OfflineI just wanted to once again thank the man who changed my life, Dean Graziosi. I never would’ve thought back in 2008 when I was up at night and sick of life, that an infomercial would completely change my life. I remember how inspiration Dean’s infomercial on “Profit From Real Estate Right Now” was to me. I had a dead end job and never believed in myself but a fire was sparked when I believed in his courageous words and picked up the phone to get the book.
I had no hope for the future because of past circumstances and because of always knowing poverty as the only way of life. Real estate gave me a passion in life and saw a vision of the life that I could have if I worked hard. For the first time in life I started to believe in myself and went from a pessimistic to an optimistic. My whole attitude changed towards life and I actually started to care about it and people. It is insane to think that one man inspired me that much when no one else ever did before.
Fast-forward to today and I have done 10 deals and made more money in the past year than any other year I worked, almost made as much money as any other 2 years combined I had in the past. My last deal I made $16,000 wholesaling a house and I made some nice profits before that. I remember how hard it seemed in the beginning and how many road blocks I hit to finally hit my stride. I know that it will only get better and easier with time. I still can’t believe my success.
While I give Dean the credit to get me inspired and get me in the game, I also want to give credit to a local mentor that helped me put it all together. He knows who he is and he already knows how appreciated he is. I would advise someone out there to also find your local mentor to help you get through it. There’s no reason why you can’t have more than one leader.
I wrote this to show my appreciation for the change that Dean had created in my life and say thank you from the bottom of my heart. I also wrote this to maybe inspire a few out there who are struggling like I was in the beginning. I haven’t come here in a while because of my busy schedule but I will try to come here from time to time to help out wherever I can. My signature was FAILURE IS NOT AN OPTION and that has come true. Matt can back me up on this. When you come to a roadblock in your REI don't keep bumping into that roadblock or wait for someone to fix the road and remove the roadblock before you move forward. Just hit it full speed and plow through it, ride that rough road all the way through to the end. Who cares if your a little beat up when you get there! You will heal and you will have made it back onto the smooth paved road again!

To Martin and 2 Travel 2 , I have felt the indentical same way . Dean's strategies certainly give you a chance to dream again and look forward to the future !
I have been on here for 2 years just like 2 Travel 2 and have not done a deal. But I am extremely close to my first deal -- closing on a bank owned home . I am also putting out multiple offers now. I have found a GREAT real estate agent that is completely cooperative with new investors.
Networking is the key to this business . Keep communicating with people until you find like minded individuals that will help propel you to your destination.
Stay positive , every experience is a lesson learned ; good or bad .
Keep it up Martin , 10 deals is awesome and is a challenge for me to accelerate my game .

Creative financing techniques work as I have been doing them for about 30 years. (First investment house 1981) The ideas have changed a little since I started (some better, some worse) but it can be done. I am sure that you ran into obstacles along the way and it would be great if you could share your story for others. The reason is two fold: 1) to be able to show that it can be done with certainty; but most importnatly 2) to show that there are obstacles and success is not always in a straight line. I think a lot of new investors get discouraged because they don't have immediate success. It doesn't mean they are a failure, but more likely the fact that Dean's books should be used as a blueprint; not a guaranteed road to success. You have to tweak things for your own area, your own personal situation and your own acceptance of risk. I look forward to reading your story.

I just walked in the door after a lonnnnng day of work and saw this post and it fired me right up Martini. Thank you for sharing that with everyone! I bought the books in September and did my first deal in December 10. I just locked up a contract today on a residential property in Myrtle Beach for $22,000 and I will have to say if it was not for all the wonderful people networking on the website and for Deans Blue Prints, I would have had a hard time making that first step! thanks guys! the key is to analyze what you are doing and find out what is working and not working. Looking back I realized that I made lots of mistakes so don't feel bad there. If you been doing this for about 2 years and you don;t have one deal , you are doing something wrong and you need to change your strategy. For example.. if you are making offers through agents but have not gotten one, maybe try direct mail. If that has not brough you anything, then maybe try some signs. Certain things work better in certain areas so you need to be aware what that might be where you live. Like I said in my orginal post, if you know how to approach people then go get you a mentor or partner up with someone who is as motivated as you. If a high school drop out like me can do it, YOU ALL CAN DO IT. GOOD LUCK!

Very proud of your accomplishments Martin, and your willingness to encourage others! This site is pretty special. I'm in a class right now with other DG'ers and they are quite a sincere and caring lot. I've always been amazed at the way the traits of the leader of any organization funnel down to the masses. It's even more amazing that Dean's sense of nurturing and reaching out funnels through this DG family across the internet and throughout the country.

Hey Martin. I'm so happy for you! I hope to replicate your success. I haven't done my first deal yet but I do try to use what little time I have for myself to get my business set up and ready to work. I think I'm almost there. Finally! It can be discouraging when it takes so long, but coming here and reading stories like yours is what helps keep me going. I have people ask me every week why it's taking me so long and if this is really going to work. And I tell them Yes it will because I already know people who have been successful. Sometimes, you do not need to be beaten up. Just take the roundabout at the roadblock. It might be a bit challenging, but it will still get you there.

I purchase my first property at $13,000 , I had to close on it because I could not wholesale it. My plan is to still sell it "as is" and I expect to make a profit. I got an offer at $16,000 already but I know I can get at least 5K out of it. Hopefully, you guys will be doing this soon also.
