Hi all - I havent posted in a while- (I've fallen off the top user list, boo hoo!) Bu finally have some new info to post! Closing my first flip on monday, the 29th. There was a little delay when at the last minute the buyers title company wanted info on my LLC - but its all good to go. And amazingly - for those of you who read my story in other posts - this house sold in ONE week! There is another on the street 4 doors down that has been for sale for months. And now I have found a bank repo/short sale right next door to that - 3 doors down from my flip! Its in awful shape, and I am preparing a detailed proposal backing my low offer with pictures, repair estimates, low comps - and best of all - the fact that I am 'experienced' from just buying/fixing/selling one on same street. The one I just sold I paid 225,00 for, and it was in better shape than this one that the bank is asking 269,000! So I figure if they dont take my offer I'll tell them to hold on to it and call me when they're ready. Oh - I'm offering 150,500, figuring on countering back and forth a little. So we'll see....I just cant wait to get my hand on my next rehab! I will be submitting the offer by end of the week, and will share this experience as it goes along.

Geez - I thought once I came out here I'd have more time to post, but seems not! Amazing and exciting how each day is filled with RE....there just doesnt seem to be enough hours sometimes! Well, I closed long distance on my jersey house yesterday...hooray!!! Done deal and money is wired into my account. What a relief! Walked through 3 props this morning with another investor, then Rina and I did a 'drive by' on a place we found on the sheriffs sale list. Beautiful place but we are unsure what all the circumstances are and how much debt comes with it. Will do some digging. Its so cool to learn and learn and learn! Never a dull moment Also got some great leads on a few places in S.C. as well, and have my team following up on them as I write. Well, thats about it for now. Have a great weekend DG fam!

The way you guys are just buying properties at will is amazing. You are buying properties like its buying a hamburger or something.....I know I dont have to tell you this but keep up the good work. Just as you used to i now live in the jersey area. I got deans books plus some bonuses 4 days ago read through Profit, and Barm but before i received the books i was getting training emails, text and was stuck on the site every day. I was so amazed by deans openness and willingness to help and his sincerity that i spoke to someone about enrolling into the success academy and want to go to the E.D.G.E event soooo badly. Looking at 2009's event it is a life changing event. If i start off on the right track and be a DG superstar. I am highly motivated, determined to be a MILLIONAIRE. i am 21 have had rough times but with Dean's material i know theres no stopping me once i get started. By reading Rina's journal (yes i'm addicted) loll and yours i realized you moved to wi, living here i know nj is extremely expensive even with the economy being bad a good deal out here is between the 200,000 and higher. I want to start off the right way as dean says in order to be a millionaire you learn what wealthy people did and follow their strategies. With your honest opinion do you think it might be a smart thing to relocate? i can pick up and move at any time its no problem. But in order to succeed with these no money down techniques i want to start somewhere that isnt so expensive you know. i know you have been extremely successful as has Rina i want this change so bad because anything i put my mind to i know i can over-exceed. What would your advice be coming from nj? relocate or stay? that is the question lol.. Thanks for your guidance and hopefully i will be able to meet you and Rina as well as sully,anita, carol, matt, DEAN. and all the other successful students as well.

Things are going like wildfire out here....lets see...we most likely have a buyer for the farm (boohoo), so I am on the search for a new home...we have two accepted offers in our joint company so far...one for income, one to flip, and today went to see a house in Duluth and on the spot put in an offer, and signed the purchase agreement papers on the back tailgate of the realtors pick up truck right there in the drive way!!! This just keeps getting better Then we drove past a few more possibilites.....I put calls in on them once I got back home. There are just so many opportunities! So just popped in to catch up quick....wishing everyone continued success and excitement and to encourage you to never stop working towards your goals! I cant say enough how great the rewards are!

First, a big hearty welcome to the DG family and the exciting road towards your success! Thank you for your kind words and I am happy to share what I can with you. First - you can be successful in any market and area. You may just have to adjust your strategies. How great it is that you have found this at age 21! Wow...your dreams and goals are limitless! You didnt mention how you want to get started. If you dont have the means to actually get houses under contract to assign to other buyers, then you can start with bird dogging. The income is a little less to start, usually $500 or so a deal - but I know I'll never turn that down! And as you then build your buyers list in this way - you can always start conversations and maybe even find someone to partner with. Also, as always - find an investing club near you. You may have to drive 45 min or an hour to get to one, but the networking and being around other like minded people is invaluable. And, you have come to the site...there is NO better place to learn and get support than here. If not for this site and the academy I would have never made it! So I hope this has helped you in some way....have you started your own journal yet? If not, do that. Its a fabulous way to stay accountable for your actions and track yourself. I was AMAZED at all the things I forgot I had gone through at the end of year one when i went back and read my own. So again, congrats! Set your goals - both long term and even more importantly on a daily basis, and then DO IT!

