OfflineI am having a hard time even posting this one. I can't believe it. Last Thursday I called my real estate agent and told her to pull the best 25 properties she can find in Moline. We have been working together for almost 3 years and now she knows what I am looking for so I don't have to scout out my own deals very often. I have other, more important things going now that take a lot of time. I recommend you scout out your own deals for at least a year so you can learn your market well. I told her I just wanted to put in verbal offers and there wasn't any need to write anything up. I use this stategy all the time just to save time. If I get one accepted then I just go look at it and decide when or not to move forward on it. (Do not try this at home "newbie" I am a trained professional with escape clauses up the wazoo) Well, when I talked to her on Friday she said she had submitted all the offers verbally and had exactly "none" accepted. Most of my offers were at least 50% off so the chances of very many getting accepted is small. Well today is another day. The stock market fell by almost 800 points and there was another bank buyout. People do strange things when they don't have financial common sense. One offer I submitted that day was for a house that is worth approximately $70,500, my offer $31,400. The bank countered my offer with $31,140. No that isn't a typo. They countered LESS than what I offered!!! I couldn't believe it. I ran over to the house tonight to check it out. It is in a great area with new windows, siding and roof. All it needs is carpet and paint. It is in very good shape. What we were told is that the bank made a mistake (fools) and so I got together with my agent, wrote up the paperwork and submitted it. Done deal. This type of thing happens to me all the time because I expect abundance. This is the third over 50% off offer that has been accepted in 2 weeks. All in an area where values are on the rise and there is a very strong economy with low unemployment. The harder I work the luckier I get. Now, get off the sideline and get in the game!!!

Wow, that is impressive. I love hearing those stories, it gives me such hope and encouragement. I need to keep hearing that those deals are out there and I do plan on getting off the sidelines! Thanks!!

If this is not encouragement,I don't know what is! I am having such a terrible day going thru a financial crisis myself. But I keep going. I have not had a first deal yet but I am working toward it everyday and I know it will happen. I signed on tonite to get some encouragement because watching what's going on with the economy and struggling myself I needed this. It just let's me know that eventually it will be my turn to get deals like this too. I'm sooo happy for you and I pray that you keep getting deals like this. Keep sharing your success stories. You just gave me FUEL to keep going.

Just don't let this opportunity pass you by. Rina you are ready to break out and it is going to get crazy for you. I started real estate investing in November 2005. My 3 year anniversary is coming up. You should be telling yourself everyday (no matter what financial crap is going on in your life) that you are going to be a real estate millionaire. That is what I used to do (and still do). I even told everyone that I was going to be retired in 3 three years, all at a time when I didn't own one single property. It didn't matter though because I could see it in my mind. It had to be, it just had to. Oh and yes, people made fun of me all the time. They basically would laugh at me right in front of me and other people. MY BLOOD WOULD BOIL AND FUEL WAS ADDED TO THE FIRE. "I'll show them" is what I would tell myself. Now guess what, nobody says a word to me. If a guy like me can do this so can you. I scored a 19 on my ACT in high school. I graduated from high school with a 2.55 g.p.a. SO I wasn't born with a lot of brains. My dad always told me when I was growing up that I would have to "work hard" if I was going to make it. I worked in a machine shop most of my adult life as a factory rat. Go out there and get this thing done. Attack!!!
