Do you really want to be successful in REI. It really not all that hard, But it does take some work. If I had just read the book one time and had not been a member of the success academy, Their is no way I would have done over 40 deals in less than 18 months with no money, Bad credit and bankruptcy. The point I am trying to get across is that it took me 9 months to do my first deal. Read this again, IT took me 9 months. The reason is I was just starting off and everybody told me this wouldn't work. It was illegal, You have no money etc. I can't start to tell you how many attorneys and agents that I talk to that kept saying NO NO NO NO, And deep down I new other people were doing it and I was going to too. I am sure glad that i did not let no are fear stand in the way. So it's really simple if you think about it, forget about the no,s and keep moving on till you have a yes team. Today in my journey in REI if you are not a yes person I am truly sorry but I have no time for you are anything else. You are who you hang around with. So if you want results go get that yes team. And talk to anyone that is succeeding in REI and see how many NO people are on their team,

Randy, thanks for a great thread! I just wanted to comment on Elix's post about REI not being for everyone. I sorta have to disagree. Only because I know how deathly scared I was in he beginning to approach people and even call the coaches even after paying big bucks for the Success Academy, lol!
It was by doing what Laura and Tony and Randy said, just doing it in SPITE of the fear, that I have gotten to where I am now. I did it kind of the chicken way whe I first started. I was so scared to talk to homeowners that I strictly went after REOs using my realtor to shield me from rejection. HA!
Well, I worked my way up from that to being able to talk to ANYONE and really now letting nothing scare me. It was a long process and being here on the site with 100% support was crucial in that process.
So, while I agree it is a plus to have people skills to start with, there is a place in this business for everyone, no matter what their personality, BUTTTTT they HAVE to be willing to be uncomfortable and grow and push themselves to do that! And ALWAYS believe in yourself.
Randy, you're awesome. Even though you came at it like a bulldog from the start, I know even you have grown tremendously. Look at what a leader you've become on the site. I love how this DG Family brings out the very best in all of us. (Thanks again Dean!)

I'm not sure if you fully understood the point I was trying to make.
My point of not everyone being 'built' for REI is in what they're willing to put into and how long they are willing to handle the downsides. Like you mentioned "they HAVE to be willing to be uncomfortable and grow and push themselves to do that!" and I think alot of people come in with a misconception of instant gratification and when things don't go the way as planned,.....
I think there can be a place for everyone in REI if and only if they are willing to put the time and energy into it. I speak with people on here behind the scenes and they too have their concerns and I help as I can but I let them know "you're only going to be as successful as you want to be" and its not easy, but they can do it.
I was reading different posts, and came across your entry. And I just wanted to stop and let you know, that I too feel much the same. I am just starting this journey, and I too feel as if I can do this. But I am just on the edge...fear I guess. I am sitting here, ready to be evicted, I am underemployed, and I work hard everyday. But I just keep getting deeper and deeper in debt. So, fear is my motivator as well. I have to do something, I will work hard at what ever it is, I just need a hand up. And I am hoping that Dean will be that hand. Good luck to you, and if you have any words of wisdom, please feel free to pass them along. I feel as if I am just going to go ahead and dive head first into this, come hell or high water...

The one thing a lot of people don't understand is the hours and time I put in learning everything I can, And still to this day I do that. My wife made the commit to me last night that she had never met anyone like me. I ask her what she meant. She said when you set you head to do something you don,t have time for anything else, I guess she is probably right. But like I told her, hopefully in the next two years I will have the knowledge. great partners and teams in place to were this want be 7/24 job. And NO this is not hard but it does take a lot of time an work.

Good point, my friend. Each person has to build on what they come in with. Some may have to work harder than others to get past obstacles, but perserverance and determination are a choice and once a mind is set, and we surround ourselves with positive support, there's nothing that can stop us.

I agree with Rina,Elix and Randy. ANyone can do it, you just have to have the drive to push through the fear and the motivation to get it done. It takes a lot of your time but if you want to be in business for your self then that is the sacrifice you make. I think the people that fail are the ones that cant push through the fear and feel more comfortable working for someone else. And lazy will never get it done. JMO

And if 90% of the people give up, that makes it even easier for the 10% that push ahead. And when you push ahead, it just keeps getting easier. Almost seems like an unfair advantage, huh? LOL

YES, I know first-hand how much time you put in (as you know how much I do). Some people would probably keel over if they had to follow you for a week! LOL. But that's what it takes.. at least in the beginning. And I'm glad you make no bones about being honest with people. So yep, Elix is sure right about having to be determined and put your heart into it. I think every successful DG student is evidence of that. And hopefully an inspiration to all newbies to just stay the course. It's sure worth it in the long run!

