Been on here a few months and working at taking in all the info and taking action. This thread is just what I needed. I would have liked to buy the latest rock bottom blueprint program but my current financial situation doesn't allow so I am scouring the site for great ... jump in! info specifically addressing my stuck point, which was answered in this thread.. what to say to buyers when you get them on the phone. Not like I couldn't figure it out but needed to hear that from Carol Stinson... she answered several questions AS DID so many others.

I contacted a buyer on Craigslist looking for a lease option....now what do i do??? not sure how to find the seller/owner of an appropriate property. Should i call a realtor? i'm gonna place an ad like you did and see what happens.

Carol, some really good info for a newbie.
question....how were you able to get the properties under contract with having personal funds available? were the FSBO properties? I have a killer property in my own backyard.....i want so desperately to grab it (foreclosure) but can't figure out how to do it!! without messing it up and loosing it.

You are an inspiration to me. I am disabled and a stay at home person who needs to work from my computer. I am new at this endevor as well. I am not sure how to go about researching properties. I have very little knowledge of Real Estate. Can you offer any help with this issue.
Unlike yourself, Reno NV is the largest town to the west (170 miles) and Elko NV is the largest to the east (161 miles). I am located almost in the center between them both on I80 and Las Vegas is 540 miles to the south of me.
Nothing is located close. I need to be able to access all I can with my computer.
Computers are still a mystery to me to some point. I am a novis at both research and computer research. Computer research is something I have never done, don't know where or how to look for what is needed.
Anything to get me started would be appreciated.

I took the advice on just the first page, made my ad looking for investors and already have one to add to my list!!! so that makes 2 investors for me... i know it is starting slow, but it will pick up... persistence is the key!!!
Any "thing" can be wholesaled! Wholesaling is selling something for a substantial discount; Wholesaling properties is basically "SELLING" the first-dibs Contract for a fee, the Buyer of that Contract must fulfill the terms of the Contract... or arrange to re-write/re-negotiate the Contract with the property Seller(s).

I have to say the seed of this idea came from some suggestions on other Forums, but I have come up with quite an extensive list of cash buyers through some research on my agents part and my own. I had my agent pull a list of recent cash sales (say the last 6 months) in the area I am interested in working. I then spent an evening looking these properties up on the public records, finding the name and address of the new owners through tax records. I came up with over 50 cash buyers (it's a good bet they are an investor when it is in the name of a trust or Llc).
I am new to this, and have just mailed off my letters to them but I am confident that there will be at least 1 or 2 that I will be able to work with.
