JAN AND JEREMY CHALLENGE THE INNER CIRCLE GROUP MEMBERS

Well I was in the office yesterday morning listening to Dean's weekly blog as I always do but this one hit home. It brought me back to times in my life when things were not so great, like getting hand me downs for Christmas,used toys, to not getting anything at all, but our house was always filled with love. You see Jeremy and I were not born with silver spoons in our mouth, far from it and we have worked very hard to get where we are today in the REI world. So I sat back and listened to Dean's blog again, then BAM, I've got a crazy idea and here it is.
Jeremy and I will donate $100.00 to Dean's program to give a helping hand up to anyone who needs it. We are also isssuing a challenge to the Inner Circle Group Members to match our donations.

My New Record! $40,000 in 7 Days Wholesaling!

A few months ago I posted about how I was able to make over $50,000 in 1 month wholesaling. I hope that inspired a lot of you to take action, because I was able to do this while battling with Ulcerative Colitis and Crohns Disease on a daily basis. I know everyone has their own struggles but you must think positive and never let anything limit your success in life.

I did just that and was able to push the boundaries even further and accomplish a new record for myself.

I was able to make $40,000 in wholesale profits in 7 days!!!

Deals 33,34,35 and 36 in 2011

2 short sales closed this week. Got two checks from my short sale team. Did not even know they closed!! My guys just wanted to surprise me I guess.

Got a deal under contract that was supplied by a fellow DGer!! As soon as I get the signed contract from my buyer I will post all the details. I have a second offer in with the seller lead the DGer provided me. If it goes under contract this DGer will have his first two deals!! Hopefully next week, making #37 for me in 2011!

Then, yesterday I got an REO under contract that I am going to do the rehab on myself. Private money at 10% is funding the purchase and the rehab! Looking to net $30,000 on this one. 90 day turn around.

Wholesaling is very much alive.... I am scheduled to close 39 deals in the next 30 days!

Many people think that wholesaling is dead due to the amount of discounted properties on the market from the banks and short sales. However with the right strategies in place and marketing techniques wholesaling is very much alive!

This month has truly been incredible! I am scheduled to close 39 deals by January 30th. Here is the break down...

2 properties in MI scheduled to close tomorrow - $1,000.00 finders fee

4 more deals in MI hopefully closing by mid week next week - $2,000.00 finders fee

a multi unit closing on Wednesday - $5,000.00 wholesale fee

18 properties in NJ ( Part 1 of a package that I sold) $15,000.00 wholesale fee

14 properties in NJ ( part 2 of a package)scheduled to close the last week of January - $10,000.00 wholesale fee

Another Sweet Deal

Sorry we havent posted lately, just taking some days off and next week visiting family in my home country! So exciting!

Just right before xmas, we are closing tomorrow on a property we are buying using our Self Directed IRA. This property is worth As-Is for about $30K, we are buying it for $14K from someone who needs help and needs paying medical bills. We are planning to sell it for $20K, with hopefully a $4-5K profit after paying closing costs. I dont really believe our IRAs could gain this value in a short timeframe by only investing in stocks and mutual funds, but we will be working on it within the next few weeks.

We got it for 63% of ASKING PRICE.

We explained why our offer was so low and the seller did not counter offer at all.

They said ok when can you close and told us a fax number.

The contract is being faxed over tonight and the paperwork is being sent to the title company ASAP.
