I am desperate to get a deal done now! I have no job and have money saved to pay my bills for 1 month. I have 6 buyers, 1 agent, and business name & contact info in place. I want my agent to start putting out offers but he is not very confident that I will have an end buyer even though I have 6 on my list.

I called coaching this morning to get some feedback but I didn't get much confidence from them. I spoke to a older lady who basically thought it was better if I get a job and invest part time. I wish I was calling Dean himself because he would tell me like he says on his book , "take action now!".

It feels like coaching wants you to follow their courses step by step and that takes time. I already read their courses once and I don't feel like spending a lot of time there when I could be making offers. The lady was stuck on me putting up fliers and honestly I rather save some time and go on craigslist.

It just feels like the more I delay whether is studying or looking for a job, the more deals I miss out on. Dean said on his new book that this is the best time to invest in history and what good is that if I just keep delaying and procrastinating. I just need to break through and get 1 deal done some way or another.

I think venting just makes you stronger and makes you try even harder.
There's a lot of us in your shoes. I really believe that having a Realtor that is familiar with all strategies of Investing would just put you in the game fast. It is just to hard learning and at the same time teach your Realtor. I think you should put tons of effort in finding that Realtor and then use Kimmy's new strategy that she learned:

For those of us who live in “Hot Zones” like California and are having difficulty getting that first offer accepted: there is hope! I’ve tried the 25:1, 50% off listing price method and returned a big ZERO! I know the method works, but I think in some areas of our great Nation the 25:1 strategy needs to be tweaked to fit our unique market. Through grueling hours of research (okay, it was rereading some information from a local wholesaler and it took approximately 20 minutes) I learned why he and his wife are successful wholesalers. They approach are market completely different. They have a method and it works. They make approximately 12 offers a week and close on 4 houses a month. Below is a quick outline of what I learned.

1. Target Your Offers; this means no willy nilly offers with no rhyme nor reason.
2. Your offer should be within 10-15% of a deal ALREADY before you make an offer.

For example:

FMV $200k

For it be a deal it needs to be 50%-70% of FMV, depending on condition and area.

So: $200k X 60% = $120k for a deal.

Therefore, you need to find a listing no higher than $140k to offer $120k.

3. Prime times to make offers on REOs;
1) Day 1 On Market
2) Massive Price Reductions
3) Fall Out of Escrow/Closing
4) Board Ups (houses that are boarded up)
5) Trouble with the City (code violations, illegal additions, etc.)

Martini, Is there anyone in your family or you know someone that has plenty of equity in their property and would like a good return on their money? Ask if they can tap into a HELOC for a down payment and you can give them a 15% return on their money. I was in the exact same boat as you were, tried to get loans from outside sources and when I needed a down payment, I stuck my tail between my legs and asked a family member. Give it a shot.

I like your idea about offering the 15% return on a family memebers money. My mom was approved for a $350k HELOC, however, she doesn't get the whole investing thing. So, I'm struggling to get her to see my point of view, but a 15% return might do the trick!


I had the same feeling.

They might have their own strageties, paces how they think things should work and different point of views. But overall I do agree they are not Dean himself. I wish! Even sometimes I don't get feedback or support as I expected, I can still learn some new strategies or tricks from talking with them, and I can use them in the future.

I am still struggling to get my first deal done too after four months joining academy. The most important thing I learned from this site, from Matt and my other idols here is that never give up, just put yourself out there and do it. If you keep working on it, you will find a solution.

I'm in the same boat. Started Academy first of the year, but have yet to do a deal. The key is perserverance and ACTION. Everytime I get a rejection, I learn from it. Nobody said following your dreams would be easy. John C. Maxwell says, "If you want to achieve a dream, you have to be willing to do more than just imagine an outcome. You have to be willing to pay a price to take the journey forward. That's why dream believers are in abundance. Dream buyers are rare." I love that statement.

Please do not take this the wrong way but such negativity defeats the purpose. If your assigned coach does not work for you or there is a personality conflict, then just tell them you want a change.

I know plenty of people that received theirmoney back in a few months NOT A YEAR. Byt that is because they did not rely on the coaches to do all of the work for them. Them took all of the no's as just aother way of saying "eventually yes".

All this negativity because things are not going your way, when you want it to, and how you want it to, can only be contributed to one thing - YOU!

The coaches are there to assist you, lead you, help you, teach you - NOT to to BE you. They can only do so much and again, like I said before if the coach you have is not working for you then simply ask for another and please stop shedding you disappointment and negativity on to others.

We come to this site for positive feed back and encouragement and to get questions answered and also to lend our knowledge when time deems necessary.

All I am saying is that everyone here is looking for answers, looking for encouragement and if you keep posting about how YOU are doing nothing with your coaching, yet are not saying one word about how you plan to rectify the situation, then how do you expect others to look on their NEW REI experience with anticipation, expectation and reverance.

