Hi all - I havent posted in a while- (I've fallen off the top user list, boo hoo!) Bu finally have some new info to post! Closing my first flip on monday, the 29th. There was a little delay when at the last minute the buyers title company wanted info on my LLC - but its all good to go. And amazingly - for those of you who read my story in other posts - this house sold in ONE week! There is another on the street 4 doors down that has been for sale for months. And now I have found a bank repo/short sale right next door to that - 3 doors down from my flip! Its in awful shape, and I am preparing a detailed proposal backing my low offer with pictures, repair estimates, low comps - and best of all - the fact that I am 'experienced' from just buying/fixing/selling one on same street. The one I just sold I paid 225,00 for, and it was in better shape than this one that the bank is asking 269,000! So I figure if they dont take my offer I'll tell them to hold on to it and call me when they're ready. Oh - I'm offering 150,500, figuring on countering back and forth a little. So we'll see....I just cant wait to get my hand on my next rehab! I will be submitting the offer by end of the week, and will share this experience as it goes along.

Congratulations on getting your SC team set up. You & Rina are in for a new and exciting journey and I'm looking forward to hearing about your adventures.
The count down is on for your move & will be here before you know it. Good idea about taking your cats for a ride getting them ready for their long trip. I've never tried it but have heard of 'all natural' capsules you can give your pets before traveling (fire works, etc.) I know it isn't easy to give cats pills though ... I think this is given to them every day for about a week before the big day.

Lea - I am going to search for that natural capsule for my cats as soon as I catch up here on DG! I have opted not to give them 'real' drugs for 2 days straight....but this is something I will look into. Thanks!
Rob- here's what I've been doing for my S.C. team. It started by of course finding the right realtor. I knew a few people in the area and got recommendations, but you can find them anywhere online as well. Luckily one of them is just what I need - willing to search and send me props, and when he checks them out he takes pics to send me and gives me his opinion of neighborhood,etc. Then once I knew he was the right realtor, I asked him for referrals for banks, management co's and handymen. After speaking with these, I made my choices and now have a complete team in place. Its amazing how easy it is! It was all done with email and phone calls. The management co. actually sent me a detailed list of zipcode areas to concentrate on that were solid for rental purposes. The handyman talked with me for about 40 minutes - he's seen the potential in a number of FSBO homes that he was excited to share with me. So now that my team is in place - as soon as I get relocated to Wi. with new banks, address, etc I'll be ready to roll down there too!

thanks for the info.i used to live in nc and that's where i want to buy and hold properties.i know some people down there but the realtor i called who i'm friends with sounded all excited then nothing.i told my wife oh well,i tried to help her while helping myself but i guess she doesn't like steady money in a down market.i feel like i should give the people i know first shot at making money but if they can't move as i need to move then someone else will just have to make us money.some people just can't see the forest for the trees.thanks again laura.keep moving forward,rob

Laura you are making me want to broaden my horizons and mingle with the thoughts of setting up an out of state team. The only thing holding me back is that I want to focus on the task at hand right now if you know what i mean. I feel like, let me accomplish the goal at hand in an effort not to overload myself before I have built my weight class up to that level. But boy watching you I must say is a sight to see and I admire how smooth and savy you were able to set up the pieces to the puzzle hours away from the locale. Well you keep on doing

Well - you're attitude is correct! If one doesnt answer the door when you knock with an opportunity (including your wife - sorry) then move on to the next. Trust me - the ones who DO want to work with you are out there. Look up the town you want in NC on the internet and then start shooting out emails. Tell them exactly what you are doing - that you are looking for a dynamic realtor to work with in setting up a long distance team for investing where everyone comes out on top. The one who get its - wins Send it to several at the same time - create a little competition among them hehe

Hey everyone - well moving day is nearly upon me. The truck comes Friday morning, and as soon as they are done I am hitting the road. Dont know if I'll have internet access along my drive out to Wisc....so if not just wanted to make a last post from here on the Jersey Shore!

