When I began in real estate over 10 years ago I failed, in fact several times. My first deal was a fraud laden transaction, not by me but the seller. I had friends that said after my first failure when trying my next transaction "didn't you learn from the last one." For the fist several years I was told many, many times that I could not do what I trying to do.

If I had to do it over again I would have gotten a coach; someone that has done this before. The mistakes that I saw I would have avoided and gotten better result.

Coaching works because you can catapult off of other experiences, learn far above your normal learning curve and avoid unnecessary troubles.

Dream Big

Everyone out there that wants to be able to afford coaching but can't read this.

Here are a few things that can be done to be able to afford it. (Trust me I have done all of these things)

What is sitting in your garage or in your basement that can be sold at a garage sale or on ebay? Golf clubs, exercise equipment, toys, appliances, motorcycle, cars you don't need, bicycles etc.? I sold everything I owned when I was trying to learn real estate...everything! I gave up all my hobbies except fishing and I fish off the shore..no boat.

Do you eat out? Do you smoke? Do you drink alcohol? Do you drink soda pop? Do you drink bottled water? Do you drink coffee? Would you be willing to give those things up for a couple of months? Most people I know spend about $20-$60 per day on these things. That is $600-$1800 per month. If you don't believe me track every thing you spend for a day and you will see. You can switch to tap water and cold cut sandwiches for every meal and spend only about $4 per day to eat. I lived on tap water and bologna sandwiches for a long time while trying to save money.

Can you sell your car and down grade to one that is used and good on gas? I buy used cars that get good gas milage. I just traded in my taurus that had 150,000 miles on it for a Impala with 24,000 miles on it. Both got 25 plus miles per gallon.

I am not telling you what to do. I am just saying what can be done if you can't afford the coaching.

I didn't even mention other things like asking for more overtime at work or getting a part time job at nights and weekends like I did or selling your TV and canceling your cable like I did. I just wanted it so badly, I couldn't stand it.

Doing those things for 3 months will pay for coaching. It is worth it.

Coaching program

I have been in the coaching program for about a month. I believe if you truly want to become a Real estate inventor with your own LLC. The program is well worth it. Of course you can do it on your own. But, they are a well oiled machine that anticipates your every need. They cover all the bases for your business to make money. But obviously we have to do the real work.

They will set up your entire business so you can just focus on making deals. Once you have your LLC. They transfer all your expenses to your business credit account. At that point you become separated from your business. If your business fails your personal credit will not. If your business doesn't bring in enough money to cover your expenses, such as coaching, you will be able to write it off and get it back at the end of the year. They also set you up with credit that you can build on.

Again, all this can be done without Dean's tools. But if you aren't familiar with the ways to stay one step ahead of an audit, or pay to much in taxes, You may want to consider his Interactive training course.

I lost sleep for the first few weeks. But, I believe I made the right decision.

A program has been introduced to where you put 500 down and make a monthoy payment until your first deal is done. Upon your first deal being done, you pay off the difference of the cost. Wether your cost is 3K or 5K, you pay it on completion of your first deal. This is something i heard and I am hoping it to be true. If this is not true please correct me but I heard it from a very good source


Thinking A Little Differently About Coaching and Paying For It

"I do not know a lot about real estate...I am new to this...They are so many terms and things you must know and remember...And I am afraid...I procrastinate...The wife/husband is not supportive-thinks I am going to fail. If this sounds like you, then we are in the same boat and needless to say, you need coaching and WILL benefit from it in the short and long run.

With that said:

I have read all the comments about getting coaching; the positive and the negative. Some people are just simply afraid. Some dom't believe they can afford coaching- don't have the money for coaching...do not want to get taken advantage of. These fears are the same fears that could have stopped you from buy Dean's course, but didn't. The same fear that causes people to pass up good deals because they are afraid to move forward or afraid of MAKING A MISTAKE, LOSING MONEY ON A BAD DEAL, etc. (Mistakes are apart of the process but Coaches can help minimize them) This same fear causes people to shy away from real estate because they "Don't Have the Money" to buy or sustain a home, "Can't Afford It"- (Sound Familiar)- They think they can't afford it. Think about homebuying. How many people write a check for a $350,000 home? 99% of the time you buy home with someone else's money (bank, investor, etc). So why not get coaching with someone's else money. I will give you a suggestion in a little bit. This is long but keep reading. When buy a home, you need a lender/investor because you need to use someone else's money. Some people said they would rather spend money on a downpayment or for a deal than coaching. But as someone stated having to pay out of pocket is not a deal. The key is buyinh NO MONEY DOWN with 100% Financing. (Anyone can negotiate making a downpayment) But 100% financing is intimidating to some people ($300,000-400,000) is a lot of money to borrow and have to pay back-not like buying a 30,000 car-Fear stops people in their tracks. And simply the idea of buying with "no money down" scares some people away because "there's always a catch" right?...the catch is you'll be a homeowner a property owner.

