Do you really want to be successful in REI. It really not all that hard, But it does take some work. If I had just read the book one time and had not been a member of the success academy, Their is no way I would have done over 40 deals in less than 18 months with no money, Bad credit and bankruptcy. The point I am trying to get across is that it took me 9 months to do my first deal. Read this again, IT took me 9 months. The reason is I was just starting off and everybody told me this wouldn't work. It was illegal, You have no money etc. I can't start to tell you how many attorneys and agents that I talk to that kept saying NO NO NO NO, And deep down I new other people were doing it and I was going to too. I am sure glad that i did not let no are fear stand in the way. So it's really simple if you think about it, forget about the no,s and keep moving on till you have a yes team. Today in my journey in REI if you are not a yes person I am truly sorry but I have no time for you are anything else. You are who you hang around with. So if you want results go get that yes team. And talk to anyone that is succeeding in REI and see how many NO people are on their team,

Something I have realise if you start getting to many yeses something is missing. IF ever deal I did was a yes I would be leaving way to much money on the table. And some days when nothing goes right I remind myself Is my glass half full are is it half empty. Like I said early It's always half full. and believe me in REI their are some days I wished I had never got out of bed.But then their are those days I say wow, I can't believe all this is happening so quick.

every night. Because i've learned through trial and error. Lots of error on how to do things the right way. And at the end of the day I can look in the mirror and know I never screwed a person over and did some backhanded stuff, cut throat biz to cash a check
Success to me is having the humility to know when someone knows more than you and you just shut up and listen. It means to just appreciate that someone actually is willing to speak with me, taking time out to address me in a way that makes me learn more.
Its accepting the reality that this is definitely not for the weak or faint of heart because there is alot of money involved at every end and you need to be attentive at every angle.
Its cashing that first check, being happy, and then an hour later getting hungry again for another one. And another one. And another one.
Its using your strengths to your advantage and understanding that what worked for one will not work for everyone. Its also working on your weaknesses and making them your strangths.
You get back what you put in

Just read the blogs here and I'm strating to learn whith Dean say was true...we are not by oursleves. I just order Your Town Your Profits, read it one sitting, have reviewed a lot of the material on the learning center site and joined a website I found here while reading the blog's, to find buyers. My question is what would be the next steps?
Calling buyers to qualify them as motivated sellers?
Building an A Team?
Calling Banks (interested in REO's - Short-Sales - Forclosures)
I'm stuck with all this great information and just want a road map to guide me until I can get my feet under me. FEAR...what's that? Point me in the right direction is all I need right now. I know I'm going to need help along the way and believe this form could be one of the answers.
I'm 57 yrs old, can't find anyone to hire me because of my age and have several friends in the same situation. Would love to be able to show the this works (and I know it will) and share it with them.
Right now though...it's about me! Looking for any help I can get because I really need to land a few assignment deals (finder-fees 3k)for living expenses. Once I get caught up on everything I'll look a REI long-term for monthly income.
This has been a wonderful surprise so far, but what would you suggest I do next?

When you start out you have one coach that calls you each week. But you can call the success acamandy anytime. I not sure of the times but i think they are their like 12 hours a day. When i started out I used them all the time.

Not to be a pessimist in any way, but I just do not believe in that statement.
I believe a large part of a persons success is based on their desire and drive and it took Randy 9-10 months to close a deal and he went hardbody from start to finish. There are stories on a bunch of other DGers who did the same and got results
I've seen posts on here from people who've been at it for a week asking for a referral for a therapist because they did T, U, V, W, X, Y amd Z all in one week and they got nothing. And then you never hear from them again.
As much as a step by step, point by point, Deans books and advice from people on here give, I honestly don't believe everyone is 'built' for real estate; I think most greatly underestimate what it entails and they soon realize its not their calling or they just couldn't handle the pressures and disappointments.
I've always been supportive of anyone who wants to better themselves and will continue to do so, especially on here, but that term just makes me cringe sometimes because I feel it indirectly insults the accomplishments of others.
As usual your posts comes to me just at the time when I need it most. I notice I start to get off track a little and then you do it again. Are you sure your not like my personalal motivation coach, lol?
If you dont mind, I am going to PM you to pick your brain a little.

