Another one accepted today!!

I just got another offer accepted today. That'll make for 3 flips being done about the same time. I'm kinda nervous but extremely excited.

Also this morning I made the usual round of calls to my wife, sister and such telling them the good news which they always post on facebook, and a realtor friend of my sister's called and said he has a buyer lined up that needs a house in our price range.

I told him if he can bring the buyer then I will let him list the property at 5%. I

I'm also in the middle of trying to refi a property when that happens it'll free up the money to buy another rental.

I can't thank God enough for path he has laid.

Another Deal for Jill & Gary with an Ironic Twist

We are in the process of buying another property, but this one has somewhat of an ironic twist to it.
We initially bought this house in 12/06 for 65K. It was one of the typical retirement properties we've done several times; 2 bed, 1 bath, 1 car, with separate den & about 1110 sq. ft. living area under central a/c. Did a total rehab on it, new kitchen cabinets, counters, appliances, new bath fixtures, water heater, central a/c unit, light fixtures, paint, carpet, & ceramic tile. Put about 10K into the property. Sold it 5/07 for 92K. Not a bad profit of 17K.

My First Deal In A Long Time!!!!!

I just partnered with my brother and bought a really nice 3/2/2 in a subburb of Houston. It's a foreclosure that needs little ($5,000) rehab. We are going to pay cash for it $54,000 and then rent for $1200mth. So we each get $600mth! Now, go ask your boss if you can have a $600 a month raise and see what he says! I'm so excited to be getting back in to Real Estate after so long. I joined the DG family back in Sep '09 and there's so many deals out there it is rediculous! I wanted to buy another, using financing this time but my hubby said I can only do 1 at a time! I'm thinking about wholesaling but still afraid to make that move but I think there are a lot of those deals out there also. I"M SO HAPPY!!!!!
