Deal #6 from being persistent

Ok DG Fam, I usually tell you guys how my deal went just to give some of the newbies inspiration and motivation. Well, I just got my Wholesale deal under contract today and a non refundable deposit from a buyer. This is 3 family property that needed a full rehab, I got under contract last year in September 2014 from a seller I met at a tax auction in my city. Yes I said I met the seller at my cities tax auction. The seller went to the tax auction to find a buyer to buy the property from him. We exchange numbers that day and I gave him a call the following day to look at the property. I went to look at it and made him an offer of $11,000, he said yes.

Crippled Homeless bird dog is making $2,000

I sometimes give this homeless guy 5-20 buks when I see him. He said his name is William but to call him Bill.

He hangs out near the Walmart parking lot entrance near Shaw & Peach but he's not your typical druggie alkie transient. This guy is crippled and seems reasonably clean cut.
I asked him if he'd like to make some money and he looked surprised and asked "What can I do"?
I gave him my card and told him to find me vacant boarded up houses. In the last few months he's sent prob about 20 addresses.

Well, wudnt you know it, I just got one of his houses on contract for $25,000
I ran it past my buyer and he wants it.
I wonder how the 2 Grand I'm going to give Bill will change his life?

It will sure make me feel good. I might have to get it on video or at least a photo.

MY NEW BIRD DOG IS A COP

I got a new bird dog named Mike, he called on one of my bandit sign he seen while driving.

He said he was a cop with 25 yrs in, and was now a Sargent working the complaint desk. He wanted to buy some properties. He had also called several other bandit signs.

One of the other bandit sign guys name is Justin and he said he had a house on contract for 60K. Mike the cop calls me & we look at the property online and we negotiate this guy Justin down to 57K, I just got it sold for 70 frikin thousand buks. Starting escrow today.

Mike and I are splitting $13,000 dollars, the other wholesaler is making $7,500.

How insane is this? The new bird dog and I are making a shipload of cash for doing almost nothing.