I did start a journal and actually just got the money up for the success academy and the E.D.G.E event. I am very interested in Probates, Of course Gary's strategies for helping with foreclosures and getting money in the beginning the middle and the end is the most attractive to me. I can have someone pay for my down payment and put extra in my pocket, have someone pay my mortgage, build equity, and sell it in a year or two for a major profit is so mind blowing!! its amazing really when i originally saw the video in my email i almost fell out of my chair. And im sure at the Live event i find more amazing techniques. and thanks for the advice on a rei group..definitely a drive but hey gotta work for it right? I am thankful to find this at 21 and find Dean i read everything on this sight bookmark it. I found the info he had about his successfest last year and his newsletter. Its things like that that amaze me. I will continue to come on this site for all the knowledge and wonderful people like yourself.

Hello all! Man, there is so much happening its impossible to keep up with. What a blessing! Getting ready to head out for the day today...this is what is planned: Meet Rina at one of our props to show for a possible assignment to another investor..meet bank rep to see 2 houses that came back to them on foreclosure...meet appraiser at one of my props for refinance loan.....meet Rina, two other investors at house we got in Duluth for 25k!!!to get their opinion - we are baffled why it was listed for 23,678? We immediately offered 25k cash no contingencies. Amazing. Then the three of us are meeting a man I to see triplex he has offered. Found in the paper - he says "make me an offer". Then luscious lunch in Duluth with all of us and an attorney Rina had met a while back. We need to get up to speed with investing regulations in Minnesota! Hmmmm...thats it for RE today....SO FAR LOL....oh yeah...offer coming in on the farm today, so i am looking for a new place to live! I also countered two offers yesterday so should hear back on those too! Whew...I love this stuff

Hey - the three R's All three of you make me laugh with your posts....and I love that! Thanks as always for stopping in and spreading some cheer. So lets see what has happened since my last post...didnt like either of the bank props...but then she showed us another- house with 5 acres...we put in short sale offer - Rina filled it out on the hood of her car! Actually we couldnt stay in the house because I foolishly opened the lid to a freezer in the basement and whew!!!! long rotten food...we all high tailed it outside. Lesson learned. Funny thing is Rina had offered the people a cash deal before it went to foreclosure, of way more than our current offer. Too bad they didnt take it. Sad. Anyway....the triplex in Duluth had potential but way too much work to offset that. We went to see two places today, and put in a 10k cash offer on the spot on one. Rina is amazing with knowing rehab in her head with a walk-through....I've got to relearn costs here, way different than Jersey. So Rina says buy, I say OK hahaha. I'm putting in an offer on a house for myself tomorrow, and looking at a couple more too hopefully. The buyers of the farm want to close by 5/28...but we have to move that to early June. Since I leave for Ireland 5/14 there is no way I can find a house, lock it up, close and move by 5/28!!! This is my first stressful moments out here, but I am going with the flow and know it will work out. Sadly I cant find another country place...so looks like I'm gonna be an in-town girl. I will miss the quiet for sure...never slept so good as out here on the farm! Biggest lesson from Rina so far to share is dont hesitate to make offers on good deals - and multiple ones too. You never know which will be accepted and which wont, so why waste time twiddling thumbs for a no before your on to the next? Only thing is when you throw out 5 and they all say yes haha....such troubles to have, right? Well, I'm going to go browse through other threads....hope everyone is well....Richie...there are many posts about people who are afraid to fly - so you are not alone. Maybe at the EDGE you can start an "I survived flying to get here " club

It's great that Rina said buy and you said OK, that's funny but shows the wonderful relationship you 2 have. I remember in your journal (or maybe Rina's) you both ran numbers on properties and came up with the exact same numbers. Great minds think alike
So for now your living in town I know you'll miss your farm but something tells me you'll be living on one again if that is what you want - you'll make it happen! I wish you the best with this and hope the stress on this one disolves soon.
YUK about the food in the freezer. One just never knows what they'll find in these properties

