You must have these two ingredients to buy real estate

Discipline!!! and Commitment!!!

Some people are just naturally good at some things. The are gifted from birth with special skills. They find that special skill early in life because it falls in front of them. I have good news for all of you also...you are also born with the seeds of greatness inside of you, you just have to find what it is. I can promise you you won't find them sitting on the couch in front of the TV. You will find them by putting yourself out there, taking chances to fail. I can honestly say I wasn't born good at sports, school work, computer programming or guitar hero (I hate that game). God decided to bless me with the ability to get my face kicked in, knocked down, beat up, and still WANT to get back up and keep going. I literally HATE to lose. Winning is great but I HATE losing. I HATE losing!!!
What it boils down to is two things. If you put in the COMMITMENT that you are going to succeed at being a real estate investor no matter what, and I mean no matter what happens, and you march forward everyday knowing that success is just "one more day away" you will succeed. Then once you make that your commitment you put in the DISCIPLINE to carve out time in your schedule EVERY DAY to do a little bit whether it be reading, looking at properties, putting in offers, talking to other investors, listening to audio's, talking to sellers, reading some more then after about 6 months something magical happens, you just programmed your brain to be a real estate investor and deals start to fall into your lap because you can "SEE" them. You understand creative financing and how too see a good way to finance a no money down deal. It just happens. Sadly, most will give up before the magical process happens. It breaks my heart to see people that tell me "CBR, I am going to be real estate investor and I am going to get financially free" I always ask them "no matter what?" and they say "yep, and I am going to blow away the number of deals you have done!" I tell them that is possible. I make them promise me that they will never give up and we write it down on a piece of paper. Is success hard to achieve? Yeah, it's real hard. Some people tell me "CBR, I don't want to buy as many properties as you, but what does the average investor achieve" to that I say "NOTHING! The average investor doesn't make it" You guys are not average. Make a commitment and be disciplined every day to make it happen. Don't give up, no matter what. You go out and be the guy that everybody looks upto. Remember it isn't what happens to you that matters. It is how you think about what happens to you that matters.

i cant believe i didnt read this months ago! what a motivator this was. after the call from last night, ordering the dvd's, and reading this i totally feel it in my heart that this is what i really want. wow, im on top of the world and haven even done my first deal yet!

i also cant believe i just seen this thread by u cbr.u r exactly right about things happening after u stay in the game day,night ,while u sleep,when u get up......all the time u r thinking real estate!!!! your mind becomes automatic when you see a deal its true its like a miracle.it becomes a habit after so many days!! you are the perfect example of this!!!if only you could convince more and more to take the chance,risk to put the time in to study all this free knowledge on here there would be MANY more successful investors!!!

You know, it seems that the right post comes back up at the right time for those of us to see it when we need it. It's kinda miraculous how this site works in that sense!

This is my first time seeing this one, and I'm bookmarking it!

I'm definitely BEYOND the point of no return and I'm EXCITED to be here!! After trying EVERYTHING except real estate, I know real estate is where I am supposed to be and that makes me happier than ever...just knowing that I have found my place FINALLY in this life! My deals are "just around the corner" and I will be thrilled when it all comes to fruition.

I gotta keep the faith and stay disciplined to the action. It is just a matter of time, and I feel a constant "race to the finish line" Smiling Smiling very much inspired by these kind of posts. Thanks CBR for taking your time out to speak the truth!

Quiting should never be an option!

I think the biggest problem with new investors is working through obstacles. You have to treat this as a business. A real estate investor is a business person and that means being commited to reaching your goals, no matter what comes your way.

I am a chiropractor in San Diego and I want to pursue real estate investing because it is probably the best way to financial freedom. My point is, when I graduated from chiropractic school I decided to open my own clinic and I had no help from loans or family. I COMMITED to making that clinic work no matter how difficult it was. Trust me, opening my clinic required a tremendous commitment and I had my credit and every penny on the line. Real estate investing is no different. I've got my hands full trying to run a chiropractic clinic but I commited to being successful as a real estate investor. I recently finished my fifth successful deal and got a refund from Dean's coaching program because there was NO WAY failure was an option. My only point of saying this message is I want each and every investor who has "tried" but thinks they can't do it, to know YOU can. I can't tell you how many times obstacles have come up with my real estate investing career and that feeling of "quiting" enters your mind. There were many times I was trying to land investors and they ended up changing their minds when I thought they would work with me. Or I thought I had an agreement with a seller for a certain price to buy their home and they changed their mind. Or when I am going to find time to do the work to be successful as an investor. I have a full time clinic to run and 3 kids under 5 years old but I still forced myself to find time to get it done because quitting was not an option. I now am on my sixth real esate deal and I have found a GREAT niche with fantastic opportunities and I owe it all to Dean and his program. You have to take action to succeed. Dean can only motivate us and give us the tools to go do it. I hope this post motivates just one person that is on the fence to push through the obstacles and reach whatever your goals are. Now get out there and make it happen in your town!

