I'm a realtor and have a friend that's a pilot and going for his commercial license.
We were just talking the other day & I decided to that I wanted to become a flight attendant. My youngest is a Senior in college & thought this would be a great opportunity to travel. Being a Realtor you can pretty much maintain your business from anywhere if you have a team in place. I'll check out your blog.

I always wanted to become an Investor, so now I'm diving in full force. I need as much help as I can get. The main thing is overcoming the fear. I have had very challenging times.

You can use Wholesalers as part of your team. That is how Carol and I do it. I lock up a property and she sends it to her buyers. We have to split the profit, but we're both happy. If you work with wholesalers....make sure they have serious buyers first. If they don't then you'll be spinning your wheels.

Just a suggestion, let negative people go or you'll end up "training" them when your time could be used more productively.

I am also very new but have been following dean for some time and heard this subject from many different angles. basically you dont want to actually tell them you are building a buyers list(Although with the right agent it may not matter) If you put it as a research tool that you are looking to pinpoint what area you are going to target and want to see where others investors are active. I would probably sugest trying another agent . Im getting ready to call some now.

Hello Candice,

Ask the REA for a list of properties that has sold for cash in the last 90 days.
Internally you know you need it to build your buyers list. But you don't have to share that part of your strategy with the agent. Telling your agent you are using it to get the cash buyers info may make them NOT want to give it to you. In some states there is a disclaimer that say do not use this information for solicitation. So if the agent thinks he's giving you info that can get him or her in trouble later, they may not want to do it.

Having the list will not only let you build your cash buyers list but also tell you where they are investing and interested in buy. If you see a certain investor bought more than one house in a certain area, it's clear that if you find a great deal in that area he/she may snatch it up fast.

First of all I am Lookin forward to next monday!! I was curios though about finding REA . I am in Pennsylvania very small town .For this reason I am looking anywhere from 1 to 2 hours away. These are still small towns but much larger than where I am . So my question is can an agent help you in an entire state or are they limited by caertain countys. And if I decide to invest in another state which I know you all have done Do I need agent for each state

Agents...An agent it licensed in a certain state, so you'll probably need another agent for a different state, unless they are licensed in multiple....but that is rate as there are costs involved.

I recommend have a different agent for each area of town. Agents often "Farm" an area....meaning they know what's hot in a certain area. As for Denver we have a realtor that works North Denver, South Denver and Aurora. So it doesn't hurt to have more than one working for you.

We've also gone through several agents. Often times they say exactly what you want them to and then after 30 days they get burnt out and aren't in it for the long haul. So it may take some time to build your time...and your team will evolve.

Buyers...

Another great way to narrow down where you are going to get an agent is to build your buyers list....find an agent in the area that your buyers want to buy.

example....If you have a buyer that wants 3beds/2 baths in the university area. Get an agent that "farms" the Univestity Area.

AS of today we have a Table of Contents thanks to Mark and Karen, and Michelle pasted it on the first post--- it should be very helpful.
You can review posts 26, 42, 121 and 205--- but yes you want a list of CASH SALES, you are not asking for the agent's proprietary list of buyers-- you have to get the names from your county assessor / treasurer websites.

Mls for cash buyers

I spoke with a Real estate agent and we have build our relationship.
she told me she is the right person to help me. Yesterday i e-mail her to send me the list of the cash buyers on her return she send me the cash sales single family homes for the last 90 days.

how do i find the cash buyers? i did some reseach on our city on assessors data ,when i put the address of property i find bank names and the name od the peson who lost the house on forclose. why am i saying that most of houses i knew the owner, this is my hood. please help. I have the listing with me and what should i do now?

