Like so many of us newbies , using this very informative and helpful site, we are usually starting with little to no money to finance and not so great credit. I think I speak for the majority, when asking, How did you (the 'old hatters') market to investors to assign purchases to?

friend moves out and stays out of the prop for a given amount of time. Get
some legal advice on this. The Banks do not allow this in most cases anyway.

Thank you Carol for your tips on getting a buyers list together, I too have 14 properties I am reaserching/looking( only been at this for about 3 months too) at with my realator/broker (she is great and soo healpful and deals with investors all the time) to get them down to about 3-8 solid deals to make offers. Your help as well as Eric Medemar's page on HUD "hunting" is also great info to use thank again and continued good luck.

One Flyers at your post office lots of people go in there plus some may be changing their address. Another place or places is to prent on your home printer. flyers just make sure you can read them good some font colors and paper colors are hard to read. Anyway print you a bunch out take them to food delivery place and ask them to put glue the flyers on the box and for every deal thet closes you give the manager a cut of the profits for putting them on their boxes or in their bags. I was a manager and delivery driver for Dominos Pizza we use to glue coupons and various thing on the boxes so give it a try EveryBody orders delivery to THEIR HOUSE they may want to sell.

I want to thank you for all your comments. Like Madison, I too am a newbie. Although, I have been around for a few months, I have yet to do a deal. I went to a seminar last night that really bombed me out. However, I thought about something I heard Dean say once. About knowing he was on to something when people were discouraging, and decided to take action rather than feel sorry for myself. I've been having trouble but plan on taking action to rid myself of all negativity. Your posts have been very helpful so I thank you all in advance.

You might have the answer to your question, as your post was some time ago, but here it is.
ARM stands for adjustable rate mortgage. The interest rate is fixed for 7 years and can adjust every 1 year there after. There will be some other details, such as the Cap, which is how high, or the floor, which is how low, the interest rate can go up ir down, and the incrment in which the rate the can move up or down(1/8 1/4 1/2 etc...).

you can also put this ad in the real estate services section or the Real estate wanted section. You will have to change it around to put it in multiple sections. They only allow you to post your ad in one section at a time. By changing it around the system thinks it's a different ad.

Yes i agree! You can also use different e-mail addresses and it will let you to post as many posts as you want in the same category!
Peace and blessing to all. I am not very good at posting yet. I tried to send Dean a message about his challenge,not to look at the news for a week. Well I wakeup with news in the morning. I don't care about what I hear when it come to what the markets are doing.As for people in the news I try to find the good in them even if they have socall done wrong. When you look for negative you will surely find it. You know we can not believe more than half of what we are told on any given day when it come to news. Find the good and more good will follow. And when you can't see or hear any good news then turn off the TV and read a good book like"Profit from real estate right now". Thanks Dean for the challenge.

the best place to find any type of contract is at business in a box ,im not the best typest or best speller in ca. so i found a site that can do all that for me..
the download is free but there is a fee of $199 for copy rights. with out the fee u cant not print , copy and past, or really do anything really but, just look at the contracts.

All the CL ads and 'I Sell Homes' and 'Below Market Prices', etc, etc means nothing if the numbers don't work
You attract buyers with facts.
If its YOUR property -no problem.If its a property you've found that is a good deal and you want to get paid for finding it, a bird dog fee would work. If you want more cash and know its a good deal,lock up the deal with a contract with the seller and assign the contract to the investor/buyer. Are there contracts involved in bird-dogging?
I recently went to court house Recorder of Deeds office and looked up all the deeds for this year. I wrote the names and addresses of all people that might be potential Investors. I am thinking of dropping them a postcard but not sure yet what to say to attract investors since I haven't completed one deal yet. My credit is keeping me from getting financing so far. Any advice you have I would appreciate. I need to go back through these post's for more inspiration.

that sounds like a great idea,
so what i would do is, or should i say what i do, when i need to know how to write something / or word something right,
i do 3 things
first if you have a home under contract
i go here http://www.deangraziosi.com/ufiles/Property%20TEARPAD%20Template.pdf then fix it up a little to fit what im trying to do, then mail it out,
Second i use the Google search engine and type things like how to attract investors with words or I wanna attract investor fast. just mix and match the wording
and last the one i use the most on a daily, is youtub, and type the same thing as i did in the google search engine. "How to " or "How do I" mix and match your word for better results.

I JUST GOT THE BOOKS FROM DEAN AND I HAVE BEEN LOOKING AROUND AT PROPERTIES I HAVE FOUND ONE THAT I AM INTERESTED IN . I NEED THE FORMS TO SUBMIT A CONTRACT. THEN I NEED THE FORM TO ASSIGN A BUYER . I JUST NEED TO GET STARTED .ONCE I UNDERSTAND THE FORM PROCESS AND WHERE TO GET THEM THERE WILL BE NO STOPPING ME .
