We're on the same page. My husband and I are in Northwest Indiana in our first week, finding an agent. So far one guy seems promising and knowledgeable, but tomorrow we will call a few more just to be sure. Please tell me where I can find this video you are referring to.

We are from Chicago, but just moved to our summer house in Northwest Indiana. We, my husband and I, our in our first week of 30 Days to Real Estate Cash. We have been calling real estate offices looking for "the" agent. Think we've got a good one, but will still call some more offices tomorrow.

Too, we are sending emails out tomorrow to the agents asking them to run a report for the names of all cash buyers in town for the last 90 days. If that doesn't pan out I have the number for the county courthouse. They should be able to help get that info., too.

We also love the idea of being able to do this anywhere. You can't beat the "other side of the lake" in the summertime.

Awaterloo, you are giving great advices, but one question I can not seem to find an answer to, and have been stuck in one place because of that IS: how much do you offer to pay your RE agent? How much comission is good for my agent? Please help, I really need to know it to move forward!

Depending on what your agent is doing for you, the agent gets paid by a number of different ways.
1 way: If the agent is working on a MLS listing, the seller pays a total commission that is split between their agent and your agent.

Another way: Say you ask your agent to do a CMA on a house that YOU found, you would pay your agent a set amount (negotiated before hiring your agent).

Yet another way: The agent's agency is the listing agency, the commission rate is higher for their "house" so the commission might be able to be negotiated down somewhat. Circumstances that might allow for this is if you re-list the house with your agent once remodeled.

Yet another way: Sometimes payment can in the form of an occasional lunch or meal with your agent just to let them know how much you appreciate what they do for you. Yes it is still coming from you but it's a tax deductible business expense. (Disclaimer: I am not an accountant and this is not being offered as tax advice. Consult your own accountant for assistance. Eye-wink )

The main thing you want to do is not skimp or "cheat" your agent. Since they are the ones bringing you leads, DON'T bite the hand that feeds you! Eye-wink What you "lose" in the short run, will be made back over the long run.

Bandit Signs - Offers

I put out 26 bandit signs on Friday following the instructions in 30 Days to Cash. I have been going off on my own and decided I should follow the plan Dean laid out specifically in the book. Needless to say, not one phone call.

I actually paid a bird dog to put the signs out, high traffic areas, yellow signs, with the exact info Dean suggests. Though I confirmed the signs were out Friday, I have yet to check if someone grabbed them this weekend.

Admittedly I'm disappointed with my results but the reality is this; bandit signs are just one marketing strategy to obtain leads. What I've chosen to do, and encourage others to do is focus on making offers.

I plan to continue other bandit sign campaigns but have set a goal to make 25 offers this week.

Equity Question

I have a question, although I'm not sure this is the correct forum, however here it goes.

How do you know if a property has equity in it. What can I do to find out if it has equity?

Any help would be greatly appreciated.

Hi Shelby

You need to get the recent comps (sold properties within the last 3 months, within 1 mile, same number of Bed/Bath) for the property you're looking at to know the FMV (fair market value); if there is a mortgage on it, then you subtract the amount owed from the FMV - that will show you if the property has a positive or negative equity.

Hi everyone! This is a great thread with a wealth of information.

Can you tell me where to find this video that DG wants us to watch?

We are new at this and are currently on day 2 of the 30 Days. I have recently started contacting agents and out of the 3 so far don't really have a good feel yet. One that I talked to said good luck at making a $20-25k profit. No one is buying selling and fixing. I asked what the best area was that the investors are buying from she said at the court house. So did say she was willing to work with me, however I will see how she responds to my follow up email.

So tomorrow I am going to hit the ground running and contact as many agents as I can. Thanks everyone in advance I look forward to participating on this forum.

Starting my 30 days...

I went to a private seminar in my area this past Monday and really wanted to join; however, I did not have any money. I received a free disc with three of Dean's books on it. I popped it into the computer and just opened the first one and it turned out to be his newest one, "30 Days to Real Estate Cash". I have read the entire book, really in just 2 days. I decided I am going to take the plunge and go head first into this thing. Your stories on this thread (which I just stumbled upon) have been so inspiring!!!

I know I am getting a little ahead of myself posting a post in the forums now since I am making today my first day on this journey, but I believe it is worth it. Often times I can get a little too personal about my life, but I am just openly honest.

Here is where my desire to get started changing my life comes from:

Matt's story really hits home with me when he talks about being stressed and needing to make more money to free up time. I just got married this past April and my wife and I are both college students. She will graduate this year, and I dropped down to part time to ensure we had enough income for our living expenses. Financial stress has been a HUGE problem for me. Two years ago, my wife (girlfriend at the time) found me in my apartment unconscious with a cord around my neck. Luckily the cord broke, but I tried to hang myself and all due to financial stress, yes, there were other stressors which made things worse; however, money was the biggest and number one stressor. So, I decided to start this program in hopes of getting a deal or two done in order to earn the money for the fee to join the greats of this organization and work my way to financial freedom for my wife and I. And, I never want to never have my wife experience such a traumatic experience as finding someone she loves has tried to kill themselves.

I never want to have to worry about money again; I am not aspiring to be a multi-millionaire; however, I'll accept that if it happens. My wonderful wife is 100% behind me in this endeavor. Well, that is my story and my reason for starting down the road to changing my life and also my goals in a nutshell. I will use this weekend to put it all in writing as the first part of days 2-5 say this way come Monday, I can get on the phone and start making those calls.

Thank you to Dean and everyone else who has done this before me for showing me there is a way to become financially independent and secure!!!

I am so sorry for the problems you have been having financially. My husband and I are in the same boat but we have taken certain measures to make sure we get through each month so we are not always broke.

I know what it is like to feel a lot of stress but I have not been to the end of a rope. Please don't do that again, I know what it is to walk into an apt. and find my husband dead. My first husband slowly killed himself with liquor and drugs. My daughter walked in before I did and found him there. It changed her to being uncertain and unhappy about alot of things. It took a toll on us emotionally.

I believe with your attitude for wanting success, things will go a lot better. Believing in yourself and working on the program Dean set up here is the right way to go.

I also want to give you a suggestion. Try to find some good investors. I have a couple of websites where you may be able to find some.

I'm sorry you have had things so rough. I have been having a hard time too but haven't tried suicide. Don't do that to your wife. I went thru that with my first husband. It wasn't suicide but he was slowly killing himself with alcohol and drugs and there wasn't anything I could say or do to stop him. My daughter and myself found him dead because he couldn't control himself. It was very hard on us and I wouldn't want to see someone else to live through it.

I belive I can help you with finding some investors but it will take some work to get to know some of them. Look on connectedinvestors.com and postyourpropertieshere.com. They will inspire you and hopefully be a help.