On a positive note, thank you for your time and for all of those with coaching issues please direct them to the customer service department which hadles the coaches, I m sure they would be more than glad to assist you.

I am in the academy also....

I feel the same way! I just started this whole ordeal about 2-3 weeks ago. I have my cards/flyers and ads on craiglist. I saved up money for my bills for 3 months and I neeed to make something happen fast since time is running out and I do not have a job. I was reading about the coastal funding and although they charge about 3000 almost 4000 I rather risk doing the back to back closing than keep waiting. Now my problem?? I do not have serious buyers. I am getting very frustruated because I know that we are so close, we have the pieces but need to put the puzzle together. I just need one deal before my 3 months are up and if that is not time pressing enough my 9 month olds 1st birthday is coming up soon!!!!

hey anita, I notice you have had success and much more exprience than others on this site. I am new in this field and am actively looking and searching for buyers/sellers. I have both a seller and buyer but are not realistic about what they want so even if i try to help them I do not see myself making a profit. I need a partner at least for now, I am looking for other investors here in philly but am having a hard time finding investors/buyers. Today's market is great to buy but many people dont have the money or are able to buy a house so, I am just wondering how success can I be? Not to sound negative, I think this is a great opportunity but feel that I just need a break-just one deal to make it happen. Do you have any advice on how to proceed now? For example I have no job just enough for my bills for a few months, i tried bird dogging but the person never contacted me again after I found him a house, I called "we buy houses" but i am a little skeptical trying to make a deal with them but i am not so sure they would work with me since they would be paying slightly higher than they would have if they talk to the original owner themselves.

I think you get us all wrong. Unlike many people, I called the academy myself and signed up thinking it will be good for me and will help me in the long run. I call the hotline and bother them every single day with my stupid question. I think I know all of them by name now.
But!!! With that said... I am running very close to my 30 day deadline that I set for myself to make a deal. Just keep at it guys...

Thank you for that. If that is the case and the coaching staff is unreliable or unhelpful - then by all means call Deans office or let Deans customer service know.

Please do not take what I said as criticism, and again I was expressing my own opinion. But if you are having problems with the coaching you need to bring that to the attention of Deans staff so that the situations can be rectified. My apologies if I came off as condescending, that is not what I meant.

Finding serious buyers

Since most buyers do not advertise that they are also investors, the first place you can find your buyers is when looking for an agent. One of the first questions to ask is if they themselves are investors. If they are, find out what they invest in and if they will pay a finders fee. If they do, put them on your buyers list. Alot of agents are also investors. Another thing, go through the yellow pages under property management and contact them and ask if they are investors as well as managers. If they say they are, ask what type of properties they invest in and if they pay finders fees. Contractors are another source. Although the percentage of contractors listed may far outweigh property managment, do not overlook them. There may be a gold nugget in there. dealseeker

Need help with our rental property

My husband and brother-in-law have a rental property in upstate NY. I can't get into all the details but my brother-in-law wants out and we would really like him out but cannot afford to buy him out. He has agreed to step aside if we can get someone to come in and take over. My question is this: My son wants to get involved but we do not want to refinance or have him have to buy the actual property right now. What i want to know is there a legal form that we can have our brother-in-law sign to release him from the deed or to turn the deed over to my son and us without redoing a mortgage.

Such as what I have read when doing a lease/option is when a form is filled out to get the deed I think from a person and take over the mortgage payments and then you can lease/option to someone else.

im not much of a reader,but deans book is like a good movie that keeps you wanting to know whats next. i had alot of confidence about joining the coaching academy until i read the first message on this message board and then the rest.i didnt have the money...so i took out a loan to get into the academy but know im uncertain.ive been to all kinds of seminars and waisted alot of hard earned doe for promises that wasnt kept. i had experience with coaches and i hardly had a chance to talk to them at all.my vision of a coach is someone who will be committed to answer my dumb questions, someone to hold my hand and make "DARN" sure i knew what i was doing.if i can get that then im all in. and if it works after 1 deal dean can keep the money, because the coaching staff have proven themselves worthy. i wouldnt even ask for the money back.dont get me wrong im not saying its deans fault...he cant be every where at once.


Down payment money

I struggled at 1st, looking for some type of loan for almost 6 months when I was full time employed, altho I didn't put all my efforts into it. Then I got the news that after being employed for 20 yrs at the same company, that I was to be laid off come January. I then ramped up my efforts. I got approved thru Quicken loans for 4 purchases a year @6.5% with 25% DP and paying 6 pts plus closing costs. On a $100K loan, you're looking at $6000 in pts + $3000 in closing costs. I thought, why do i need to donate almost $10000 to a mortgage company when I can offer the same to my retired mother. I purchased a HUD home for $73500, ARV $135-140,000. She offered to give me the cash out of her HELOC and for her investment, a 15% return, which is $11000. She was more excited then me I think, asking if I closed on the house. She used to flip houses by herself up til she was 67. The check came in the mail on March 17, I deposited it. A week later she had a massive stroke and died 3 days later in the hospital. I will be forever grateful to her. I wish she was around to see my 1st flip. I'm finally closing on the home 4/27 after numerous delays. I framed a copy of the HELOC check as a reminder of how I got my start.