I do agree with you, But I still believe anybody can do this if they are willing to put in the time and the work. And yes I did have a lot of hours getting to where I am at today, And yes I was willing to do what ever it took to get it done, And yes I did put in 60 to 80 hours a week. And yes now it is paying off. and yes if someone is wiling to do this they will succeed. And Elix your words of wisdom are always appreciated my me.

I feel somewhat the same as you because I have been the one that has followed someone step by step and did not get the same results (not RealEstate) but I think alot of what it comes down to is timing... are you in the right spot at the right time to benefit. If we all put forth the work that is needed and not give up then we should expect something to happen... at the same time I believe REI is not for everyone so yes it isn't for everyone.
I read somewhere on here that someone said REI is a peoples business, if you are not comfortable dealing with people then the odds are against you from the start. I believe that to be so true!
I look forward to all the posts and comments on here that you make and strive to gather the wisdon that you and Randy (as well as others)give out freely, keep it up please because its the wisdom that some of you have that will change the destiny of others.

I guess in someways you have to be a people person. I never really thought about that. But then again i can set down and talk to anyone. But I guess the big reason fer that is i look at everyone the same, I mean we are all humans and I could care less what someone has or doesn't have. If you think about it we all breath the same air.

I know how you feel, I've been there, I started with excellent credit then had it turn to bad credit within a year.
The good news is.... You do NOT have to put up with creditors harassing you day after day. I've sent you a PM so you can have access to some debt letters that I have personally used to get creditors off my back once and for all.
No one should have to endure that kind of harassment from any creditor, including lenders! That's right, it's illegal for them to harass you by phone or even by mail over a debt. If you are in this situation please contact me immediately, these letters work! Consumers need to know their rights and fight back.

Over the next month I have some funds coming in...enough to get an inexpensive vehicle and pay for the Success Academy(Though I'm not sure which to pay for first?)
I can't believe that the economies downturn and the banks putting out A.R.M.s will turn out to be my ticket to something better. Someone is going to be purchasing those homes anyhow. I do plan to help others with my business as well.

Like I have said in my other post, My first one was a assignment in MO. The main reason i did it was because everyone told me it couldn't be done. Now most of my deals or subject to and I turn around and do a Leese to own. i do have 5 flips going on at this time also.

Hi Randy, thanks so much for all your posts and your words of wisdom! They have been a great help to me in getting back in the game. I agree that the Success Academy is a great way to jump start one's REI success. I was hesitant at first to join due to the costs but at the same time knew that once I paid for the academy I was going to make darn sure I would make it work. And it did. I did my first six deals in just three months after joining the academy and know if I had not joined I may still be hemming and hawing due to fear. Its funny cause now I have more fear of posting here online in the DG forums than I do about investing.
Now I say "back in the game" because we had baby just after deal six completed. I have a full time job on top of the REI and doing both together does take quite a lot of my time but it can be managed. However, when the baby was born I wanted to spend as much time as I could with him during his first year so I did cut way back until just this past month. But now I'm back in the game again putting in my offers, attending REIA meetings, building my new team, and etc. and I know it's just a matter of numbers before I get another deal going. Thanks to Anthony being born my motivation is even higher than ever! My goal is within 5 years to quit my full time job and focus exclusively on REI. From a time management perspective if I find that if one tracks all one's time for a couple of weeks you will find that you spend quite a lot of time on nonproductive activities. Once I did that I was able to better budget my time so I can fit in my job, REI, and still spend some quality family time.
I think fear is the biggest obstacle most of us face. I know this may sound a little silly but I say the following mantra which, is paraphrase from Frank Herbert's Dune series, everytime I feel fear rearing it's ugly head.
"Fear is the mind killer. Fear is the little death that brings total annihilation. I will face my fear. I will allow fear to pass over and through me and when fear has gone past I will turn to see fears path and there will be nothing but I'll will remain"
Remember courage isn't the absence of fear it's proceeding in spit of the fear.