Just found this post today (12/5/20/10) 2-1/2 yrs after the fact. but your comments, inspiration and guidance are timeless Matt. I have the advantage today of knowing of your amazing successes to date..and looking forward to hearing about your future growth. You are a man who not only "talks the talk but Walks the Walk" as well. No wonder you are admired by so many. Your generous sharing of your experiences along the way and being a shining example of the discipline and commitment you espouse is awe inspiring. You and the other Superstar/Inner Circle students of Dean's teachings show us all that it's possible for us to become successful rei's if we just never give up and follow-thru with the disciplines required to succeed and continue to be committed to studying and learning something new about the real estate business every day. It's been fun to know about you today via Dean's videos and books and to look back at where you began and see how you applied Dean's teaching..took them to heart, ran with them and then expanded them to incorporate your own unique personality and skills. Investor Mindset

Great posting on what you need to have in order to be successful in real estate as well as any other business.
I always tell people the following:

Winners actually fail more than Losers fail.
Losers fail,,, then quit!
Winners fail,, keep trying,,, fail again,,,, keep trying until they succeed.
Keep this in mind and this will set a good prospective for you.

Michael Jordan (arguably the best player to ever play basketball) missed more shots than he made during his successful career.

Baseball players who fail almost 70% of the time,,, likely make it to the Baseball Hall-of-Fame.

Kobe Bryant (when he was a rookie) during his first time in the playoffs, "Air-balled" 4 straight shots at the end of a game including the final shot of the game. They lost that series as well. The question I ask is how many Championships has Kobe won to date? Amazing stuff!

Keep this mindset as you approach your own investing and you will surely find success!

Discipline and commitment

WOW CBR was that a great post! I'm very new here and all this great info. and wisdom is blowing me away.
My teacher in grade school said I was going to become a "ditch digger". The prophesy wasn't too far off the mark. I've had many setbacks and failures including 3 bankruptcys. But, I never give up! I can't be beat down. I always come back up to fight again. You see i'm hungry for success. I've worked hard my whole life and it's been a long one. I've had a job since I was 13 and I now know it's not about working hard but rather about working smart. So I recently purchased the Blueprint course and i'm off to see the wizard, only the wizard is DG.
For me, it's all about knowledge. I've made so many costly mistakes before I knew what to do. I can't afford to make any more major mistakes.

Why Do We Need Realtors?

Realtors are investor’s best team member. Yes, they make money representing us, but that commission is paid by the seller. A realtor helps us find comps in the area and helps us find the home our buyers are looking for. Great Team Member.
Find a good realtor to work with and let them work with the seller’s realtor. Your realtor will represent you and make the offers for you.
Get busy and start making the offers.

We will be talking about this post tomorrow in my one on one, Smiling. This was such a powerful message from Matt. DON'T GIVE UP, STAY COMMITTED, DEDICATE THE TIME!! Every day i have found some way to dedicate at least 30 minutes to something real estate related. I went in my closet, and found information I had from 4 years ago about REI and looked over it. Audio cds, closing docs, all good REI info. I've already had my failures in real estate,NOW IT'S TIME FOR MY SUCCESS. I Just joined the success academy on July 28th, AND I'M PUMPED! If you haven't joined, FIND A WAY TO MAKE IT HAPPEN!! There's nothing like having someone to motivate you, or being able to call professionals at any time for advice. I know my first deal is right around the corner. Keep this is mind. If you invest 50 hours into real estate (studying, researching REI info, browsing MLS, making offers, looking at houses, making calls to banks, other investors etc...) and get one deal that generates $5,000, YOU JUST MADE $100/HR!!! WHY WOULDN'T YOU DEDICATE THE TIME??? Like Matt said, i'll be glad when that 6th month gets here, but i'm claiming mine before then because i can already feel, and see it happening. SUCCESS HERE I COME!!!! "yeah baby yeah" (in Austin Powers voice)
