Hi all - I havent posted in a while- (I've fallen off the top user list, boo hoo!) Bu finally have some new info to post! Closing my first flip on monday, the 29th. There was a little delay when at the last minute the buyers title company wanted info on my LLC - but its all good to go. And amazingly - for those of you who read my story in other posts - this house sold in ONE week! There is another on the street 4 doors down that has been for sale for months. And now I have found a bank repo/short sale right next door to that - 3 doors down from my flip! Its in awful shape, and I am preparing a detailed proposal backing my low offer with pictures, repair estimates, low comps - and best of all - the fact that I am 'experienced' from just buying/fixing/selling one on same street. The one I just sold I paid 225,00 for, and it was in better shape than this one that the bank is asking 269,000! So I figure if they dont take my offer I'll tell them to hold on to it and call me when they're ready. Oh - I'm offering 150,500, figuring on countering back and forth a little. So we'll see....I just cant wait to get my hand on my next rehab! I will be submitting the offer by end of the week, and will share this experience as it goes along.

Well, I actually spent most of this weekend outdoors enjoying nature and hanging with friends. Was in the 50's, sun shining, birds singing...just beautiful! Now back to packing for my move. Thats going pretty well, actually. I have donated so much and really simplified my things - but I still have enough to make hiring a moving co. worthwhile. My next challenge is mapping out the trip to I can find pet friendly hotels along the way. I have two cats...I have been putting them in their crates a little each day so they are getting used to them, and plan to actually take them for a ride or two before we hit the road. My excitement level of getting out to Wi. and started to work with Rina is off the charts!! I actually just realized my arrival there will be Easter Sunday. I think this is so cool - because this is like my own rebirth and start of a new life! I take that as yet another sign this is all meant to be for sure and give thanks to the higher powers that be
In the meantime, though, I have continued to build a team in S.C. in a town I plan to invest in. I was really inspired by Chip & Andrea's story and am amazed at how relatively easy it is to do this! I anticipate getting my first place down there within the next month. Its a 5 college town so rental income is my goal there.
I've also spent alot of hours reading through this site...catching up on old friends and touching base with the new....so many new members all the time its fabulous.
So that was my weekend.....this is my last week of work! At times its so hard to believe this is all happening for me...but I just love all the changes, all the growth, and all the things I'm learning along the way and the great people who keep coming into my life!!!

That's so cool that you're arriving here on Easter Sunday! I hadn't realized that either. Depending on what time you get here, you can either sit down to dinner with us or I'll save you a plate.
SOOO excited! Counting the days. I know you're gonna have to get settled in, but things are really moving around here and you'll be hitting the ground running if you're ready for that. I talked to a friend this morning and he had some suggestions for us (you and me) working together, which I have been thinking about (never take what he says lightly).
Anita's birthday is beginning of April, and she said she might just come up here to celebrate! Cool, huh? pre-EDGE reunion for the 3 of us. lol. And I KNOW we're gonna have to make a run down to So WI to see Dawn (I owe her a WI Dells trip).
I am amazed at how much you area accomplishing, sister! You've got stuff going here (WI), there (NJ), and everywhere! (SC) Amazing.

Those Sherrif Sale are the way to go but don't just go in your county go a couple of counties over. I love me some tax sales!!
I must admit I'm not sure what prompted your entry here LOL, but I've been to several sherrif sales here in my hometown - never bought a property that way though. I was a little chicken buying auction houses I havent been able to inspect, but it was exciting watching them! As far as tax lien sales - N.J. only does that once a year and I missed last year. By the time they have it this year I'll be in Wisconsin...guess that just wasnt in the cards for me! Glad you are doing well with them though - thats the great thing about real estate - there is a strategy for everyone

