Hi Rick & Peggy,
My partner and myself have been helping or partnering with other investors to help get their business off the ground. Like Dean has said: Good things happen when we use the "Buddy System."
We are here if you are still wanting to talk or need some guidance. Dean's books are great to give you the structure and know how to get deals in your pipeline.
But sometimes it does help to bounce off your ideas with someone that has been doing deals for a while.

Mentor Needed!!!!!!!!!!

My husband and I have been trying hard to get started but it just seems as though we hit blocks. We could really use a mentor, but since my husband has been out of work for a while now we just cannot afford it. hi my name is marcus jackson and i live in americus georgia, me and my wife melissa just joined the program we would be delighted if there was a great couple out there, with which would like to help us get established and internet with us. we purchased our first home with a bank on a foreclosure. we currently live in the house. our home was sold to us for 58000 and the asking was 63000 and the appraisal value was 103000 at the time of purchase, and we made improvements and now appraisal value is 109000. loan was locked at 5% interest and we are a young ambitious couple with the heart of christians and we felt that our heart was in place for this experience. does anyone think we made a good decision? can anyone tell us is there profitability in southwest georgia plz before we go any further


Profitability

There are methods and tools here on this site to help you in your search. Read and watch as much as you possibly can. This is our approach and there seems to be a lot of people willing to offer advice. We were lucky enough to find the money so we'll be attending the "Gain The E.D.G.E. 2010 Event and hopefully will find the answers we are seeking ourselves.

Dean sells a program you can use called Prop Stream to find pre foreclosures and foreclosures in any town that the Courthouse is on-line. Its expensive and there's a monthly service fee for the service, but the information is really priceless.

Keep reading, keep reading, keep reading. It sounds like you are on to something the way you bought the first house. You're in it at 61% FMV, that's pretty darn good to me. I haven't found one discounted that far but I'm still looking.

Finding your way

We worked our you know what's off for almost a year before things started to fall into place. We just kept learning about our market, real estate, making contacts all before and after our day jobs and even on lunch hours and those 10 minute brakes. We wondered if anything would ever come of all our hard work.

It has. IT HAS! I just had an offer for my third house accepted. After you add the cost of the house, the repairs, the holding costs, and all other expenses, we will have only paid 65% of the after repair market value. And here's the thing; you don't really see those houses on the MLS or if you do, they are disguised. they are asking too much) Part of making money in real estate is in knowing what to offer and at what price when to walk away. You have to know that going in, before you make that offer.

Another major part is making contacts, especially your buyers list. You may never need them but there will be those contacts that become very important to you.

It is easy to get overwhelmed. There is so much information out there. Find something that works for you and concentrate on that and maybe one other aspect.

I could use one as well!

I would also be willing to split a deal with anyone willing to mentor me as well, just to get started. I went w/ my realtor to look at a house last night. It's a Fannie Mae foreclosure listed at $49,900. My realtor recommended offering $35K for it, or even lower. It was listed at $69,900 in January, so they have already dropped the price $20K in 4 months. It's 2200 sq.foot 3 bed/1.5 bath. The last price it sold for was $76K, even needing repairs. The homes around it are in the $100-200K category. Not sure if this is the deal for me or not, so I guess I'm just looking for opinions. My understanding is that you can't assign an REO, so I guess I would have to buy it and flip it? I would have to come up with earnest money (1%), and a down payment for the mortgage. That would be REALLY tight right now for us to do that.

If you cannot assign it, partner up with a buyer to purchase and have an end buyer waiting to buy it from you both.

You could be bold and ask for a 50-50 split but since you're not coming with any cash on hand recommend a 75-25(you) split. That should be no problem enticing anyone who'd partner with you.

No Money Down and money in your pocket. Your partner will love you and latch onto you forever.

Elix-That's what I'm looking at doing and also looking at transactional funding to get the first A-B done. I've found someone that might be willing to work with me, but not sure yet. I'm considering this first one a learning experience, so even a 75/25 split would be just fine with me. No sense in being greedy, you know I'd rather have a piece of the pie than none at all!

Need Funding On So Cal Short Sales

I saw your response to another member. I am also looking for funding and assistance.

I have been working with another investor who recently had some personal issues that has taken him away from our business.

He was providing hard money lenders for short sale deals that I have found. I've presented him with over 30 properties so far with out any feedback.

It's frustrating!

Many of these props are great deals avg 30-50% below FMV.

I have a real estate agent who is ready to put in offers for us, but I need a reliable source.

Please let me know if you're interested. or anyone out there who could help.

Willing to split comm. 50/50. Also open to other REI strategies.

I am desperately looking for a mentor

I am currently in Maryland, I have done the marketing piece, been out to the REI meetings and went to auctions this weekend. Agents,brokers, and investors have been sending me killer deals I just need to know how to be in position to respond, I also have built my buyers list, just trying to get comfortable making the deal. Can you all please help me. I am a single mom who was layed off for a year in a half just starting back working two weeks ago bu real estate is my passion, I was bird dogging for 2 to 3 years off and on so i know how to find the deals and also I don't have good credit so I'm looking to start off with a few assignment deals,fix and hold and rent two properties, build up my credit and graduate to bigger deals
