put a one inch square block of oak wood on the railroad tracks in front of a Locomotive that was at a complete stop, that block of wood would be enough to keep it dead in its tracks. But if you put that same block of wood on a railroad track in front of a Locomotive traveling at 60 miles an hour, it would not only have no effect on the train, but that very same locomotive could easily crash through a 6 foot thick wall of concrete and stiil keep going.
The only question you need to ask yourself is: What is your level of motivation AND what is holding you back.
And ya know Dean ? I still can't figure it out.

Dean what more can I say you just said a million words in a mouth full. I want to be APART I haven't taken action yet but I know I will just have to get my priorities straight I think it's primarily of the unknown but I would love to try real estate investing.

Another great blog, Dean! It appears your birthday is today so we hope all of your wishes are coming true!

Your blogs are great as they are always right on target. I truly believe we continue this theme and create a 12 step process to becoming a real estate addict!

As you know, Tomas recently posted that we have made our first million in net worth (assets - liabilities). We have already started attacking our next 5 million. We have also been successful in starting some friends, including our CPA, on their first million! Our CPA, who is working on his first 3-4 houses made a comment this evening that we have made a huge impact on his life. He looks at our tax returns so he knows we have been successful investors. Last year, he had the opportunity to buy a commercial property across the street from him for $150k, which would pay $1200/month rent. I asked if he preferred to have 1 property at 1200/month or 4-6 properties with 3 times the amount of income? Would you prefer to have 1 tenant not pay on time or 5-6 tenants as a back up?

We have a handful of other friends and family who we are training and passing on your legacy. We appreciate all that you do. And, YES...even if you are up to $1-5MM, it is always great to stay on this site to remember the basics and answer questions for our peers. Because the basics are what got you to where you are now!

Although I work in a very high demanding job, and obsticles get in the way, this will not stop me! Thank you and your team for the postive blogs and assistance.

You're right in bonding people together (on your website) so that each individual learns from one another at their own speed until each one completes a Real Estate deal before going onto even more deals with similar success. It sounds awesome to be involvef with your group of like-minded and passionate people who share their wisdom(secrets) about what strategies have worked for them.

Thanks for the encouragement. I think this really is the first time I've ever posted. I just have to say, and it's kind of sad, that a lot of times your weekly blog is the only thing positive I have to look forward to. I'm not saying that my life is all negative but that I don't have someone who is so emotionally positive the way you are encouraging me and cheering me on like you in my life. You are the kind of positive person I would like to be. I want to be able to exude that awesome energy. Life is too short and full of negative experiences and attitudes and I don't want to be that or spread it around. We need a lot more people like you that encourage, motivate and support those around them. I want to be that kind of person, someone who warms up the room. Thank you for being such an inspiration to me and I'm sure many others who follow you.

I feel the momentum

Thanks, Dean for this great inspirational message. I recently started seeing some activity in acquiring buyers for my buyers list. I had been discouraged because I was having a hard time finding investors. I don't live close to my target area (2 hrs away) so I hadn't used bandit signs. Well, I decided I would make the trip and put out some signs (after your blog about the Fla. trip) and voila! I have been getting calls and have added about 8 investors to my list. I am now ready to start looking for properties to buy.

buying at sheriffs sale

We qualify for a considerable loan, but how can we be sure that all the bank paperwork is done in time to pay for the house at Sheriff Sale - within 30 days of the sale. The bank we talked with said the processing would take 40 to 60 days. They said that we could apply for one type of quick loan to pay for the house until the other loan goes through, but we'd have to pay closing costs on both loans. We may not know 40 to 60 days in advance that we are going to bid on a house.