I really enjoy listening to the DVD that you did with Dean on the Empowering Conversations. The information, enthusiasm, and encouragement that I get just from listening to your successes is very motivating. It is also a reminder to me to re-read a lot of the material and to not just read the posts on the forums, but to also participate and get to know others. Thank you and continued success to you. I can really relate to you on the re-hab end of things because I'm a professional remodeler (specializing in kitchens and bathrooms). WOW - today was my LAST DAY OF WORK!!!! Now its really hit home - I quit my job, sold my house, and am moving to Wisconsin 3 weeks from today! Holy moly Its so amazing i cant even believe this is my life! They threw me a huge party at work...i wasnt even aware of how many people I touched without even really knowing them.....and the admiration and suport was truly overwhelming. I was humbled and honored, and look forward to this next chapter of my life with great expectations

Hey Laura Im just checking you out. I know the storm or the "Noreaster" as the weather man called it had you trapped in on the shore this Sunday unfortunately. Its funny but I think more than Me You and Richie were looking forward to that meeting. Well when nature calls we have no choice but to heed to the answer sometimes. That will not stop us, I mean we can virtually have a meeting anytime anywhere with the internet capabilities of this Century.
I was looking forward to that meeting this morning so just maybe we could make something happen before you leave, even if its just to let off a balloon in the air on the day you leave as a symbol to the direction that you are headed.

Hello my friends. Well, it was quite a weekend! The nor'easter (some say it was a hurricane) blew away the meeting plans for me with Richie and Shane. I have NEVER had water reach my house...but Saturday night there was no land in sight as far as I could see! It reached to just below my car doors (talk about panic-and I couldnt drive out because the street was deeper!) ...and was 4 inches deep all the way around my house, naturally coming in the front and back doors. while I dont have a basement - my ground floor level was 4 inches deep, and there was NOTHING I could do but watch the tide keep rolling in....well, eventually the flood waters receeded and I was bailing and mopping up Sunday morning instead of sipping coffee and talking RE with Shane and Richie. Now I really know the meaning behind the saying 'you cant fight mother nature' So..... meeting to be rescheduled!!

Sorry to hear about all that water getting into your house but I'm glad you got it cleaned up and it has receded. Sounds more like a hurricane to me.
I remember one of the storms we had (didn't flood our house) but came up in the yard some so for a day or so we had water front property It was during the warm weather and people were actually water skiing behind pick up trucks LOL!
Sorry to hear about your meeting being cancelled with Richie & Shane but I KNOW all of you will meet up sometime

First, I was sorry to read you had flooding in your home. Just not the added stress you needed before you move, but like everything, this too shall pass.
Second, congratulations on your decision to make this big move, doing everything you are to prepare for it and eveyrthing you are doing to make it happen. Everything, and I mean everything you are doing is scary to most people - probably even to yourself, but the reward on the other side in so very many ways will be worth it! I know of what I speak as I made a similar type of life changing move back in 2002, doing the same thing - quit my job, sold my home, etc. etc. In my case, I'm sure many thought I was crazy! But it was the right thing to do and so much greatness came from it.
Wisconsin is a beautiful state and one I think you're really going to love. Your new partnership with Rina is going to be such a great success, I have no doubt. I'm several hours away from where you'll be but I hope one day my travels will take me close to your location and we can all meet for coffee!

We MUST get together in person once I get settled - heck - several hours will be nothing after this trip I really appreciate hearing you say you made the same big type of change in your life and your so happy you did - I would love to hear your story! It is a bit scary - but in my heart I know I"m doing the best thing I possibly could for myself and my future. You are too funny Counting down to moving day - April 2nd...it IS taking all my time each day to pack, update all adressess, emails, online payments, etc etc....I've moved across town before but not across country - its a big job! Also been taking my cats for test rides so its not so traumatic for them. Seems to be working - they are not so afraid of their little kennels and only meow their heads off in unison for maybe 10-15 minutes now before they calm down haha. Thanks for checking up on me - appreciate it! And yes - Rina probably owns half of Florida by now haha!
I've been continuing to build my team in S.C. as well - and all seems to be in place, now its time to start putting in offers. Juggling alot but its so darn exciting! And I must say I have LOVED the last two weeks of no regular JOB committment, even tho my days have been busier than when I was working - the feeling of freedom and the great new chapter in my life I'm moving towards seems like a dream. Really amazing where RE has taken me!