Keep your heads up and DON'T give up!
Here are some words i go by that i was told by my grandfather.
NOTHING comes easy, you can have anything you want in life but you have to be willing to work for it because no one is going to hand anything to you.
with that said I agree with Anita 100%. If some coaches are not up to snuff ask for another. Like any job there are those who do and those who don't.
But the bottom line is it is always going to come down to YOU going out and getting it done. The coaches can help with a problem you may encounter along the way but they cant get you a loan or credit and find the houses for you. that is for you to do. So make it happen for yourself and use the coaches to guide you. GOOD LUCK TO ALL!! It will happen for you if you honestly give it 100%.


The coaching staff

I have been reading this post for the last 2 days and I have finally decided to jump in and post. First of all I feel really strongly about the coaching program because I am a graduate. Most of you know my story, but for those of you that don't I will give a quick recap. Back in November of 2005 I was living in a 300 square foot apartment. My girlfriend had just crushed me and I hated my machine shop job so I quit. I had never bought a house because my parents told me buying a house was stupid when you can just rent and not have to worry about repairs plus I would never live long enough to pay off the house anyway is what they told me. I was feeling pretty worthless at the time and pretty much thought that life sucks. Then one night Deans infomercial came on TV. I bought his books and read through them at least 5 times in a row. I had hope. I knew I could do it but, I didn't have any money. That doesn't matter. Then I got a call from his coaching department asking me if I wanted to get on the fast track and accomplish my dreams of early retirement. I couldn't believe it. I could have my own coach. It was awesome. I didn't have the money so I maxed out my credit card to pay for the coaching. They told me that I would get all of my money back if I did 5 deals in 6 months. I was in. This is a no brainer. I was like "Let me get this straight, I get the coaching, I do 5 deals really fast, and then I get my money back? They said "yep". Then I said "So basically for me to succeed to get my money back you are going to help me get richer?". I am not that smart of a guy but, that sounded like a good deal.

Then the worst thing that could of happened did. I read some negative untrue info about Deans coaching program on the internet. So I called and canceled the coaching. Thankfully a good friend of mine and the coaches talked me into not quitting. That was November 2005 when I bought my first property. I did 36 deals by November 2008 and I quit my job and retired. I had just turned 33.

The bottom line is this. Yes I was scared. Yes I was broke. Yes I had no experience. I listened to every single exact word my coach told me to do. If he said put up fliers, then I put up fliers. I didn't say "but I want to do craigslist instead". I PUT UP THE FLIERS! I did every single thing they told me to do, without hesitation and I did it right away. Do not deviate. Do what they tell you. If they said read the chapters again. I didn't say "no, I just want to put in offers". I read the chapters again and again and again. When you are beginning just do what you are told. That is why you signed up, to be told what to do to succeed. Please don't post on this site that the coaches told you what to do and then you didn't do what they told you and then you were mad because you didn't make money. Get it done!

Thanks for posting. This makes me feel so much better. It's so easy to run scared when you read negativity. I know I was almost ready to say "Oh, oh!" But I do plan to do what the coaches tell me when I pay for the coaching very soon as I believe that will enable me to learn faster, but more than anything start earning REAL money for my efforts. HI everyone !! This is a long one Smiling But I had to.
NOTE:
This post is not directed at one person! It is for all! The ones who are stuck in a world of gloom right now and frustrated as well as those who are not currently in a world of gloom, but once were & now life is a bit better but may have forgotten what it felt like.

When you are broke, poor health or whatever tragedy has your world falling apart you are of course very desperate and scared. When your mind is in a horrible world of gloom and desperation has taken hold we tend to "jump" and not pay attention or take the time needed to learn the many strategies offered on the "how to" of something to become successful so that we can get out of the world of gloom once and for all! Because we are human, through no fault of our own when desperate and scared we let anxiety take over. When in that state of mind we will pounce on whatever we think will be a quick fix band aid!

I can attest to the above because I too am living it and it is no stranger to me.
Some things happen from our own screw ups and some from tragedies in life that happen and we can't control.

But this time in my life I decided to fight desperation and anxiety and most of all the urge to search for the quick fix and do whatever is needed to fix it right! Other than the things we can not control it is up to us to fix it and we can if we don't just "jump" then cry.

