Hey folks.
For all the newbies, has everyone focused completely on how to do wholesale deals? This is the way that we are supposed to be going initially anyway. For those of you who have done these can you shed some light on it?
I imagine that this is the easiest, fastest way to make money, thus why we are doing it first. Is anyone bird dogging? If so, how much do you generally make doing this?
Has everyone chosen a mentor yet? I've chosen Carol Stinson, since her lifestyle most fits mine. (I have 5 children and I homeschool) Very busy.
Wholesaling gets you the least amount of money, and goes the fastest. I'm fine with that for now, until I can free up some time to do flips.
Any light to be shed on wholesaling and how the mentoring is going would be appreciated.

Soccer Guy in LA chiming in,
I've gotten some great feedback from REA's I've talked to but I still haven't gotten a formal email with the 6-8 listings yet. I've been given enough to know what areas should be good for cash buyers though. I'm meeting one of the best prospective REAs in person tomorrow. I feel it is invaluable to meet one on one and I loof forward to that. I'll also remember to ask them how I can make their lives easier as well as opposed to telling them to give, give, give. I'll be firm but kind and empathetic.
After years of ridiculing newspapers and how their readership and importance has dwindled in the internet era I've found myself getting subscriptions to two of the major LA papers today! Newspapers appear to be invaluable resources for finding RE deals, sellers, buyers, probates, etc. and so I'm happily a subscriber again!
One Money saving tip for newspapers or anything else would be to visit the site RetailMeNot (just google it) and there you can find all sorts of coupon codes. I found a code that got me the LA Daily News for $1/week plus the E-edition for just $1 more for the year. I also subscribed to the LA Times.
I use Ringcentral for my business phone. I have an 800 number through them and that makes you look more legit and professional as well. I can also dial calls from my cell phone via a RingCentral app. They do visual voicemails and visual faxes and some other cool services as well. If you are interested, send me a PM and I'll send you a link to get a free trial with them.

If one way to find cash buyers in your area is working as well as others then focus on the other ways! You only need 1 cash buyer to get started!! Then build more as you go!
I did 12 deals my first year and I have some exciting news for you guys. I CLOSE 17 WHOLESALE DEALS TODAY! YES TODAY! Thats the point you can get to. But I always worked hard, stayed focused, and pushed through any obstacle that got in my way.

I’m stalled trying to get the owner information from the tax assessors site on the sold properties' list I’ve received. The property IDs I typed in bring up only the name of the bank, I guess that owns the note. Any suggestions on how to find the owner? Is it because I’m in a non-disclosure state?

Aniko, You don't have to sign up with one in particular. But I'm going to stick with one. Ride it all the way out and then, start going through another after I feel I've gotten pretty knowledgeable about one mentors tips and strategies. You do this in the Rock bottom blue print fulfillment section. Go to the part that says pick a mentor. I chose to do this now, because I'm beginning to fill a bit overwhelmed by so many strategies, and ways to sell houses. I fill like I need to follow one thing, get a grip on it and then move on. I love to take in loads of info to get a big picture. But now I need to go back and fill in some details.
There are about 5 mentors to choose from.

We have two Agents we met while looking at properties to buy, fix and flip.From different counties and towns. One has been sending us listings several times a week. She has pulled together the list of "Cash Solds" from the past 90 days. I Tried to look the properties up by internet but for some reason the public site for the counties are not free. So monday I will be going to the Courthouses to find the "Cash Buyers" names.
We received "The EDGE" dvds and have been watching and learning from them. Awesome and inspiring.

Wow for some reason I thought you had to go down to the county office for this one as well. Maybe I was getting this confused with the procedures for probates. So I live in San Diego county. I'll look to see if I can find the site myself. If I don't find it, I'll yell for help as well.
I don't know if I'm in a non-disclosure state or not. I, too, was having difficulty obtaining the needed info on the treasurer's website. I'd input the property address and all it seemed to give me was just the name of the person who bought it but no mailing address. Later I discovered a "Select" link that was "hidden" (it didn't have a line underneath to show there was a clickable link there) right next to the information once it was brought up. When I clicked on it, it took me to the page that had all the info I needed to contact the buyer. Check again and make sure you're not overlooking something first.
If this still doesn't work, the only thing you can really do is either search the white pages or use a paid search site (the names escape me but someone listed two of them on this thread).

