What percentage to ask for when I assign a deal?

Hey everyone!
I read all the information here and boy am I glad, you guys answered a bunch of questions for me! I just have one that I'm not sure of and since I'm a newbie (just bought Dean's book last week), I want to be sure I do this right from the beginning. I'm working on my buyers list so what is a good percentage to ask for myself as a finder's fee so to speak? I know some investors take 4% of the overall value or 10% of the equity. What would be a good percentage for me to ask?

va foreclosure

I have come across a va foreclosure at a steal but am having
a problem finding financing it is a cash only deal. I have not been able to find a hard money lender in my area. The property is a 3 bedroom 1 1/2 bath with a 1 car attached garage going for 20,000 the comps in this area are now selling
at about 75,000 and I don't want to loose this opportunity. any ideas I would appreciate them. This would be my first investment. Would a hardmoney lender be a good idea?

The key to making your relationship with a Realtor work is bringing something to that relationship that the Realtor needs. This is called leverage. You may not be buying anything yourself, but if you have a pool of investors already lined up, then most any Realtor would be thrilled to help you out. Moving Up in Priority on Search Engines for Website

I don't understand what is meant by "links" or "linking your website" but have been told that doing so helps you move up the "priority" when a general word is typed in the search engine? Any advice? I was told that leaving you E-mail address & Website address provides a "link"? Do you need to put paid advertising on your Website to create a "link"? Please advise as I am confused & my website is so far down the list that I gave up the search!!

Bird-Dogs and Bandit Sign

Sometimes when I call bandit signs I run into people that sound like they're looking for property for others. They'll say things like, "let me know what you have, I'll look at it and if I don't buy it, I have a list of buyers that may want it". I'm having a tough time knowing if these are people I should work with. How do I know an investor that's buying from a person that's looking for deals for others? Has anyone else dealt with this?

It's simple... just ask them from your first conversation if they are an investor or a wholesaler who is assigning a contract. They will usually tell you with no problems. i hope this helps.

I just got my books and I am eager to start but at the same time I am anxious. I am really interested in what you said about assigning contracts in some states. Do you know how I can find out if it is illegal "to act as an agent in the sale of real estate without a license" in OKLAHOMA or in other States. Thank you and good luck.

You have to build a buyers list. There is no way around this. The buyers list could include people you know who have funds available to buy.

I am a old newbie. This means that I have been at this long enough to know how the old school ways worked and new enough to know the current trends.

One of the things I have been doing and having great success with is that I actually target realtors who advertise that they buy properties. Initially when I started this technique, I ended up with 15. I recently went to three other areas and increased that to 35.

Let me tell you why this works. It works because realtors are not selling homes like they used to. Some are but most are not. They have capital available and are investing to keep going.

I find that many that have been doing what they do for 5 years or more and that are members of the million dollar club, are sometimes bird dogging for those cash buyer clients that they have relationships with.


You're not acting as an agent. You are an Investor!

From here on out Wis, you are an Investor. Nobody is claiming to be an agent. You however, need an agent to assist you with deals. So, find a good one. Start looking now. You might go through several before you find one that will be for life.
Furthermore, people do "For Sale by owners" all the time. You can by the contracts at office Max, and have a attorney take care of the rest. My attorney charged me $300. That was it for closing cost. It was split by buyer/seller. Much better that 6% for RA's.
Welcome aboard. Absorb all Dean's book, then read it again.
"Profit from Real Estate RIGHT NOW!" Is the second book that I finished. I think it was even better than "Your Town".

Finder fee

I've been reading your post they have been very informotive.Im new to the game and have a question about finders fees.I have a property that im trying to sale for a friend I have 2 investors lined up one wants to pay me $500 as a finders fee is this a fair price ? Im meeting with the 2nd investor soon don't know if I should charge a finder fee or lock up price for property and assign for a profit.Your advice would be apprecated.

I understand how this works but when it comes to the legal documents what is needed and how to fill out each document...I get a little confused in this area! If someone could walk me through which forms to use when I find the buyer and seller and lock it in.

You are not performing as an agent when you wholesale a property. You are buying the property from the seller and have a right to sell your rights under contract. The person you assign your contract to is buying the rights to the property from you and assumes the contractual agreement of the buyer with the seller.

A real estate agent does not sign an agreement to buy the property from the seller. They only agree to represent the seller in selling the property or they represent the buyer in buying the property but do not take ownership of the property nor do they put up an earnest money deposit.

Wikipedia - Real Estate Agent. A party who acts as an intermediary between sellers and buyers of real estate (or real property as it is known elsewhere) and attempts to find sellers who wish to sell and buyers who wish to buy. This is why agents need a license.

REI's are the buyers and sellers.