Ha..it feels like weeks since I've been on - but it hasnt even been one! So much happens in every day....today was fun. Met Rina at Title Co. where we closed on our first purchase together under Two Friends Properties LLC! It will be a nice cash flow investment putting money back into the business. From there we had a visit with the management company, and then to the bank to turn in papers on the refinance of this same property. We then parted ways, I returned a bum computer to Radio Shack, and then returned to the bank for a closing on a refinance of the first property I bought out here! Now that was exciting! Signed some papers and made a nice deposit into my account, with the monthly payments being fully covered by the rent and it STILL cash flows me sweet! The only thing I'm on pins and needles about is that the buyers of the farm backed out, which in turn meant I had to back out on the deal I signed for my new house. Did that paperwork two days ago, and no response...of course I did NOT put a contingency on the sale of the farm as I was closing first to accomodate them, and then planning on getting the money right back. Yikes! So I am praying they are going to let me out of that contract. While I wait I am just keeping positive and keeping the faith that everything turns out just the way its meant to! Of course crossing fingers and toes doesnt hurt either haha....to be continued.....

You are looking good Laura....Real Good! And I thought I got anxiety over some of the action steps that I have been taken. Reading about your daily routine makes me feel like I have not even started yet, but it will all be worth the biting of the finger nails and the crossing of the toes. Besides when the anxiety comes on in that fashion it lets us all know that we are on the "cutting edge" of that deal. That point in which it could go one way or the other. To me thats always a nice space to be in, because it lets us know we have the opportunity and boy with REI the opportunity is always there. Its like the symbol of our Great country. The opportunity is there for everyone, we just have to go out there and get it. Keep up the good work you inspire me and so many here to make it happen. Witnessing your journey and the other successful REI here such as Rina, Indiana Joe, DEAN GRAZIOSI, Anita, and so many others lets us know that it is possible to come from nothing and have the world in our hands with this beautiful vehicle called REI! Good to hear how well it's going however I missed something about the farm other than you're planning on selling it and moving again. I love the posts here it makes me laugh. You're freezer door episode reminds me of my fridge incident, no more needs to be said about it, haha. It's like you and Rina have fire in your pants how hot you guys are on for these deals; way to go. I feel like a snail compared with you two. As of today I received a verbal release from the house contract in town...but I will not rest fully until i see it in writing. Same with any purchase...the deals not done till the papers are signed! So I am thinking positive but still waiting for written confirmation. The upside is I will get to enjoy the farm longer in this beautiful spring weather! Lilacs getting ready to bloom and they are one of my alltime favs! Rina and I close Thursday on our first Minnesota prop in duluth...the one for 25k! We are so excited to get our hands on that one even tho we still dont know what we're gonna do with it. No matter what its a win situation! Then next week we close on another....in Superior....again - maybe keep and rent, maybe flip? All as the inspiration strikes us lol. I am learning my way around pretty good - but thank goodness for my GPS for sure! What a fabulous invention This weekend is a music and arts festival in Duluth....Rina is away so I will be venturing solo into town to hear some tunes and check out the midwest social scene Well, thats about it for now...gonna go check up on everyones journal while I have a bit of time.......xoxoxoxoxo

Talk about a silver lining to a bummer situation - I'd actually say its a GOLDEN LINING! So I am just so excited to attend and see again those I've met before and meet for the first time so many other DG family members!!!!!
On the real estate side, Rina and I closed on our first Minnesota property today, and while signing docs it came to light that it included an extra parcel of land we didnt even know about! Cool We close on another on Monday too....so we are rollin along here.

Rina & I did a walk through of our Minn 25k property yesterday with her husband, and all three of us are just amazed how we got this house for that price! Proves the theory when you see a good deal - JUMP! I just did the same on my own first Mn property. Came on the market - great neighborhood, 4br 2 bath home, bank owned 46,900. Set up a walk through asap, did some background research on value of house - and offered full price to the bank. They said yes 2 hours later! Amazing. It wont take much to fix it, either. Last sold in 05 for 89,900, and currently assessed value by town is 118k. So I'm happy
We were set to close together on a Wi prop on Monday, and I got a call yesterday from our realtor that the owner was, very sadly, in the hospital dying, but wanted to close the deal to clear it so his family didnt have to deal with it. So I rushed to the bank, got a check, met realtor at title co (Rina tried to get there but luckily we had a power of attorney set up for signing) i signed for us, then realtor rushed paperwork to hospital and notarized his signing. That was definitely a first for all of us. It was a strange way to get a good deal on a house, but Rina and I realized that even in this sad situation - it was a win-win for everyone. This man could now go peacefully knowing he had taken care of his affairs, which was his goal, and we helped do that by dropping everything to close literally on a moments notice.
Well, on a lighter note -there is about 2-3 inches of snow on the ground here this morning!!!! Everyone told me the weather can change in minutes but I didnt think this much haha.