Just talked with my friend the REA and she is going to help me! She even tried to talk me into getting my RE license. Because I have RA I cant count on my health to cooperate everyday so I have tabled all full time demanding jobs.

building buyers list using a realtor

Here is what I did to start building my buyers list.
I started calling real estate offices and was asking receptionist to give me names and phone #'s of agents that work with investors. she did. I started calling them, obviously they were asking questions and I was asking them questions to determine if they would be a good fit for me. Some people were not but one realtor sounded good and I thought he would be a good fit. so I asked him over the phone that I'll need a list of the properties or transactions that were purchased with CASH in the last 90 days, since I told him that I'm a cash buyer and will be submitting cash offers that's why I need that list to evaluate the market and see what it's doing. He was absolutely cool with it. So I had a meeting with him but he didn't send me that list ontime, so i'll probably be looking for a new realtor, because I want somebody who would do what they say.

Once I got the list of the properties that were bought cash. I went to the county website and pulled up those properties and got the owners mailing address and I'm currently working on sending them letters and working on getting a new realtor.

Working on RBBP & being a Success Academy student

Hey Michelle--
Do you have your first call with your coach today (I can't recall)? I have been a Success Academy student for a month or so and I find the straightforward information in the RBBP to be a real boost for me, but at the same time I have the confidence that I can call the coaches anytime, and I have the PMI lessons which have outstanding deatil-- I LOVE both programs so much. Everything is in the RBBP to succeed and jump start quickly. It really is the blueprint to build our empires.
I know you said you wanted that one-on-one (me too) and it IS awesome. I just shared all my (and ours from this thread) progress with my coach and he guided me right through all the questions we've had so swiftly! I love it!!!

My first S.A. is today at 2:30pm CST w/Diana and I CANNOT WAIT (I'm excited, can you tell?)! Legalities-Role Change from Finder to ???

Okay, I have a serious question. I have this cash buyer is looking for a home in a specific area who has actually been giving me addresses of houses he's interested in. When the buyer is giving me specific addresses, is my role changing from a "finder" to something else that may be illegal? Wouldn't this make me almost like an RE agent? What should I do in this scenario? I'm just trying to keep things legit Smiling

RBBP and Success Academy

Hey Michelle,
Normally I believe we are supposed to do an initial homework assignment on PMI before the first call, but your call was scheduled so fast and you have been going through the RBBP, so here is how it will likely go:
-You will have a chance to quickly summarize your RBBP week (bam, bam, bam)
-She may ask you a little about your background in RE (again bam, bam, bam)
-Then she may give you an assignment, at which time you can ask if you can go through your "Today" position in RBBP, your need to find a deal match, and ask her your questions.
If you run out of time (the calls are about 25 minutes), you can ask for her to call you back at a certain time later, or you can place a call to the Adviser Line anytime during business hours.
I would say you should be able to get through your questions if you cut your background and your week in RBBP to a general summary. Remember she understands all of tis, so a brief outline or summary will give her the gist.
Then, I would suggest you go thru your list of questions:
- remove the ones that are not pertinent to your "today" needs for the moment
- remove any that might be "too worried about the details we should not worry about"
- hone in on the questions directly related to getting the deal done you have today

Day 1: Finding The Right Realtor!

Well, I opened the box 'RBBP' after it arrived yesterday.
WHOA!
I started on Day 1: Finding The Right Realtor...

I put an advertisement on Trulia.com just as it said to. This morning I had 25 replys from local Real Estate agents and Realtors. After examining their answers, I chose 11 that I liked the answers of and I will call them today to do the inteview just as the instructions have laid out so simply.

I hope to find a couple that I feel comfortable working with. Not going to re-invent the wheel... Just keep taking action IS the key!

I so wanted to get the RBBP, but funds just wouldn't allow it for me. I absolutely love reading this thread tho. As Newbie and a SA member I find much of what you are discussing here is the same issues I have been having.

One thing I did to qualify my realtor, was to explain what I meant by low ball offers. I have had several that felt good, until I gave them an offer to submit. Then they him-hawwed and waffled. To make sure we were on the same page about what a low ball offer said to her after she told me low balls were fine, " so if we walk thru a home listed for $177K and I decide to offer say, $45K or less, that works for you?"

Many realtors would have shown their true colors here (and have, lol), but I now have a good scrapper. She says I'm not in this business to make friends...I have found this example low ball very helpful. Hope it helps you all as well.
