I'm looking for list of call in phone numbers for RBBP mentor webcast. Can someone direct me to the list? I listened tonight to Andrea from my computer but couldn't chime in to ask questions.
As you can see I'm really new to this but I'm reading this thread and getting so much information. Thank you everyone for the great tips and encouragement!
You can go to the county website under the accessors office (taxes) look up the address of the home and there is (at least in my area) a list of recent sale including FSBO. You need to know what is a bank buy back (they're recorded as sales although they are just the note the bank assumes at auction )and a retail sale to really gage the market. If you can't find it call the courthouse for help

Chip & Andrea - I was listening to your call and was excited to get some live feedback from one of Dean's successful students, but nowhere on the Rock Bottom Blue Print site is the phone number listed for the mentor calls. I checked all my emails that were sent to me after I purchased RBBP to see if I could find the number there. No luck finding it there either. I think it was poor planning for Dean's team to not have that number listed right there on the page that gives your bio and the link to listen live online. It's not your fault by any means, but Dean's team should have thought this one through a little more.
Thank you for giving us the number above for future calls. I will make sure to write it down for tomorrow's call. Will the access code change for each speaker or will it be the same for each speaker and each week. I really hope they make it clear to all of us that purchased the Rock Bottom Blue Print how to call into future trainings. What number to call and what access code to use for each speaker and each week's call. I will make sure to listen to you guys next week and I am betting you will have lots of questions if we are able to figure out how to call in and ask them to you. Thanks again for your post above. At least you realized there was an issue and answered us here.
For others out there that ran into the same problem as me, I called and left a pretty upset message on the customer service/support voicemail after tonights coaching call, so hopefully they will resolve this for everyone from here on out. I am sure I was not alone in my frustration. Every time I heard Andrea ask if there were any questions, I wanted to yell in frustration because I knew it was not possible that there were no questions at all. I know I have a lot of questions and I am only on page 3 of the RBBP. I am sure there are plenty others that have questions too.

I've read a lot of the previous comments about finding the right REA..when living/working in a smaller town, what do y'all think about contacting the same real estate office but asking for a different agent?
Where I live, we don't have a Keller Williams and only 2 people with ReMax but there are other offices with more agents. I have tried a couple of their agents but just don't feel I have the right one yet. Is it ok to call that same office and ask for another agent? I know they'll talk among themselves and it will come up that another one in their office did some stuff for me.

Anybody doing wholesaling that has gotten to day 3 of the RBBP? I'm trying to figure out how to make all the numbers work and I didn't see a reference to assigning the contract and what that buyer would need when figuring out what the maximum offer would be. I've currently been running the numbers at 30% (my buyer) - 15% (closing costs, etc) - $$ (rehab dollars) - less my profit
How are others doing this? Is there certain order these should be done in..i.e. my buyer first or closing costs first? I know those numbers will vary depending on which one you take first off the sold comps or ARV.

I can really tell that getting the first one under the belt is going to be so key to the success of all of this. We'll know what emotions we are going to experience.

I have a question for anyone that has already made it past the point of the cash buyers list. My agent sent me the list for the areas I'm looking into and I've gone to the tax assessor website to try and find the name of the current owner. Problem is that it seems that the name listed is either the bank or the previous owner and doesn't look like it will be updated until the next tax bill is sent out which is in September.
My question is "Is there someplace else I should be looking for these listings or have I run into a road block?"
Hey Everyone i figuered i share my first experience at a RE investment Club. If your not in join one, what Dean say is true. These clubs could be useful for different strategies. You have a chance to talk about what properties you have under contract or for sale. Their might be someone there attendding looking to purchase properties. There was a time when the host ask for all the cash buyers to come to the front of the room so everyone could see who they were. This one guy said he was giving anyone $10,000 to bring him a good deal.In other word be his bird dog. He handed his card out to everyone. I was so excited, like this was really easy to build a buyers list. And on the other hand this is a good networking place, everyone exchanges business cards and info about properties for sale. I cant wait until the next meeting.
It feels good to be in a room with liked minded people!!!
I would stress that everyone do your research on RE investment clubs and join the one that has the most members!!!!

Tell me about it! I'm about to put offers in today and already I'm feeling all those anxious excited feelings and nothing has even been accepted yet! Thank you for all your videos-they help keep us all focused and in the game.
I can see why it would be easy for some to give this up b/c it does feel very uncomfortable--once an offer is accepted, it's almost like "the point of no return"; there is so much riding on finding an end buyer and making sure that the deal goes through as smoothly as possible (our financial investment thus far, our reputation, the reputation of the REA we're working with, etc). But remember that venturing outside our comfort zone is where progress is truly being made--we are truly growing. Will we make mistakes? Will we fail at some point? Absolutely. Will we survive through it all? You know we will. Will we ultimately be successful through it all? ONLY if we are able to accept mistakes and failure as part of the learning and growing process, learn what we're supposed to learn, get back up and keep moving forward.
There isn't a reason other than our willingness to feel temporarily uncomfortable and risk making mistakes and suffering through failure, that we cannot succeed in this. Keep remembering why we're wanting this in the first place. There's no better time--GO GET IT!

