my first assignment fee!

I did my first assignment today for $2500 and I only had 1/2 hour in the deal.

I don't usually do wholesaling cause I'm do rehabs and rentals but this is how it went down.

One of my goals for the week was to find 3 more agents to work with. One of those agents wanted me to look at a couple properties. I have two deals waiting to close at the end of this month so my financing is pretty tied up... I'm sure I could find more just not on short notice. Anyway since I knew I may have a hard time getting financing I lined up a friend and investor to come with me. We looked at two properties and he fell in love with the second one. After discussing options he agreed to pay me $2500 for bringing him the deal. Pretty sweet for 30min. of walking around.

That's deal number 14 in 12 months!

Wow Mark, thats great news! Appreciate you posting this out here. I keep saying that while I am waiting for this house to sell I need to get out and wholesale a couple but have been putting it off. Time to get some of that $ you just got!

However, making 2500 that quick got me thinking, why am I not doing more of this? Let's keep making the big chunks every couple months and continue to build rentals but in the meantime why not try to assign a couple a month and make an easy 5 grand.

It's crazy a year ago I would have had to work 80hrs. to make that. Now I can do it in 30min.

Puts things in a whole different perspective.

Nice job bro, congratulations! I was even surprised myself to read that instead of getting it under contract, you just walked around for 30 min and got paid just to bring it to the attention of the investor. Almost sounded like a Bird Dogging deal to me, but hey....whether if it's for Wholesaling or Bird dogging, who cares cuz for $2500 it was totally worth it at the end of the day! : )

It definitely makes me want to do more. In fact I just sent out some letters of intent for my agent to send out tommorrow. If I can just do one of these a month I could allow my wife to stay home and I could work on my business even more. I have a some good profits coming my way from some flips and I intend to start advertising more with some of that cash. Step by step.

The best advice I could probally give is run it as a business, because that's what it is. When I started out I was all over the place, very unorganized and too desparate. Looking back if I would have taken some deep breaths and focused I would have had a lot less stress.

First off, get your buyers list built. Everyone says it and its true. You don't want to find a great deal and not have anyone to assign it to. Figure out how much you can spend on advertising and decide which ways will be most efficient to you right now.

Start making offers or letter of intent on at least 10 properties a week. You will likely have the most success with properties on the market for 180 days or more. Try to find an agent that's ok with sending out those letters of intent. Also, see if they can send you the whole listing, it'll usually show if the property is vacant or occupied. If vacant, likely more motivated.

More than anything just get out there and start making mistakes:) Once you make some mistakes you'll be smarter and then start making money!

I am in desperate need of some new idea's.

Hi Dean:
I have recently located two houses I' like to buy creatively. But with no cash and being as credit challeged as I am. I dont know what technique to use. They are both Bank Owned and going into Foreclosure, so flipping to other cash buyers is a method out of the question unless I do a double closing.
Thee other problem is, I have not yet compiled an update list of new (Cash Buyers.)
And the ones I once had , claim to be tapped out and are not interested in taking on any new investments.
I dunno what to do...Any suggestions ???