Don't let you fear control you or stop you from your goals. Real-Estate is an investment and so is coaching. Just like taking out school loans for college is scary but you may need to in order to "INVEST" in your education. Doctor's and Laywers have done it for years without a moment's hesitation without worrying how they were going to pay it back, because they know that is a means of jump starting them to their goal.

I told the person who called me that I want to be a multi-millionare and want to retire in 10 years or less. If you want make your first million in real estate and be a successful real estate millionaire- you have to invest and be really creative. Just remember you goals (you should have set some short and long term goals by now) and why it is that you want to make money in real-estate in the first place. The coach will help you make money on your first deal and quickly. If you are a novice that info is invaluable for all other future deals based on what they taught you. Coaching will discipline you, push you, challege you, train you faster than learning on your own (remember time is money), mentor you, guide you, and walk you into your first deal within as little as 45 days depending on you and the action YOU take. It may take a novice six months to year to work up enough nerve. And there is a sense of urgency because we have a window of opportunity to buy real estate soooo cheap- but that window will not be open forever. Coaching is a chance to work one-on-one with the experts (imagine working 1-on-1 with Donald Trump so to speak). And there is no waiting list. How many times have you been locked out of an opportunity because you waited. Just some food for thought.

HOW TO GET MONEY FOR COACHING

Many of you don't have an extra $3,000 or 5,000 lying around. BUT, you may know someone who does- find someone with the money in the bank or in a low or no interest savings account- that's just sitting there. How much will their money increase just sitting in the bank for 3 months-not much most likely? Maybe someone you know a friend or friend of a friend that is willing to put up the money for you with the agreement that you pay them back within 3-6 months; More than enough for you to be coached through at least 1 or 2 deals if not 3. You can offer them their money back plus a bonus of say $1000 in profit from that first deal. That is a 20% profit. Their money would never profit 20% just sitting in the bank, even in an agressive account.

Say you make $10,000 from your first deal. Give them back their 5,000 plus a $1,000 bonus incentive for loaning you the money and you keep 4,000. You would have just made 4,000 without you own money and have learned priceless information that you can use for the rest of your life. Another idea, a small loan from your bank-it will also help you to build/improve your credit. Already a homeowner??? How about a small home improvement loan? Another idea is borrowing money from your 401-K. Once you start making real money in real-estate, enough to quit your job and retire early, you won't really need that 401-K anyway and certainly you won't have to DEPEND on it. There's a goal for somone- "retire early...not depend soley on pension & 401K." You could also borrow from multiple sources-siblings, parents, friends, neighbors...there is no risk to them because they will get their money back plus a little extra to say, "thank you." And worst case scenario they just get their money back but on the next deal you could bless them with a check!

How's that for thinking a little differently? I'm new but I'm trying. I hope I helped someone because people here have def helped me-you know who you are...thanks

