Here's what I did:
Bought a tracfone to use as my business phone (LG800G w/triple minutes from amazon) and let tracfone assign a number to it.
Went to Google Voice, looked at all the numbers and see what words I could make from them - I ended up with (***)KEY-9966, easy to remember huh? Also, with google voice linked to a tracfone, any voice mails will be transcribed and left in your google voice inbox and/or sent as text to your tracfone, which is cheaper than listening to the actual msgs on your tracfone.
Now, if you're looking for websites & domain names, 1and1(.com) is currently running a summer special where you get 2 domain names, hosting, emails and a bunch of other stuff FREE for one year. After that you pay a discounted price of $6.99/mo instead of $8.99/mo
Fax service, you can buy a fax machine and another phone line or you can use online services such as efax or metro fax. Compare the different services and providers out there as they differ quite a bit in offerings, capacities and pricing.
For business cards you can go to vistaprint(.com). They have an offer for 250 business cards for free but you pay s&h and be forewarned, they hit you up with a lot of upsells.
All you need on your business card to start is your name, Private Real Estate Investor, I/We Buy & Sell Houses, your mobile #, fax#, email address, site address and city, state & zip. You don't need ALL of these on your card but the more you have, the more professional you look.
Regarding business cards to cash buyers, I read somewhere (awaterloo perhaps?) that they scanned their business card and put it at the bottom of the letters they sent out along with 3 or so actual cards in the envelope.

Anyway, I hit a hurdle today in this process. This might be something you run into as well. I had to make a business decision today that I didn't want to make. Now that it is over with, I am glad I made it. Ultimately, it will make me more successful in the long run.
You might have to make a decision like this too. Don't worry, you will get through it and be back on your feet in nothing flat. My previous work in finding an agent didn't go to waste. It gave me the confidence to pick up the phone and fix the situation like and sound like a pro.
I had to part ways with one of the agents I am working with today. We connected well on the phone and as the week progressed things fizzled out. Don't worry if you have to do something like this. I literally found a new agent in an hour, that's because I had the confidence of doing this from fumbling around and scraping my knees when I was literally on day 1 part 1 of this system. This really opened my eyes to think...."HEY!! If it was that easy to rebound and find a new agent and "re-break" into a market, I am going to have no problem expanding when I get good at this!!"

To Everyone: Had previously told everyone that the 1st Realtor I liked is one referred to me and that he is from KW- found out after I decided I liked what he said (what a coincidence). Met with him today to look at 5 houses.. I will put offers in on 4 of them tomorrow morning. While talking to him today, I asked him "So, what got you into real estate?" By asking this question I found out that he was a general contractor for 25 years and that he was tired of chasing his sub-contractors. What a pleasant surprise, with his expertise he was very helpful pointing things out! I hope everyone hits that kind of gem too!!!
Keep that momentum going this weekend and don't let any dream stealers get to you this weekend!!!!

Another option, one Dean used to endorce, is "COA Network". This company has a powerhouse of services that will make the people calling you think that they have reached a real professional business person or company. (LOL, as if we are not?)
They have a "Basic Program" that is absolutely wonderful with a 1-8xx number for people to call and so much more for just $19.95 per month. Just go to 'coanetwork.com' and look. I use this and it is wonderful, wonderful, wonderful!
Oh and by the way, if you refer 3 others, your account becomes free, yes that means no monthly fee! No I will not 'refer' you as I would consider that un-ethical to do here on DG's site.

Awesome! That's great that your ads are working. It feels like Christmas morning when you start getting calls and emails. Its a great feeling.
I would definitely get a google voice number and put it on there. I have found its better to answer the calls than answer the emails. Let me rephrase that, you need to answer all of them, but its more valuable if they call you. You can start building your relationship with your new buyer immediately and gain the confidence on the phone which will create momentum for you. Plus google has awesome ways to manage your calls via smart phone aps and google accounts. I love it.
I am still getting calls from that AD and its about to expire, I need to post new ones. I will probably just use the same ad but post it in a different area on craigs list. Not under a different category but a different town location within my area. When changing your ad, only change one thing at a time. If you are going to change the wording, don't change the location of your ad. Visa versa.

Wow! I responded to someone's post here awhile back and guess it got removed for something other than the All Caps I mentioned before answering. Just checked back in on this thread, and it really has taken off. This is practically a course by itself now, and I'm going to have to go back through everything. At the moment, I'm making notes on the Google phone and Tracfone suggestions, since that was one of my major sticking points. As a single female with a cell phone and no landline, I have been hesitant about putting a phone number out for any kind of business purposes anyway, but I have also had a stalker problem for years and he's still trying to find me whenever he's off his meds. I think I could use some of this phone forwarding information to build a screening safety net into any business communications. Thanks to all the great communicators on this thread!

There is a pretty cool little smartphone app called CamSanner that lets you scan pretty much anything - literally anything: think soda can, tacky desk figurines, BUSINESS CARDS - it then converts the image to a .pdf file that you can attach to emails.
I also wanted to say I've been using Vista Print for years, they have some great deals. I've wondered how they make a profit sometimes, they're always having freebies and practically-free sales. It might be noted however, that their basic free business card offers do include their website link on the back side of the card. I guess they figure if you're getting it for free, you can advertise for them. Premium or upgraded orders don't have to worry. Be prepared too, for 3rd party affliate emails begging you to order more. VP's service and prices are so good, I'm willing to put up with the emails.
For those not sure about Google Voice, I just set mine up tonight, you choose a US area code and are given a list of available numbers within that area code. Pretty simple set up, you can also have all incoming calls forwarded to your mobile phone if you want, or a text msg letting you know you have a voicemail waiting in GV. I added my new GV number to my contact list, and when GV auto-called me to verify forwarding, it came up on my caller ID just like I entered it in my contacts.
I just remembered there is also a smartphone app that allows you to falsify the number you're calling from, literally make it be anything you want. The upside of this for us is, if you're uncomfortable giving out your personal mobile #, you could always download the app and have your Google Voice number show as the number you're calling from and return calls from your smartphone using the app.

