2 short sales closed this week. Got two checks from my short sale team. Did not even know they closed!! My guys just wanted to surprise me I guess.
Got a deal under contract that was supplied by a fellow DGer!! As soon as I get the signed contract from my buyer I will post all the details. I have a second offer in with the seller lead the DGer provided me. If it goes under contract this DGer will have his first two deals!! Hopefully next week, making #37 for me in 2011!
Then, yesterday I got an REO under contract that I am going to do the rehab on myself. Private money at 10% is funding the purchase and the rehab! Looking to net $30,000 on this one. 90 day turn around.
Offered or resubmitted offers on 14 REOs today. Working on submitting 6 offers for my mentoring students now. Will have them in before I knock off around midnight.
Thanks to Dean and the Success Academy. I would not be doing what I am doing without them. Well maybe 3 years from now if I had tried it on my own!!

Everytime I read your post, I am like wow. How do you manage so much, how do you fit in everything in 24 hours, what is your typical day like? I bought couple of properties which are buy and hold, in the process of preparing ground for wholesaling. Would love to do no money down deals whether it's assigning, lease options or any other strategy, what is your advice to me? Would really appreciate few words from a pro like you.

Thank you for the informative posts. On the Short Sales
- You refer the sellers that are heading to foreclosure that you can not (or do not want to) L/O or wholesale to a short sale agent.
- Then they pay you 25% referral fee when it closes.
- Did I get it in a nutshell, is it that simple?
- Also, do you refer all preforeclosure owners to the agent, no sorting?

To answer your questions: I refer leads on people that have received a notice of default, that have no equity or owe to much to work as a L/O or "subject to" deal. We simply get permission for our short sale negotiator to contact them. We set up a time for our guys to call. Done deal for us, we just wait for it to close if they agree to work together. Most do not close. We get 25% of the net profit.
We do sort them, we only work with the ones we are pursuing that show equity. Not all end up having equity, those are the one we refer. There are close to 400 a week that could be researched, mailed to, called on etc. We just don't do it. That would take up 1/2 our week. It is really just a sideline thing that brings us a deal here and there. No real extra time involved.

It is really all about Andy S. He was determined to find me a deal and he did it. I bought it from him for $130,000 and assigned the contract to my buyer for $135,000. I don't know what he is going to make, I didn't ask. He provided the deal, the numbers worked, I took it. End of story! I hope he makes out OK. Still have not heard on the offer I made on his second property. This one we will be splitting the net profit on. I already have the buyer lined up! IF the offer is accepted we should net $10,000!

36 deals in a year can make a very nice income. Let's see; If you made an average of $5,000 per deal, you would have made $190,000. That is what DGers need to understand. It can be multiple deals making a little money on each deal. I run into too many investors who think they have to make $25,000 on each deal. You don't. You just need to keep putting one foot after another and do each deal for a fair value.

Bill, thanks for the good words. It is all about volume in my opinion. I also see people spending weeks and months trying to make one deal work in some strange way or strategy. The old pounding a round peg into a square hole syndrome. When they should just pass and move on to the next. Most leads are not deals. The faster you can evaluate them and pull the trigger or move on the better.
Sandra, thanks! I am doing quite a bit of mentoring these days. I have systems in place now that allow me free time each day to work with others. I really have to know they are committed before I work with them. There are a lot of quitters out there or those that think this is a get rich quick kind of thing.
I am actually looking for more people across the country. I have 6 in Colorado and that is my limit here. We are going to rule the wholesale market locally! After I train them we do DEALS together, using my funding, buyers and earnest money until they capable of doing deals on their own! Now going nationwide!!
