My Problem is that I am new and we think a lot like eachother. However; I have buyers willing to move in today, but I not own the property. A agent name is on it, how can i work up a contract between the agent and I? Please Help theirs money to be made.

Put the house under contract(make sure it is an assignable contract) and assign it to your buyer. If you do not understand this process you need to study, read, study, go to local REI meetings, figure this out, you need to know what you are doing, learn this stuff yourself.
Here is a question. Why would your buyer buy from you rather than go straight to the realtor that has the property listed?

Geting into the assignment game

I have some experience in Real Estate Investing with the buy and hold strategy. I currently own and lease several (Cool properties. However, I would like to try my hand in the assignments strategy of investing. I am currently reading Dean's latest book, and reading the chat emails from you guys, and It all sounds good to me. But I still need that ______? to get me to just jump on in there and start doing it.

Any suggestions you might have would be greatly appreciated.

Sorry Al - What about For Sale By Owner?

Is this by your definition an illegal transaction? I think we add the illusionary NEED to have anybody selling a property is doing something illegal.

I have an Attorney and a Title Company. There is no other person (excluding the bank) that has any power over the transaction's legality.

Just an observation.. BTW - I am in California.

Carol thank you for the your templets on ads to place on CL. This is very helpful. My question is, once youve gotten an response to a ghost add, should you just add it to your buyers list or contact them immediately? I was thinking about the dance we have to do re: oh, that property is sold etc,etc. Im gonna PM you because this thread is 2 years old.

I am a newbee and have just posted my first Craigslist ad seeking investors who can close quickly, based on your messages. I'll wait and see what happens next. I know that if I can find some investors, that I can find some good deals in the foreclosure arena; I am doing this to build up my investors list and also my lease to own buyers. Here is an excelent description from an article I read recently.

Why an Equitable Interest Matters
But do you know who’s typically excluded from the “unlicensed agent” laws?
Anyone with an equitable interest in the properties for sale, that’s who.
With a signed-off purchase and sale agreement in hand, you’re free to wheel
and deal that property all day long.
There are exceptions of course, but most of the “acting as an unlicensed
agent” laws won’t apply to owners of equitable interests. These laws recognize
that with an equitable interest you’re selling something tangible and you’re
not a middleman at all.

Well, I am new too, did not close a deal yet however I have 6 investors on my buyers list by attending Real Estate Investment Associations meetings in my area.
I currently have three individual buyers and the investors that I have met have the houses my buyers need. So in my case REIAs are one great way to find investors.

Pre-recorded message that targets investors

Hello, does any one have a sample recorded message script that targets ONLY investors.

I am trying to build a buyers list for wholesale, and will put some classified adds, but I want to make sure when investors call they will have the rigth information and professional impression from the pre recorded message.

Most of the scripts I have seen in deangraziosi.com/buyermessage, do not target investors.

@Sully: You can assign a RETAIL deal too...

Buy Low, Sell Low: that is all wholesaling means. Wholesaling does NOT mean "assign the contract".

In principle, any contract can be assigned, unless the wording of the contract forbids it.

So, you can assign a house to a retail Buyer / Owner-Occupant exactly as you would to any wholesale buyer.

So... when you put a property under contract then sell it at a LOW "Quick-Sale" / "Quick-Turn" price, then you are wholesaling the property. Period.

And, of course, you can wholesale properties without assigning the contract at all.


@ GASPAR ORTEGA: How to Market for Buyers

Gaspar,

Though most folks who ask questions at this site don't do it, they would be helping themselves greatly by first telling the rest of us which of Dean's, or anyone else' books they are reading or have read to learn about Real Estate Investing.

If you do that then the rest of us here who answer your questions can point you back
to the relevant pages in the book that you already have which answers those same questions.

When you have a good real estate investing book, you need to read it at least 3 or 4 times, just to really come to fully understand the basic concepts first, then to digest the different strategies and techniques that are explained in it.

There is no substitute for reading and studying. I only say that because too many buy books then refuse to study them properly, choosing instead to just ask a bunch of questions. But very few folks who don't read will ever make a dime at any thing.

That said...

Think about what you are doing first. You are looking for Buyers. Period. Folks who buy investment real estate to rent out to others, that is, you are looking for landlords, and... you are also looking for Rehabbers - the investors who buy junk properties and fixer-uppers. No mystery there. Right?

What are they looking to buy?? They are looking for CHEAP properties. How cheap? If you still have to ask that question then you really need to finish reading your real estate book, because for sure it answers that question in its pages.

Nevertheless, an Investor needs to buy at a price of 55% ARV, or less, as a general rule.

So, you need to find properties that you can SELL - not BUY(!) - at 55%, or less ARV. Period.

Then just state that in your ads. For instance, I have some ads online saying:
"I sell houses at 55% ARV to Cash Buyers". Or, "I sell rehab houses for just $30,000 each to Cash Buyers"...

It is just that simple. You need to study the section of your real estate book(s)
which teaches how to market for investors or buyers. You also want to look up that
same subject on Google. Then your entire world of Real Estate Investing Education will open up and you will begin to learn a LOT of stuff very quickly, if you focus and study correctly...

What I used to do, and I still do this, is to visit and study the sites of other Real Estate Wholesalers! Model yourself after them! They have already paved the path
before you. So, just follow the Yellow Brick Road.

If you are familiar with the biggest names in field of Real Estate Wholesaling, then
make a point of going straight to their sites and learning from the best in this business.

You should already be on their Mailing Lists, so that they are teaching you exactly what you need to be doing, simply by observing how they play the game...

Start with the wholesalers and investors in your own town, of course. But we wholesalers buy and sell deals all over the country!

So, do this:
Contact all of your local wholesalers first.
Ask them everything that you need and want to know.
Add yourself to their Email Notification Lists!
Tell them that your Cash Buyers need properties at 55% ARV or less.

Then, when they have those properties, they will email or call you.
Then just flip them to your Cash Buyers.

Run your ads at:
1 - ConnectedInvestors.com
2 - Facebook
3 - Twitter
4 - RehabList.com
5 - MyHousedeals.com
6 - DoDeals.com

In summary, starting out as a new Wholesaler, you should be buying from, and selling
to, Wholesalers first, in my opinion... From those wholesalers you will naturally and automatically learn everything else, including who the Cash Buyers in your Town are, what and where they are buying, and for how much they are paying...

what happens if you put a house under contract and then no buyer has come along to assign the contract to before the end of the date on the purchase agreement? Does it just become Void? Sorry if this a repeated question, i have been wanting to know before i go out and start my first deal.