Good reminder on the do not call registry, I should have thought of it! I work as an operator and give the number out a lot to people who are sick of the spam-calls.
You have to either visit the website https://www.donotcall.gov/
or call the toll-free number 888-382-1222
If you call, you MUST call from the phone # that you want registered. (In other words, use the DNC website for Google Voice #s)

It helps, but I'm not having any luck with my ads. I'm thinking maybe its the wording. I got nothing but realators trying to sell my home for me. Do you put them under by owner or by broker? I put it up by owner. Too simple maybe? I don't put a price up or anything. I'm going to try again.

I'm not sure of the exact name of that app, I haven't used it personally (will be investigating) but have a friend who pranked me using another friend's number and voice-changer... quite creepy, I didn't know in the voicemail that it wasn't the right person!
Google Voice also gives you the option of having your google voice number be the number that show up on recipients caller ID or the number you are forwarding your GV account to. I have been using GV since it came out. Excellent FREE service. Highly recommended.

When working from a distance....To be honest most of the deals we have done out of state, we've never seen in person or filled out paperwork in person. As Chip always says "we live in the future" we have access to so much online. It is best to build a team on the ground there. Get a Realtor to send you listings. Find a DG partner in the area. When you get information from on power team member...ie the Agent, follow up with a property manager and confirm the information. As Carol Stinson says...you can do this from home in your PJ's. The deals we've done together neither of us ever saw in person nor showed up to closing...we made calls, sent emails and followed up with those on the ground.

This is my first post on any DG forum, and I want to thank all of you for your enthusiasm, and willingness to share your experiences and information since purchasing the RBBP. Michelle, you and Alex started the ball rolling and it’s at full throttle now. Thanks also to Nick, Mark, Just Plan-e, and all of you for sharing tidbits, problems, roadblocks and solutions. I've gotten a real estate agent, but will look for more. I’m stalled trying to get the “best” information from the tax assessors site on the sold properties' list I’ve received. The property IDs bring up only the bank that owns the note. Any suggestions on how to find the owner? Is it because I’m in a non-disclosure state? Michelle, you are in one also. Any help is most appreciated.

Make sure your ghost ad wording is clear and concise. Literally, they do not have to be more than a few lines. You can see at the beginning of the thread, there are a few people including me who posted their ghost ads. You can copy and paste mine.
Make sure on the header of the ad that you put a price - make it a low price for what you feel is for the area. That way it gets investors to call you!! They see your house as a good deal and want to pounce on it. Also, make sure your ad is for sale under the "by owner" section. Feel free to post your ad here so we can help you change it if needed.

It is so nice to see people helping each other for a change.
Today I talked with my new agent in one of the areas I am looking at. I am very focused on stream lining a lot of the efforts of my agent. Make it easier and better for both of us. One of the things I have done was asked her "how I could make her life easier and better so we can turn and burn a lot of these offers." Here was her response, I just copied and pasted it....
"Sounds like a plan Alex. Your the first person I have worked with, that has thought about making the process easier."
Once you get a relationship with your agent, talk to them, ask them how you can make their life easier. You might be the first person that has asked that in their 20 year career!! They'll love you for it, and put you at the top of their list of A+ clients, even though you might haven't even written an offer with them (yet).

For those of you looking for a (physical) phone number....
I use a Net10 (they use Trac phone, Trac phone uses AT&T towers).
The Net10 phone is $30 for 60 days of service and 300 minutes of use time. However, you can retrieve your messages using your landline (or other phone) WITHOUT using your minutes. To do this, you dial your Net10 number from another phone. When it goes to voicemail, hit the * key before it finishes playing your meassage, then enter your code and listen to your messages. This may work for Trac phones as well.

Thanks to all who are posting these valuable information. I am on my first day of calling the RE agent, and looks like the rest of the steps are all dependent on this initial step. What if, I come across a desperate seller and somehow find my own buyers list? Do I still need the RE agent to close my deal?
Okay thanks for the tip about putting in a low price for my ad. I havn't been putting in any prices. I also have to say I feel like I'm being a bit dishonest. I have nothing and when I have people calling me literally minutes after I place an ad I feel kinda crazy saying that it's not available any more. I have had people tell me that they see tons of these ads and they are annoyed. I'm getting the feeling that San Diego is on to some of the tactics that I'm using and the market is not necessarily saturated, but that there is lots of competition here.
Also are there any other methods that people are using to build there list that they are finding successful?

I called RE offices yesterday. Being the scaredy cat I am, instead of trying to actually talk with an agent, I was going to first make a list of agents, get up some nerve and then call them. So I called the office and asked the receptionist for the names and numbers of the agents in that office who work with investors and handle their REO's. And I actually got a list of names and numbers of their big REO/investor agents. Then when I called one office, they channeled me thru to a specific agent. (You shoulda seen me flipping thru notes trying to figure out what I was going to say to him!!!). He actually sounds great to work with, and he has already emailed me with a list of properties to look at. However, I would still like to talk with the other agents. They are all from KW... so here are my questions. Should I stick with this one and see where it goes, or should I call the other ones as well? (I assume they all know and talk with each other.) What about agents from a different real estate company?
Is it ok to deal with more than one agent? What is the ettiquette here?

I have been taking notes on great ghost ad suggestions. I have yet to place one, however, I thought about your delemma of not actually having a property. I think I will wait a day before responding to a ghost ad... then it is more plausible that the property was actually available at the time of the posting.
