Assigning question

Why would someone agree to sign a contract with you to sell their house at a much lower price only for you to reassign it at a higher price. Why wouldn't they just decide to sell it themselves at the higher price? I guess what I'm asking is how can you convince someone to drop their asking price significantly to a price low enough where you can turn around and reassign it at a profit? Realistically you would really need to be able to get it at least $20k below what you think you can turn around and sell it for in order for it to make sense for you to go through the trouble. Also, why would be seller be willing to wait 60 days on you and "trust" that you're going to get them the $. You'd think that they would say "call me when you get the money, until then I'm going to continue to try to sell it". What am I missing?

If you're afraid of what the seller might say about getting your assignment fee, I always am upfront from the beginning. I always let the seller know that I will be getting a profit (they know I'm a company and company has to have profits otherwise they will go under) however, once I tell the seller that we have buyers in place and ready to close if I decide not to en-act my right to purchase quickly they are usually okay with it, then once I tell the sellers that I will pay for the updated abstract and it's no cost to them....they're asking me where do they sign????

Yes, I pay for the title search myself. I have no problems in paying for some of the closing fees associated with this. My goal is to help out homeowners that need to sell their house now. In my area it's called an updated abstract, but it's the same thing as a title search.

Hi, I have a question.

An agent is sending me listings but they already have agents themselves. How do I speak to the seller directly and is that even possible?

Do I need to find sellers on my own when doing first re-assignments rather than getting already listed properties?

What is the best way to find motivated sellers for re-assignments? Any advice is greatly appreciated.

Question about assignment payments...

Hello All Smiling

If I can get a great deal and assign it, does anyone know if I can have them make them payment out to a different person (say a "business partner") since I can not have any big chunks of money coming in due to a upcoming bankruptcy??? I have been holding off because of this concern, but if having the payment put in another name is not going to be an issue, I want to start asap!!

Assignment: How does Realtor get paid?

I am looking for a realtor partner to do some assignment deals, but am unsure how to pay them.
Is there a standard fee for helping w/ an assignment deal?
They are neither the buyer or seller rep so why would they help you?

assigning- acting as a realtor

Ok, I have a couple questions about assigning. I have talked to a couple realtors... I should say many realtors and a couple that are considering working with me. One said that it is illegal because I am (acting) as a realtor by finding and essentially selling the property. Also, If I am having a realtor try to find properties for me to assign they say my offer is no good if I can't provide proof of funds, eventhough I will be assigning it to an investor who can pay cash.

Please help, these are some roadblocks that I've hit and I'm trying to find a way around them. Thanks


RE: assigning - acting as a realtor

No assigning is not illegal and you are not acting as a realtor. What you are doing is finding a property, getting it under contract at a great price and assigning your interest in that contract to another buyer/investor.

As far as needing proof of funds, this is sometimes true when making an offer on a bank owned property but not always. It depends on the bank. But you don't need proof of funds for every offer you make to be valid. Even then, there are ways around this if you have a buyer lined up. You can use a proof of funds letter from a day funding company and do a double closing. There is alot of information on this site about how to do this so I won't repeat it here. Just do a search on "day funding" or "transactional funding" and you should be able to get all of the specific information you need to use this strategy.

Finally, if the realtor you have been working with is that negative about what you are trying to do before you even start. Maybe, you need to move on and find someone who is willing to work with you without telling you all the reasons you can't do it.

b-5 zoning

i am looking a poetential killer deal but the house is in what they call a b-5 zone and requires a 20% down payment. this would be my first deal so i am a little unsure of myself. would this be a problem when trying to assign the property, or is it no big deal. Also, i am not sure whether the real estate agent will allow me to asign it, is there a good way to persuade them? thanks to anyone that can offer advice.

I haven't done anything yet, but did find a realtor. They e-mailed me and told me they have a seller with 760 properties to sell all-together. No cherry picking. These properties are in different states. The seller wants $43mil for all. If anyone can help out with this please let me know because I really don't know what to do and have offered this up to 3 buyers but I haven't heard back from any.

I want to know what is going to happen when im sitting there with a seller & buyer in a double closing. Will the seller have to sign anything with me? will the buyer have to sign anything?