You are so right on this. Sometime you should take a pad and see just how many hours you put in. I think you would be surprise. You have to count everything. Time on site, PMS driving to look at a job, talking to other investors new are old, ETC. But the difference is it does get easy and for the most part FUN. And what great people you get to meet. If it wasn.t for Dean i would not have a clue of who you was. are what you are about. Man that would have been a big LOST in Julie AND RANDY LIFE. I have met so many great friends on here,

Hi Randy. I just wanted to stop by and say how much I enjoy your journal and advice. There are so many journals started that remind me of school when you have to give a report on what you did over the summer vacation. I woke up and so on. I don’t want any DGer to stop writing their journals it is just funny to me that some of them don’t have the meat and potatoes of real estate investing. I do not want any ones dreams of real estate to ever stop or give up. I just really appreciate the journals like yours that give real encouragement and no smoke and mirrors.

Just kinda curious, Why did you copy and post the same thing over. To me that is a easy softer way of doing things. I mean something has had to change since your last post. This is a big part of succeeding in REI. if nothing is working you have to change in order for it to work. The sad part about REI that this kind of stuff really does happen. and it all boils down to one thing. Not doing enough research, I have got a property that i am closing on the 27. I have had it 4 months. I found today that a lean had been put against the property yesterday by the City for trash removal 2 years ago from bad renters. I spend a lot of time on research and still might get burnt, But not yet still have a few tricks up my sleeve. If you think about it what are the odds of this happening. Well a lesson learned, I guess I will add the city and codes dept to my research list.

You've brought up an interesting subject I hadn't ever thought of, speaking of the city's lien on the property. Now, this is a property you bought subject-to, right? Normally, in a regular sale, the seller (in some states, the buyer) pays for title insurance up to the closing date. I'm thinking title insurance would have covered what was owed to the city had the debt been missed by the title company. And if they'd found it the seller would have to pay.
Here's my question: Is there a way to purchase title insurance on sub-to properties? Or do you just have to trust your own research and be very thorough? I guess you could pay for a title search, but ultimately it wouldn't help if they failed to uncover a potential lien. Also, I wonder if there is a way to prevent any future liens that the original mortgagee might incur. Maybe this is relevant on a contract for deed as well??

I was just paying their interest On the line of credit they had against it. It was costing me 56 a month. The bank actually has the deed. This just popped up at the last second. I am doing a double closing at the bank. But I still have a few tricks up my sleeve. I spent a little over 2 hours with the city. I told them I needed something in writing of why it took two years, I told them I didn't think I was getting a fair deal on this. I mean I am paying their salary. I am a tax payer with several homes.And now I need answer by Monday, I told them I would sure hate to take this to the council with this being election year, And yes the Mayor and 6 council seats are open. I told them they needed to get the lien release and collect somewhere else, That if they had done their jobs that I would not be in this situation. I also ask to see the certified letters they had sent to the owners in the last two year trying to collect. SLIPPERS. NO LETTERS. Just waiting to see if they call my bluff are if I need to pursue this matter are just pay the 1400.00 dollars.I guess I will know Monday.

Randy you did pretty good! It took me 5 yrs to break out and get my first deal done in 1995. I had a whole library before I got started. I must say it was very scary but it was worth the wait. I was able to assume an FHA property at the time with about $1600 out of pocket expense. I rented it for about 7 yrs just breaking even. During the 7 yrs I had a busted sewer line due to tree roots that cost me $5K, but I stayed in the game. I sold it to pocket $37K. Hope this encourages someone to get off the couch. It's OK to be scared and get PAID!. Nothing more Powerful than a DREAM! Just Do It!

I am glad this week is almost over. I feel like I have been kick in the head, run over by a truck, pushed out of a plain with no parachute. Believe me I know some weeks are going to be Bad and all of this is part of succeeding. I mean if you really think about it if things like this didn.t happen everyone would be doing this, Well at least my glass is still half full. and when things don't go the way I think they should and fear tries to creep in, I just look in the mirror each morning and say my thank yous and laugh at fear and say you better find someone weaker than me, O well tomorrow's a new day why do I need to wish the week away,Guess I will be out their early trying to make things happen.