Not sure where you live in SD county but here in SD you do have to go to the county recorder office to get the address of the owner. If you have the name you can search by name, or search by Parcel Number (APN). I spent two days there this week and found tons of information ... from when they purchased their last property to how many they have to whether taxes are paid up.
We can get the tax info online here with the address or APN number but not the owner name or mailing address.

hello. Im new here and had a question I think maybe alittle on the novice side but Ill ask anyway. How come MLS data can only be accessed by RE agents. Isnt there a way to get this ourselves? It seems like crucial information that would be good to have access to.

Howdy! Welcome to the thread! You'll have a lot of fun here.
The MLS is a search data base that realtors have access to for searching anything with real estate. When a house goes on the market, the real estate agent puts it in the MLS, the property can be viewed by anybody that has access to the MLS, which generally are Real Estate agents. The agents take this information and send it to their clients or buyers.
websites like Realtor.com Trulia.com and Zillow.com also get live information from the MLS and display it on their websites so we can search the homes for sale too. The information and search functions on these websites is limited, thus having us have to call a Realtor to get more information on a particular house.

So I made my bandit signs and posted my first one in my front yard. I live in a neighborhood near a university. It's a very mixed population of original owners and rentals. Anyway, I finished up my signs in the garage then was heading out to post them. THATS WHEN I DISCOVERED... someone had actually stolen the sign from my front yard!! Talk about "geez"....anyway it was funny and it was disturbing at the same time. Did my neighbors take it down or what. Then I learned from a rehaber across the street that there are 4 others in the immediate area doing the same thing I am - bandid signs. He thought one of them probably took it down. I was still "Wow! Really? There is enough biz for all of us!" It did spook me a little bit. But I can overthink everything. The sign was up probably three hours. Nonetheless, I headed out to place my signs and couldn't help but keep giggling from time to time... from my own yard, my first bandit sign, taken... guess I must be on to something! Anyway, all I know is around here bandid signs have been used for several years, very competitive and the city has gotten strict but yes, still sales going on for all of us. ....just get back up and get out there... and yes, I put another sign out today but took it down before dark and will do this for awhile. It is legal on my own property! I'm in a big transitional neighborhood and oh yes, to chine into some of the conversation on this thread... I used the - I buy houses, any condition, and my phone number on each sign out there. It's my personal cell for now. I'll talk to anybody!

I've actually been through this process before. I had to do it to look up some info in my place I was renting at. Do you need to have the name of the owner. I would imagine not since that's what you're looking for.
Also have you been to a REI meeting yet? I'd like to attend one, but I'm not sure where any are held.

If you can't find the info you're looking for online, or they are charging a fee to access it online... you may want to go old school and visit your county court house to get the information.
When you do, Be productive while you're there. don't only go get your info, but also network with the staff that works there. Make a new friend and leave a lasting impression.
If someone in particular help me out i would go as far as send them a thank you card or gift. How many people do you think actually show them some appreciation for the service they provide to you.
They will remember you...
Keep the channel of communications open with them. I would go as far as getting an email address if i can.
why do you want to keep the channels of communications open and have them remember you? I don't know, maybe, just maybe, one day you may just want to pick up the phone and call them and ask them to look up some information for you. They may even allow you to send them an email and they email you back with that info.
We must become people persons. We must eliminate our fear of talking and communication with people.. this is a huge part of the key to success in this business.

Some of the real estate investment clubs in the area of Chicago do charge a fee. It's pretty in expensive though, about $99/year. It's not too bad. I find them to be pretty helpful. For those of you who are having trouble getting the cash buyer's address online through the County Assessor's site, you may want to google "Your county tax records" I found a 3rd party source that has very detailed info for free. If I wanted to subscribe for $800.00+ a year, I could have gotten much more info. However, by using the free service I could get the new property owner's name and address.

You can search by address. Just plug in an address of a home from a list of properties your Agent sent you. From there you it should pull up the ownership information and you can just copy the address and owner name. You are going to use the name and address of the owner to mail them a letter telling them you can help them find good deals. If the owner's address is the address of the property, don't worry you should still send them a letter. Should be simple enough.
