Offer Accepted!!!

OH WOW!!

I just got an offer accepted that I had been negotiating for the past 3 weeks. I stayed firm on my price and the numbers. The agent had REALLY given me a hard time to try to pay more. He even yelled and swore at me. Kinda ugly, and very unprofessional.

This one is in Chicago, which I am not applying the 30 day QCF to. I just posted craigs list ads and everything to try and re-ignite my buyers. I do have a few buyers that are willing to look. I need to find more though.

Let's see how this pans out!! The numbers are kinda tight, so my fee might only be $500.

Let's see if I can get through this one. Smiling

Finding A Real Estate Agent

Hello everybody: It's great to be in the same ballpark as everyone else. I mean we all are in the process of trying to find a good real estate agent. I THANK EVERYONE for being willing to help each other. This is what I need,as I don't have any support in my house. It's exactly as Dean said; people that aren't going where you're going, don't want you to go either. My question is whether I should consult with a realtor who is currently sending me listings I didn't ask for? I know we were given twocompanies to contact, but I am just wondering if it would be worth it to see if this realtor is willing to work with me,that's if she is willing to work with investors. What do you think?

The list sent to me by the realtor indicates that the "cash buyers" are either bank names or HUD. I'm sure there are cash buyers here. Should I ask her to run it again?

REA commissions

Hi DG family. Hope everyone is digging into the RBBP. My progress so far into my 2nd week: 3 willing REA's getting CASH properties sold list this week, joined REI group and attended 1st meeting a must for you all! Found a great rehabber with ext. exper. REI member, found investor-friendly title co who has an RE atty on staff(referral from REI again), met a fellow Tradesman (REI member) who is retired and tearing it up with PM lenders! Made my first Bandit signs and put them out Friday night and am getting good response!Thanks Greg for the "cheap" signs tip!Have a list of properties in preforclosure from driving the neighborhoods, thanks Joe! Oh...and also, visited 3 mobilehome parks in my area and networked with the managers! This was great because they were more than willing to work with me to bring new inventory into the park(FREE mobilehome moving service!) One park is an REO cow and I have an offer in on one now. Will know if I got it this week! Thanks Dawn for the tip! WHEWWW!!! Just to let you all know...I am putting one foot in front of the other. When I get nervous or fearful I hear the DG family saying " don't overthink it just keep moving forward".

Anyway to my question. Does anyone know how to compensate your REA when your just assigning a deal and not closing a contract? What do you guys and gals do?Also, can anyone clarify the TF letter for POF from companies like Coastal Funding(how,what,where, when why..TF 101 lol.)

Hwy I am from CT, and i would advise you to keep calling around. It took me at least 14 phone calls to find the right agent. And what i did was focus on agents thats new or not that popular. Because he/she would be open minded and willing to do anything to build their business. I found a agent thru a local Real estate office in my city. I had trouble finding one thru Remax and Keller williams.

Just getting started

I just want to thank those who have generously shared their information exactly "how to do it." It is very helpful for someone just getting started on knowing what to say, how to say it, etc. I will be calling the realtors next week and will also start to put together my buyers list. I live in NYC (Queens) and I would assume this would be good for condos and coops as well. Although I must admit, I feel a little overwhelmed with all of the information available here and I am trying to watch the videos, read the posts and sort it all out. I am excited about this new venture and plan on having a great time.

The largest REI meeting in SD you will find at sdcia.com
they meet the 2nd Tuesday 6p networking, 7p meeting at scottish rite center off the 8.
the other big one is fibi...I think google this one. it is at meetup.com

Regarding research of property, MLS listings won't have the owner name but will have the property APN #. This is the parcel number on file at the assessors office. You will input that number, in one of their computers, and the name and address of owner appears. OR in SD you can call the office and they will give you up to three on the phone... or more if not too many. BUT if you really want to explore the research options and other properties you may find while at the assessors office, just go down there. They have several computers available and will answer all your questions.

Unbelieveable!!

Every time I stop by to peep the forums, this thread has such fat nuggets of practical and inspirational material.

I thought I had two fairly solid agents, but called one more just for kicks and giggles, and I'm glad I did.
He's HAPPY to throw in low offers ("hey, it's nothing personal. it's just an offer." he says) and he's pretty diligent (he called me at 10 at night, just to make sure I'd gotten one of his emails.). Up to now, all three of the agents that I've connected with have stepped up at different times, so I'll see which one I end up choosing to submit offers. Maybe each one can take a different region. Hm. In any case, I've got my region scoped out and my list of cash buyers in hand (88 in my area over the last 90 days, ranging from 100K to almost 500K. Not bad, huh?). This week will be focused on building my buyers list (my goal is 50 legit cash buyers by the end of the first 30 days), and securing my paperwork so I can plug and chug offers out to motivated sellers. I've also received my Edge DVDs and will start incorporating the wisdom and techniques on them as well.

Again, thanks so much to all the contributors. I really feel invested in the success of everyone in the DG fam and am really grateful and amazed at the sturdiness and spirit of this little club. Onward and upward everyone!

Cost of Success Academy

The price I signed up at just last week was appx $3200 and the one-on-one expert help is WELL worth the price! They set me up on a payment plan which I hope to be able to pay the cost off completely w/my first deal in 30-90 days (shooting for 30).

Call them tomorrow. You do have to go through a "qualifying" process b/c not everyone is accepted due to limited number of coaches plus they only want to work with serious and dedicated people.