Now the rest of my post I don't mean any of it in a bad way. Take a breath first.
With that said, I will say this .........read the book again........
Taking time to learn & studying is not delaying and procrastinating it will get you closer to the breakthrough.

Lets put our "I AM DESPERATE" into check! Take a breath! Your making yourselves nuts! Giving yourself anxiety attacks & freaking out! Then getting mad at the world for it. I know this because I have done it too.
Anxiety can kill you!

When we are in a calm state.. we all know there are no quick fix band aid's or get rich quick deals. So take a breath.

I could be wrong but what I see from reading the posts is that desperate newbies may be suffering from tunnel vision and focusing on only one strategy!

Let me guess, we all went to school for 3 weeks and graduated knowing how to do everything. If that was the case we would all be successful no matter what was going on around us in the world...read the book again...

We saw a commercial for a magic pill to loose weight just by taking the pill, (because we only heard the "loose weight over night!") part of the commercial, were DESPERATE, & LAZY!!!! WE did not want to do the work it really takes to loose weight, sat on the sofa ate chips and waited for the fat to melt off! Then got mad when the pill did not work. Well, if it was that easy we would all be thin! ....read the book again....

(OK now is a good time to take that breath I mentioned above)
Stop expecting the folks that WORKED to gain the experience & sucess they have to DO IT FOR YOU. They EARNED it by LEARNING. They did not just take a magic get thin fast pill ... They probably read the book again and again....found one of the many strategies mentioned in the books, this website, course material etc.. that worked for the situation they were currently in....They learned, failed, tried again and moved on!

Is everybody stuck on ONE STRATEGY (bird-dogging assigns) to make money in real estate investing? What makes everyone think this is a get rich quick thing.. ...read the book again...CH 13 maybe.. just a thought...

I am just about finished with the first book and there are many types of strategies that can be used in getting started in real estate investing for many different types of situations (financial, mental state cause you are broke LOL, credit sucks, no time etc.)....THINK OUTSIDE THE BOX.(that"s in the book Smiling ).... read the book again....

Think if we called Dean himself right now he might suggest to us to go read the book again!

Franchises are successful because they have one proven business plan that works right? That proven plan was created by someone that knew nothing. Created one from scratch, made a lot of mistakes along the way which gave him the "learned experience" needed for it to be successful, then passed that on to others so they could do it a bit faster than he did and become successful. If followed (magic words here being "if followed") you will run a successful franchise.
Well making money and being successful in REI has MANY STRATEGIES to pick from to LEARN "HOW TO DO IT" and be successful.
so....read the book again....

For those that now have the "learned experience & success"
There is no need to apologize after you have given good constructive criticism.

Instead, appreciation should be given to those of you taking the time to help others learn and succeed.

To end, I would like to say that we all do need to vent sometimes. But in my opinion I do not feel the purpose of these forums was to deal with customer complaints and the like. There are appropriate venues for things, as someone has mentioned. If you don't like your real estate agent fire them and get a new one right? Eye-wink

I feel these forums were meant to be used as one of many of the wonderful tools, and awesome support given to help us be successful. So please take a breath and lets keep that spirit going!

frustrated by Coaching

CBR & Anita,

Okay, I've got to admit that reading this thread caused nervous twitchings in my stomach, as I just enrolled in the Coaching program last week. In fact, until I re-read CBR's post (and recognized who CBR is from Dean's book), I was ready to quickly call and cancel my Coaching classes. I too have recently lost my job and been laid-off from that Insurance Company that has been in the news all too frequently lately. I have savings enough to get me through a few months, but not to take on any additional debt.

In re-reading CBR and Anita's post, it became clear to me that I did not enroll in the Coaching program to skip steps or to take short cuts. Rather I enrolled to do exactly as they say, in the manner that they say, in order to be successfull in my RE endeavours. Sure I'd like to have done my first deal yesterday (and gotten paid); but just like a baby, you cannot expect a one (1) year old to run a marathon. First we learn to crawl, then we learn to walk, then we learn to run and with some effort on our part, someday we might train for a marathon.

So as for me, I will follow the steps, each one of them; and do the homework / action items accordingly. Just like following a recipe, if I do every step in the order printed in the cookbook, then I will complete the item. Granted it may not turn our perfect the first time, but it will still be a cake (or pie, or whatever). Then each time I continue to follow the reeipe exactly as given, I will perfect the end results and I expect my RE transactions will be likewise.

Just my two (2) cents.

I am right there with you man...Personally i overanalyze but I got off my A.. and am making things happen-get a plan and a strategy and stick to it-

I feel better now that I found another investor to physically show me. you live near me and I know the diversified investors group out of plymouth meeting holds meetings once a month on the last thursday. Go to the MEETING and talk to some of these people...I promise some of the things you are struggling with will be a little clearer...google them and their website comes right up - Don Beck is a member - very very successful guy - I spoke with him before - very generous