OK DG family I made some calls today and to anyone who is nervous just take the chance. My first call I got the receptionist and she was very helpful and took my info and stated she would have someone return my call soon. On my second call I got an agent who stated she knew just what I needed and was happy to work with me. She stated she was working with another investor who was doing the same as me and would have a list out to me this afternoon. All I can say is just follow the steps don't question just do it! I am prior Army and we call that being trainable.
SO LET'S ALL SWALLOW OUR FEARS AND STEP OUT OF OUR COMFORT ZONES AND BE SUCCESSFUL!!

Hey guys, how's everyone doing? Feel free to post any questions you have in the forum to get through any obstacles in your way! I would also like to say that I found many of my questions answered in Dean's books ("Profit from Real Estate Right Now!" and "Be a Real Estate Millionaire"), so refer to them if you have the time. The strategies in those books will keep you busy with building a buyer's list for a while!
Just wanted to give you guys a quick update, I met with my RE agent and loan officer yesterday, and had a very productive meeting. It goes on to remind me that experience is gained through REAL LIFE experience, although books/courses could accelerate the learning process. Lots of nuances could only be learned through 1-on-1 interaction with others, especially when there are state and and local county differences in real estate buying/selling.
My agent is working on submitting the offers to several properties (both REOs and Owners through Agents), and she'll get back to me with some paperwork today. Meanwhile, I have several cash buyers lined up who are ready to jump in if the deal is right. I have good feeling about these offers, but I will keep looking for deals and especially buyers to keep the pipeline flowing. Matt Larson's words keep coming to me: no offers, no deals!

I'm on my way to the county office here in Diego. Just verifying that we only need the APN numbers, (not the addresses) in order to find the owners of the homes. (Cash Buyers) Just writing the number will make this go faster for me since I need to look up 162 properties.

You can either use the APN or the address to get the ownership information of the property. If you didn't have one or the other, you still could get the information.

Hey everyone, did some more digging to find the best REA possible in my area. I think I may have found them. I started by sending them an email explaining what my goals were. They responded with an email saying he was excited to help me execute my investment plans. He also promised to have an action/strategy plan put together for me today for our call at 3pm.
So, here I am, waiting for his call which should be coming through in about an hour. I am both excited and nervous. This REA works with lots of investors in the area and is also a Certified Investor Agent Specialist (http://www.cias.com/).
I still feel uncertain as to how to respond in the event that he asks me how long I have been doing this. I feel like if I tell him I'm brand new - he will run the other way.
What's the best way to handle this question?

Hi! Someone may have answered already (I've been offline working the buyers list!), but once you get to the assessor's info, you may have to lok further to the Treasurer's webpage to find the Owner's Name and the Mailing Address. This is the address you want; where the tax bill is being sent.

My response: Naomi, if you have not already, try Trulia and/or Zillow to see if they include Canada.
As for the REA's role in your deals, read thru the RBBP material and this thread, but basically the REA has the same they always do and IF there is a REA involved in the deal you are doing (it is not a FSBO), then they will help with the paperwork.

I see where you state the MLS in Canada is different, but maybe try another agent or two. Remember you are not looking for the names of Cash Buyers, but only the list of Cash Sales. Also looking thru this thread you will find info on non-disclosure sttes in the US-- that may help your non-disclosure situation in CA.

You have a VERY valid point! I found similar "old" info as I was going through the process as well, but I did not look to see if the new owner was truly the new owner!
Here is what I would do to qualify the info with free online county provided info (though not all jusrisdictions may have this readily available):
1) jot down what you believe to be the "new owner's" name.... then go to property history >>>> look at the last recorded owner name. Does it match the one you jotted down? Also look at the recorded date. If the recorded date is different from the date range you searched, then it is likely that the county has not updated the site yet.
2) to my knowledge, if that is the case you have no way to find out the name of the true new owner yet.
3) you could cal the county recorder's office and ask how far behind they are in "showing" new items
4) finally I might consider pushing my date range back in the serach... ie., if the county is 2 months behind in recording, then only search the Cash Sold criteria up to 2 months ago.
I believe these items should qualify the names.
Let us know if anyone else has more / different solutions.

Hi everyone,
I am not so new to the DG family, but have finally started to get myself in gear. My husband and our business partner are in this to the core and we are hitting the ground running.
I made a few cold calls yesterday and interestingly enough, just by the first few sentences that the agents said, I could decipher whether this was an agent that knew how to work with investors or not.
Out of pure luck, the first call that I made, I think I hit the jackpot (we'll see), but I kept on calling others to see what else was out there. Since the area that we are intersted in is small and there are few real estate offices for us to call, I started to practice my pitch by going to a large city which I used to live in and know the different areas that I would invest in. In doing this, I was able to get in touch with agents there that are very motivated to help us. Our of the 6 calls that I made, 2 agents in different areas have already sent me listings. I am moving to the next step with them, which is sending them an email with more specific tasks. I am waiting for their response. But this has happened in less than 24 hours! We are really pumped!!
Today, I will continue with my cold calls so that I can practice some more before I feel confident to pitch this to my small pool of offices in my target area. But we are already off to a great start and this was completely unintentional! I can't wait to see what we accomplish today!
