I have decided to help a few begining investors out. I will give you a list of 200 absentee owners who are also tax delinquent in your city/town. Give me two zip codes and I'll get the list back to you within 24-48hrs. The list is the exact same names that are in your county tax assesor's office. I do ask of certain criteria so everyone has a fair chance.

I don't want to send the list and you do nothing with it. I want people who are REALLY motivated and go getter. This is a great way to get started birdogging and or doing deals.

I have just started in my journey in REI and haven't accomplished as much as some of the other candidates but I have gotten my number out and fliers made (haven't had a chance to post em due to rain) Advertised for buyers on CL got a couple responses. I am interested in your help but I would like to know how to acquire this list so I can be self sufficient and not have to rely solely on someone else's hard work.
Why you should help me: Well, because I would benefit from learning from someone who has been in my shoes and knows how scary it can be to be alone in this journey. I would love to join the success academy, but the funds just aren't there yet. I was hoping to get out there and figure this whole thing out myself, but I know I need help and not too proud to ask for it. If you're willing, I'm forever grateful!

1) Iv been working with a Realtor for 6 month now, i have a short sale under contract and am still waiting to hear back from them.
I have asked my Realtor about absentee owners and i'm just getting the runaround.
I have done some investigating on absentees, properties that have bend bought with cash or is owned by a company.
2) I will contact the absentees and ask them if they would be interested buying any more properties, ask them there criteria and find a properties that match and put it under contract and percent it to them.

I've been handing out business cards, joined my local REIA, I've also partnered up with a mentor. I've asked realtors also about absentee owners but haven't been successful.
I will send out postcards to these absentee owners to see if they buying properties or interested in selling their properties.
I will also be establishing a relationship with a title company so I can get this info on a regular basis myself

I have read plenty of book and watched many videos to gain new information. I have joined rei clubs. I have tried searching for the list online. I'm a college student and you are correct it can be time consuming going down to the tax assessors office. I realy would like to have this list so I could get started in the real estate arena. I am working on my buyers list but I think after today that won't be a issue anymore. I have been seeing alot of empty houses that are boarded up and no address on them and stuff. I was about to get a reo property but i need three thousand to get started. I made a flyer, and am going to buy some bandit signs soon. I know of a house that the people told me they were going into foreclosure, so I am going to work with them. But an absentee list would be a great help out here.

I have been on the DG site for awhile and love reading and learning from everyone on here!!! It is truly a blessing to have found Dean and this DG site. I have been working with my local REI group. I am having a hard time trying to do deals as an Investor as I do have a RE license. I find there is a fine line with a lot of the techniques. So what I am doing now is getting into the note finding and selling and eventually buying...I feel confident there is not a conflict of interest with my license. The reason I feel you should help me is I would like to take your list and use it to try to do some note deals with the lien holders. It is a very fascinating business. My partner and I have been interested in REI for almost a year now. I have 2 of DG's books and I was originally introduced to REI through the Rich Dad program but hit a roadblock when I realized the cost for education through that program. I was recently fired from my job and now am pursuing REI full time. We received a list of abandoned houses from the parish clerk of court's office and sent out yellow letters....we also have a ton of bandit signs out around the city and in neighboring areas. We are getting calls left and right (even had someone offer to give us a house so we are currently still trying to figure out if that is a deal or not) however nothing under contract yet, however we are hopeful!!
WOuld love the absentee list to compare to what we have already and send out more yellow letters to the owners in hopes of getting more calls coming in and hopefully a deal soon!!! Many thanks for just your willingness to want to help us newbies!!

That is very generous offer. Now for those who want to learn how to fish:
1) Get access to the MLS (find a friendly agent)
2) Do an absentee Owner search for your city (Usually located in the public records section: that's where it is in my local MLS)
3) Download into an excel spreadsheet (I believe ALL MLS systems have this capability)
4) Repeat process for another city... it's not rocket science, make a business out of it if you want.. some people are..
My town has 22,000 total residences and 5,000 absentee owners.. Some of these include commercial and multi-family property. Have your agent sort by property type to get specific single family homes and "voilaaaa", you now have leads..
This is only 1 way, just one source of leads. Pretty soon you'll start finding your own sources like a lot of DG members have via yard sales, craigslist, estate sales, for rent signs, etc... Get in and get going, there are endless opportunities out there!

I believe you can get this infomation from a sight called http://www.melissadata.com/ check it out. There is alot of information on here that can be used by realestate investors.

I am still learning. Day by day, building my business step by step.
I will receive my bandit signs tomorrow, so I will spend the week-end (happy Easter!) writting them. I collected so far 75 potencial cash buyers, so my project for today and tomorrow to prepare their mail and post them.
I still dont have an agent on my side, for some reason, they are not interested.YET.
Your list would be a great help to keep on going. I have my yellow paper and red pen ready to work.

I learn and read real estate every day.
I bought the foam posters from Dollar Store and am writing up "We Buy Houses" and my google voice number. I want to write 25 before putting them out, I plan for next Friday night.
I have mailed 85 postcards to preforeclosures, no response. I will door knock on these preforeclosures on next Monday and Wednesday. I emailed at least 5 For Rent on Craiglist every day.