trying to buy real estate without cash sucks

When I first started buying real estate I was trying to understand how to buy it without putting any money down. The best I could do was putting down 10%. I didn't get it. I told the banker that I wanted to buy with no money down. He said he needed 10% down to do the deal. So I sold everything I owned in order to continue to finance these deals and pay for the rehab costs. Finally, after my 3rd deal I was out of things to sell and out of money. The only problem was I wanted to keep buying property because I was starting to have fun although my cashflow was very low in comparison to the money I was putting down. It was at this point I realized you have to buy real estate without using any of your own money if you want to become a millionaire. As long as you are putting your money in for a down payment and paying for rehab there is a finite number of deals you can do before you are broke. My coaches were giving me ideas on how to buy with no money down but, I was being a hard head and thinking that "that will never work". I kept calling the hotline (I called so many times they probably thought I should have a direct line). This is what I came up with. I had to be able to buy the property with no money down AND get cash at closing to pay for the rehab if I wanted to put this thing together and become job optional within my 3 year goal. Now I am not that smart but, I am stubborn and Deans info and the coaches told me getting cash at closing was possible so I put my plan together. I knew that banks wanted buyers to have 20% equity in a property for safety reasons. I soon found out that when a appraiser comes to look at the house it almost always appraises for what you pay for the property so there is no equity left after purchase. So here is what I did. I went to a bank with a business plan I wrote up basically outlining my plan for the next 12 months. It stated what I was going to buy, where it was located, how much it will rent for, how much I will pay for it, and what it will be worth when I am done with the rehab. I promised them 20%-30% equity left in the property after rehab was complete. All they had to do was give me the money for the home and the estimated rehab money at closing. I backed up all my info with facts and told them I would not fail. They looked it over and got back to me and agreed to it as long as I could buy the homes for the prices I stated. I think they really felt I wasn't going to be able to buy the properties as cheap as I promised. I started submitting very low offers, literally 20-30 offers per week. One week I submitted 50 offers. My agent didn't like it but I told her that if she just works with me I will buy a ton of properties and soon she would be rewarded. I was looking at hundreds of properties every month. It was crazy. Finally I would have one accepted. Then I would go to closing, close on the house, get a check for like $8000.00 to do the rehab, get the house rehabed by a professional that I worked out a sweet deal with. Get the house appraised after rehab and the equity was like 30%! I was off to the races, I was buying a house very cheap every 3 -4 weeks, with no money down, and none of my money for rehab and cashflowing the property and getting nice equity. It was so much fun. I built a half million in equity and $4000 per month cashflow in 18 months. My monthly expenses were about $2000 per month. I was financially free. All from some dumb farm kid that everyone called a loser after high school because I didn't go to college. Don't even get me started on money problems. My family spent $27 per week on groceries every week to feed a family of 5. We ate nearly the same things every day. There was never, never, never fast food aloud. I had the worst car in school. I paid $500 for it. It was 25 years old at the time. No girls wanted to date me because they didn't want to be seen in it. I bought it with extra money I made having a part time job working at night while in high school. I worked 60 hours per week for my dad on the farm for FREE! He made us work for free. We never got paid. My dad in 1993 earned $10,000 that year. It was the first time he made 5 figures in his life, he was 51 years old. Don't tell me your money problems. I have been there. I got made fun of in high school because of the clothes and shoes I wore. The pain of being poor got the best of me and I just wouldn't accept it anymore. I got serious. I was willing to sacrifice to get free and prove the world I wasn't a loser. SO if I am hard on you guys for thinking that it takes money to make money, thats why. I want everyone to win and when I hear people say "I can't afford it" my blood boils because I know it isn't true.

I am capable of doing the same thing and while my husband thinks I am nuts watching me study everynight and listen to Deans audio's, put my work plan in order, find lenders, mortgage brokers, etc etc etc I know I can do this too. Your story was inspiring and I realize that many start from zip and have achieved so much.

On the battlefield in a war....

Here is why people that are hurting finacially, and I mean really hurting, have the absolute best chances of success if they can get their attitude right....In the military, commanders are taught to never corner an enemy, always leave them a route to escape and retreat, why, because if someone is given a chance to retreat rather than fight they will retreat, but if you corner a person and force them to fight with no other way out, they become very dangerous and are willing to fight to the death. You don't want to corner your opponent. The same is true with finances, if someone knows that they have no other way but to fight to get financially free, they will fight hard. But, if you tell someone that it takes money to make money they will always retreat to that mindset. As long as someone knows that they can retreat to the fact that "I can't afford it" that is where they will go. But if you get cornered financially and someone tells you that your situation is not fatal and there is a way out, and you truly believe it, you will find that path out. My coaches said it was possible, Dean said it was possible, so I found a way. Was it really hard? Yes it was hard, but it was worth it.