What should be the title on the Business cards

Hi everyone,

I went to vistaprint.com to order business cards, but it asks for things like

Company Name (Is this needed?)
Company Message
Job Title (Should it be Real Estate Investor?)
Address etc ( should I put my actual address here)

Any suggestions gang?


Business Cards tips

For business cards you can type anything in those lines- including a message like I Buy Houses! Any location, any condition.
Company name is not needed.
I have cards from DG family members who attended The Edge 2011 and many of them have something like Private Real Estate Investor. Also take a look at the examples provided in the program. Many investors did not have an address- just a longer message or you can leave the line blank by going into the field and hit space or enter and it will skip the line. If you need to move your message around, especially if it is on the back of the card go into "advanced editing" button near the card to move it around.

Also, on the front page upper right click where it shows "Saw us on TV? : Redeem your 500 Premium Business Cards for $10 here" .... go into your selection of your design that way to save $10 on your order.

Starting to Call Investors on my List

Now that I have an accepted offer. I need to get the word out to investors!!

The mortgage broker I use all the time is an investor himself. He was the first guy I went to. I showed him pictures, attached to an email basically explaining the deal. I really don't know what to tell him other than the numbers. He quickly sent me an email back and said the numbers sounded great! He is going to help me find a buyer for me. I still have a list of people to call. I'm excited but need to make sure I do this correctly and have the buyers keep coming back for more!!

Any thoughts on what I should say?

Congrats on the accepted offer! So now what's your next step? Have you locked it in yet? Do you plan on assigning or doing a double close? I'm going to call multiple FSBO tomorrow and start looking for a prop outside the MLS to offer my investors. Keep me/us updated on the progress of your first deal! HOW EXCITING!

Finding/talking to a real estate agent

I read you post and I have a question for you. I first want to say, thanks for making your time available to help the newbies like myself. I had been looking at properties on the web and a real estate agent has been sending me pictures and info about homes for sale. I know we were given two websites to go to in the RBBP, but I would like to ask if you think it would be appropriate to ask the agent that's sending me listings, if she works with investors as well? I'm asking this because she has been sendiong pictures to my email address for about two weeks and I never asked for any info. She just took it upon herself to send it. Would appreciate your comments.

Hi Karen,

Yes!! Absolutely. Feel free to contact your agent. That's why she is sending you properties, for you to contact her for information. Remember your agent doesn't get paid unless you do. Don't feel in the least bit intrusive because you are not. You agent is going to be a great tool for you down the road. You'll have a great time with it and building your relationship with your agent. You can have your agent give her opinion on prices and everything in the area as well.

I found the perfect agent!

I found a very good agent that has already given me properties bought with cash in the last 90 days and she has even given me full access to the MLS through Listing Book. However I am having trouble finding my way around the site. I'm looking for vacant, As is, and has had a price reduction. Can someone please help me to maneuver around this site?

I met in person an REA and got listings from another

Update from Soccer Guy in LA,
I've had good talks on the phone with several REAs but not too many have followed through by sending 6-8 listings or a cash buyer list. At least one REA got me what listings he could and said he couldn't bring up cash buyers on his MLS system. I don't know how this is possible and even recommended checking with the MLS Help line but he said he wasn't able to. This is the REA I met in person. At least he is willing to work with me on doing what he can based upon my needs and we had a good in person meeting but we shall see.

Another fellow I met via the Trulia website has been real responsive. He has just sent me 10 listings and is working on a cash buyer list. So he has been awesome so far. The rest of the REAs, 4 of them, just haven't followed through on anything, 3 of which I've left follow up calls with. The other was someone I talked with Thursday that I'll check back with tomorrow.

I've also reached out to some people in my CEOSpace family that are experienced in Real Estate. They may be cash buyers or have some nice Real Estate connections I can also leverage. Some may be able to mentor me as well so I look forward to seeing how that works out since CEOSpace is such an open and friendly group of people that is dedicated to helping each other.

Still working through Page 2, has been tough since I'm still waiting on my first list of cash buyers but hopefully the eager Trulia contact REA can come through for me. In the meantime I may call some more offices tomorrow.

ps- I ignored all the other agent responses and called the FIRST ONE because I thought his sarcastic answer was HILARIOUS!! I found out he is an investor himself and he signed me up on his website which shows a map of all listed "for sale properties" with detailed info and "sold properties" (with no info, because I live in NM which is a Non-Disclosure State, so that info can't be shown openly on the internet)If I want to know more about the comps, I send him an e-mail to ask and he sends me a CMA. I also get updates on new listed properties and price changes---sent to my Inbox on auto. Maybe I just got lucky...but it worked!

Narrow minded on my first deal.

I just caught myself wearing blinders about my first accepted offer.

I was thinking of giving it a go and trying to whole sale it as a flip. I was thinking of keeping my fee down to make the deal as sweet as possible for the investor. If somebody were to flip it, it would work but there could stand to be a little more meat on the bone I feel.

I realized I was thinking in the house flipping mindset. A light bulb came on in my head and it struck me. This home is really is in move in condition for a renter. As a cash flowing property this is an unbelievable deal. If an investor came in and paid cash for the house, 72500 (I paid 68,500) he/she could rent I for 1150 a month and positive cashlow about 600 a month and would have positive equity of 25,000. All of this just the way it is right now. The owner could re-fi the home for 100k, pull out the original purchase cash and the equity that I negotiated into the deal.

This would allow me to raise my original assignment fee just by changing this from a home to flip to a home to rent.

Remember don't wear blinders and always think creatively!!
