I know that many of us have talked about, answered and posted ads on various Internet sites for sellers, buyers, investors, agents, brokers, attorneys. etc..
I think that it would be helpful for everyone on the site if we post any ads that have been particularly successful here in one place. The posts for ads are great but they are all over the place and I think that it might be helpful for everyone if they were easy to get to and all in one forum topic!

ok, what does the best job getting colorful or ads with pictures...? Does anyone use PDF files? or what is the best, least expensive way to create my own ads for Craigslist, Kijiji and backpage...

Posting Craiglist ads ? Can you use Power Point?

Just curious what software works to my Publisher or Power Point presentations or pictures to Craigslist? and when someone clicks on the ad, they go to my site or whereever I direct them?

Something must convert pictures etc. so they can be copy and pasted in the ad space??

credit repair help

A past client of mine recently contacted me for my help on credit repair as he was in need of getting his credit to a 620 minimum score in order to invest in one of my homes. I have many times in the past spent the time to coach and or help a borrower to improve his credit in order to obtain financing. But, nowadays, anything that takes me from my investing and lending business does not prove to be a good use of my time.

So I began checking out a number of credit repair companies that claim to be reliable and reputable only to come up disappointed and unsure if I ever would find a company that I might recommend my buyers / borrowers to for credit repair.

Then, out of the blue, another friend of mine that is also in the mortgage industry, called me to "check out" an opportunity. I was thinking "Oh no, not another meeting about selling soap or berry juice to take me away from what makes me money. As I gave my friend my word to do so, I reluctantly checked it out.

The opportunity happened to involve credit repair. I was amazed at the information and the credit repair service, and let me say it takes quite a bit to amaze me. But after coming up empty handed in my credit repair company search, this information was indeed welcomed.

I discovered that the company has a great rating with the better business bureau and they offer a money back guarantee.
Also, they can provide real-time status on my buyers / borrowers as they move through the credit repair process. So I figure this is better than ACT or Goldmine in tracking the people that enter into the credit repair service. In short, I will know exactly when they hit the desired score target so I can immediately move them up in my buyer's list and active borrowers list. Cool huh?

I have been in lending and finance going on 28 years and I have seen some pretty strange ideas that have come to my attention over the years, but I can honestly say I have never seen anything like this. The company offers real credit repair help and education that most Americans need in today's economy.

Craigslist

Newbie: First time posting.

Craigslist allows you to post your ad for free but you can't use the same ad every day because they have a duplication rule that prohibits you from doing that. It's hard to keep your ad on the first page because of this. Each page has 100 listings and one day may have 3 pages of listings! So having one ad will not be enough, you have to change the wording in the header and/or the body of the ad each and everyday or Craigslist will not let you report your ad more than once in a 30 day period. That sucks!

You need multiple ads or multiple ways to change your ad to have it posted on the first page everyday and get around that annoying duplication block by Craigslist. (I have to type the word Craigslist carefully because as a fan of Grand Thief Auto the video game, I keep thinking of "Craplist" whenever I type the word because GTA has a joke website called "Craplist" that mocks the Craigslist website and based on some of the stuff I see on Craigslist it's no wonder why they came up with the Craplist name, lol!)

I live in the Philadelphia Area so it has a big section for Sellers/Buys so I don't know if you guys in smaller markets have that same problem that I'm dealing with but I'm sure people from NY, Texas and CA know what I mean.

I am new to all this, I only got Dean's books on 1-10-11 and I have read them three times. I just got a realtor today and I explained to him what I want to do ( I'm going with Matts 25:1 stratigy ) and he was OK with it and is sending me all he can that is available to him, but I dont have buyers. I tried to post an ad on craigslist but I could not find it afterwards, I know I did not do it rihgt, so do I need an account or how do I post an ad and where - what catagory do I post it in. Anyone please help.

Welp thats my ad I think, wacha think? I think that it may bring in the sellers who need to sell, but it should also bring in REA's and Investors as well.

I've just posted this ad up on CL in the SLC portion with a few adjustments such as taking out the double 'able' and correcting some spelling as well as shortening up the subject line to fit the "No Problem!" I'll keep posted in my journal how it goes and the type of response I get, as well as post here eventually.

Whats up Mark, I know this is an old post and your probably way beyond this but did you know that some realtors can act as a transaction licensee for a fee of 1%. Maybe this is an option for you to consider. Keller Williams and Remax are probably your best bet.

My colleague and I have had the DG program for almost 2 years now.....5 months ago we finally had time to really sit down and get stuff done..But every "motivated seller" we meet up with or contact, they seem to be freighted buy the sound of a "real estate investor" and they usually turn the other cheek and no deal has been made. Same goes with some of our buyers, they say they will get back in contact with us to talk a little bit more about what he/she wants and they never get back in contact, or they just never answer their phones to talk about their criteria, honestly it gets frustrating. We are willing and trying to make this work to its full potential but doesn't seem to be working. can someone help? or if there are any serious buyers out there please PM us!!

Internet ads/Websites

The internet is probably one of the best media sources out there for doing e-marketing. But lets face it that is not what we do. Our websites are to direct buyers to so that they can see the properties that we have listed.

This is similar to what a real estate agent would do. So our marketing is primarily done through handing out our business cards and directing people to it. It also lends a certain form of credibility as well. All good!

They do take a certain amount of hands on time as well. You have to constantly add pictures and text and remove properties when sold so be prepared to do that unless you want to hire someone to do that for you!
