You are soooo right about all the positive feedback and wonderful support we get from fellow DGers who want to see others succeed; who want to help others reach their goals; who want to help get over that one hump that's preventing someone from making a ground breaking moment; who .... Dean, I could go on and on.
This community of DGer's are unlike any other support group that I know of. They are unselfish and want others to succeed. Regardless of their.
Dean, thanks for providing such a group and don't ever stop doing what you're doing. You've provided a service that is second to none.

You really understand.Ive been doing the same dance Carol Stinson said she use to do with u.One step forward two steps back for a long time now.I be wanting to talk about what Im going through in my life but its to long of a post. I want to thank you again for understanding us and always encouraging us to stay engaged with this site and REI.I think when its all said and done,I'll have the record for being the slowest Investor in the Dg family to make a deal happen.But one thing I wont do is give up completly....

Thank you Dean again for more of that great weekly wisdom. I will always come back to this site and with the smart phones it is easy to check in on this site. I do wish some of the past DGers would come back and post more. I for one miss some of the past super stars that do not post much any more.

We have connected with people on the site and people we met at the Edge Event...hopefully we have helped. Now I plan to get off it and share more about what I'm up to by starting a blog. Thanks for the reminder, and yes, this place has such amazing support. So many time I have been lifted up by the good like minded people here. I don't have time to get on here as often because wholesaling take a whole lot more time than buy and hold, but I miss the friendship and commradre found on this site.

This site is like a hot cup of coffee after a long night with no sleep. When things bring us down, this site and the DGer's bring us back up! When we need inspiration or advice, this is the place to go. Like Dean said on the blog, most of us have no personal support in our daily lives. Our family and friends have NO idea what we do or that we have any affiliation with DG. It's better to leave them out of the loop as far as their support is concerned. They aren't in the REI field, so they're not the best ones to seek for advice or support.
This is the place to grow and to learn. When we have an opportunity to share or (hopefully) give good advice or encourage others to succeed... That's what this site is about. Correct wrong thinking, helping others out, working together to build a great network of REI experts. It's so great to follow the journeys of the "superstars", to see their roadblocks and how they overcame them. We can all learn from these failures as we learn how to overcome them together. We would never have even gotten into deal #1 without this site. This site is our 12 step program to success!

I can testify of the power of this site. I am where I am today because people here believed that I could do it even when I thought I couldn't do it. They encouraged me when I wanted to give up and gave me a stiff kick in the but when I began to give in.

But, I haven't succedded because I haven't done all the other things that I need to do to realize success. You mentioned the 12 step program. Have you thought about building a program called 12 steps to real estate cash? When I do make it good in real estate, I will not forget that it was because of your words of wisdom each week that kept me going.

I do awesome staging, (the before the sale),
I can give advice to prospects about how their stuff can work in the space (the during the sale process)
renovations and interior design (after the sale)

I FACED MYSELF THIS PAST WEEK
DEAN, my youngest daughter got married last Saturday. I heard discussions about $20, $100, etc. I could not believe the compromises that were made over petty cash. It made me think about how I could have the solution to so many problems within my extended family if only I had a little cash to help them with. It helped me to resolvd to get busy and iron out the details that will set me up in real estate.
Oh so true...
Being around like minded people benefits everyone even if you only listen. That person on the edge sees you absorbing like a sponge and takes that step forward. To be enthusiastic you must act enthusiastic! Hard to do around people who do not understand what you are doing and why.
Everyone should be working on your goals for next years. Or like me have it done. My goals are not about money, its about the number of people I can help.
A good job is 5 properties a month, I am not good. A great job is 7 properties a month, I am not great. An extraordinary job is 10 a month. I am better than extraordinary....so my goal is 20 a month. Wholesale 14-16 a month, keep 4-6 for cash flow....but the real goal that I have is helping 25-30 homeowners a month. Could be renting or leasing to own, could be helping them from the foreclosure process, could be leasing their home or doing a wrap mortgage to help someone out. But I will help 20 homeowners out every month in 2012. That is 5 a week, less than 1 per day on a 6 day work week. 10 -12 a month will be pre-foreclosures and REO's.

Now the how...only obstacle is the money...so God has told me to do my part he will do His. I believe.

I definitely get energized reading others stories. It is a great place to come visit with like minded people without ever leaving your home! I drive 1 and 1/2hours to our local REI meeting mind you I love the people and the networking, but it is monthly and this is just a click away 24/7. If you need encouragement or have questions there is no place as user friendly as this DG site that you have created here.

Needed that today
So yesterday I was talking to my sister about our business. She said "You don't have a business! All you have is a couple of rentals." Nice right? Well we do have a business. It's called Beacon Investors Group. We have new buyers for our list this week. We have two offers in on other property. We have a new Google voice number, yellow board waiting for the rain to clear so we can put out bandit signs, a website under construction, an awesome logo with business cards and realtors, contractors, title agents, all working for us.
But it was disheartening to hear from a family member. But the bottom line is she is wrong. We have a business and it is growing. It's why I woke up 1 1/2 hours early to work on it before my JOB. One day soon the pieces will fit together and we will have a nice payday...and then another.
Thanks Dean for reminding me to stay with like-minded people and avoid those who haven't a clue.

I recently came to the realization that I have achieved everything that I have ever planned as a young man! One thing that was not part of the plan was financial wealth or security. Because of the down turn of the economy my home improvement business went bust and I have not been able to recover nor find any work. How can I make this system work for me with no money or income? Can it be done? Is it too late for me to change my mind set to become financial secure (in my late 50's)?

I am getting the wheels in motion this week for renovation s to upper unit of my duplex..Should have it rented for January: I have secured a Home Depot credit card for my property manager which frees him to go ahead and order necessary supplies: credit Card is interest free for 9 months so I'm trusting that the unit will be rented and the income will pay off the card B 4 interest begins to accrue..By the by Happy Thanksgiving to all the stateside DGers RGDs Dgld