cbrpower, I have been inspired by your story from day 1. Because you are so real, and I can relate to your story. Even though at this point I am not in a corner, being in that position years ago was what made me get into real estate. I grew up uncertain in finances. Even though my dad was a teacher and made a fairly good wage, there were times when my family was VERY poor. He started a business, but because of being backstabbed by a wealthy "friend" who had "promised" him a certain amount of a loan and told him to go ahead and get started, we ended up in dire straits and having to go bankrupt. During that year, struggling as a family of 6 to make ends meet, it wasn't fun as a teenager. My dad made too much to qualify for any kind of help (no free lunch, food stamps, etc.) and yet the bills far surpassed what he brought home, so I literally brought peanut butter & margarine sandwiches to school every day for a year! (and it was my job to make the home-made bread every week, which I wasn't very good at at the time). We did odd jobs and raised a garden, and made it through with the Lord's help and that of friends. But, all that being said, I did NOT want to ever have to go through that again.
My dad did pay off all those creditors over the years (he did not believe in just leaving someone in the lurch) but, needless to say, it still haunted his credit.
So, 15 years ago, as young wife & mom with 4 small children, I determined that I wanted to make things better for my family. Like I said in my bio, we took a HUGE $5,000 we made off a job and used it as downpayment on 3 VERY cheap rental houses. The rest is history. But my point is, if I'd have had the coaching program and the mass of wisdom available on this site back then, I wouldn't have had to learn everything on my own, just by the seat of my pants and SHEER DETERMINATION! You will still need determination and the mindset that you WILL do it, but it's great to have so many people backing you and coaches to guide you and teach you proven principles!
ANYONE here can do this! There is so much gain to be made in the world of REI! Just set your mind, ignore the negatives, and take things into your own hands. The only thing that can stop you is YOU! And remember, you are not in a competition with anyone else. You do not have to BE anyone else. You are you, and that's what makes you special! YOU are in control of your life, so you can be proud of the steps you take in fulfilling your dreams, and by the same token, take responsibilty for making the effort to reach them.

I only just read your post. I am glad you could open up with the rest of us. Wow, we do have a great group here.
I cannot say I can relate to your early years! I had some pretty terrible times and we grew up very, very poor financially. But I have a wonderful mum and I am making a go of it with my father.
It must have been an absolute horror for you back then and you should be so proud of yourself for your strength and great insight. We are truly blessed aren't we?

I think not knowing all the answers to the questions scare me. I don't want to get in a deal and then something comes up and I don't know how to answer it or deal with it (i don't want to look stupid). I guess when it comes to me personally I need to know everything inside and out. When having that knowledge it gives courage to you knowing that it is going to work. The only thing they could do for this program have a hands-on training boot camp that one can go to to get the hands-on training one needs and see how things are done and thought of while your in a middle of a deal. For me, this is the way to go because i'm more of a hands-on guy than anything else. It's hard for me to just go out a make that deal because I want to be totally prepared for it and to know what to do. I know what you all going to say but this is me. I just need to learn this business by someone showing me and telling if this comes up then you need to do or think like this. I just want the right person to show me but how do you find that right person to learn from?


Age old dilema!

It is the age old dilemma. Some people really do well with a face-to-face type of study and others (like myself) are better with the long-distance or Internet learning.
I cannot see how having a boot camp for this type of venture would be any better than the Internet or phone type. The reason I say this is that we all live in different parts of the country and therefore, we all need to learn the same principals but cannot expect to go to a camp and have someone tell us which house to buy in our area. They will know the 'game-plan' to a fine art, but they will not be able to advise anyone on investing in their own area as they will not know that area unless they also live there. The 'game-plan' is all in the book and only needs to be translated into your own area's statistics.
Sure, if the boot camp is set up so that each person brings with them the researched information regarding the economy, development and location that is required to make these decisions, this may work, but if they have done this then they should be able to do the same thing via Internet or phone! What would face-to-face boot camp have to offer that this does not???
Sorry, I am new to this too. I just can't see how this could make a difference. Just my opinion!

I totally know how you feel and see where your coming from but every real estate deal is different. I still learn something new with every one. You can't possibly know everything before you get started. The best way to learn is to just get started and the coaches will help you get through each unique situation. By the way, you will never look stupid if you don't know how to handle something that comes up when buying a piece of real estate. You wouldn't believe how bankers, real estate agents, attorneys and sellers etc. know so little about real estate and they are involved with it every day.

Just to add what cbr just said, you can't wait until you know everything. You just need to know enough to get you start it and take action. Every real estate deals are not the same and each deal is unique. You just have to read the book and then take actions. If you wait until you know everything, then i wish you the best. Even Dean's book he indicated that he didn't know everything, but the fact of the matter is he took a little of what he knew and took actions. If you don't take action and start doing something, you will never get ahead. Stay focus and stay positive, go out there and make it happen, good luck and we're all here to help..