Just saw your "signing off" email come through, so thought I'd hop in and say WOOHOO!!!!!! I just came from the farm. Carpets are getting freshly cleaned tomorrow and the house freshened up on Thursday, so it'll be ready for you when you get here!! Like I texted, met your neighbor today. Really nice, and said to tell you he and his wife are there for whatever you might need. Cool! Also has someone interested in buying a few things sitting on the property and in haying the field (if we don't sell that piece right away).
Love you and look forward to us jumping back on DG together!! We'll have to do a video or something for you coming back on as a Wisconsinite! lol

Hey, everybody! Laura is gonna be here (to her house in WI) in about an hour! She ended up driving straight thru today, 15 hours, because last night with the cats at the motel was, as she put it, "The motel stay from hell. " LOL. (I guess the cats weren't too happy, and tehere was a dog. )
Anyway, we'll be getting stuff settled for the night and then I'm guessing she'll come over tomorrow to get online and tell everyone about her trip (we'll let her sleep first. )

Wow - you guys are SOOOO great! I have so enjoyed just reading all the welcome posts. I had to buy an "air card", which I never heard of, to have internet here on the farm. (Love saying that )...Thank goodness Rina met me Sat nite, because my blow up bed did NOT come with batteries!!! As she said - one night of motel hell with my cats and I drove straight through! Only stopped for coffee, gas, and bathroom! My stuff arrived today, so it now feels more settled. Rina has had me off and running from day one! Sheriffs sale with another investor who we spent time with looking at properties and learning from, then RE meeting in Minneapolis where I had the pleasure of meeting Cathyb and Eric and our realtor among others. Then we ran into a DG member Brian - who after the meeting we went looking at three props he had found...in the pitch black with unlocked doors exploring them (Richie-we were talking about you haha) We didnt get home till 1am!!! By the way- Richie, I'm guessing you didnt get my thank you text....that was SO unbelievably sweet of you to send a welcome gift through Rina. It greeted me as I walked through my door for the first time...really cool Richie, thanks! So we were going out property hunting today but our realtor was under the weather. Worked out just as well for me, I got to do some unpacking, and as it was a beautiful day I walked the property and found the ponds on the back 40. Its beautiful. I posted some pics on Facebook if anyone wants to take a look. So my cats and myself are quickly adjusting to our new life...and its super exciting! What a blessing to be able to be here and work and learn with Rina. So full steam ahead. Again - thank you to each and every one of you for all your support and encouragement during this major change in my life!!!! xoxoxoxox

I feel very delinquent not having been posting regularly...life has been wonderful for me here in Wisconsin so far! Today was a mind blowing day....Rina and I met and went into town to look at props another investor had. Then began an hour drive to another town to look at a duplex there. On the ride we decided to start a new LLC for our joint ventures and buy one of the props we saw as our first one. Thanks to amazing technology, I got on the computer right then and there on the car ride and we formed and registered Two Friends Properties LLC!!! How cool is that!!! Looked at the duplex, which has some promise, and then returned to town to meet with the investor where we drew up the contract for the house while enjoying coffee and lunch in a great little cafe in Superior. The house is awesome, needs no work and has a tenant in place. Instant cash flow! What a day Monday we are spending with our realtor on the search for the next ones. So to echo you guys all I can say myself is WOW at my own life Love to everyone....keep working towards your dreams because we have all found the key to make them REAL!!!!!!

If I'm dreaming - PLEASE DONT ANYONE PINCH ME hahaha. Life in Wisconsin is more than I ever dreamed of - regarding real estate and just living. I formed a new LLC for myself yesterday - New Start Properties LLC. Kind of a metaphor for my own new start here in Wisc and for buyers/renters too. Anyway, didnt want to keep buying props under a NJ based LLC. Rina and I are putting in three offers tomorrow morning under our joint LLC on houses we saw yesterday. I have an appointment to meet another local investor and see some of his props on Friday that I may acquire one of for myself. And while driving around town I wrote down the names of three FSBO places to call on. Its just amazing to me how much different the investing climate is here for me...I am SO happy and excited!!!! And of course I'm meeting awesome new people through Rina - had a great BBQ at her house the other night and met several of my new neighbors. Seems what everyone said when I told them i was moving to Wisconsin is true....the people are great! I am just so blessed to be able to wake up and go right to work on real estate now! A real dream come true...so keep your eyes on your goals everyone and dont let FEAR of any kind keep you back from pursuing them and making them real!!!!!!
