NEW REA!!!

Hello Everybody!!! I ordered the fast cash formula on Friday. Today is my first day actually putting in any work. I took down all the numbers to the Remax offices in the area. There were 14. I was ready to make fourteen different phone calls. I called the first one, it was a 2 agent office (Very small). The receptionist said the agents were out of the office and referred me to a bigger office and specifically to one guy. I called that office and I didn't ask for him. He was however referred by the receptionist at his office as well. I got on the phone with him and he was very experienced and knowledgeable. He know exactly what I was talking about and was very informative. He gave me great advice. Most importantly, he was honorable. He was an ex-navy marine (or something like that). His biggest truth that he gave to me was that he wouldn't be able to take on so much work. He has been in the RE game for 22 years and has an extensive client list. His "river was full." That was just fine for me. I was pleased just speaking with him. I called around to two more agencies and the last one I called, the receptionist didn't seem like she listened to what I said (but she actually got it) and connected me immediately to someone without thinking about it. The woman I spoke to after being on hold, was asking all the right questions. I was persistent with my answers and only said exactly word for word the directions in the QCF. I now have my perfect REA (let's hope) and she's already exchanged contact information with me and she is sending my buyers list. I am soooooooo ready to get this train moving!

Don't worry

As long as your buyer closes your agent will get paid her commission. Whether it's you or your buyer closing she will get paid. Once you've assigned the deal go and find the next, your agent should stick around for a constant flow of commission.

Here something to consider: mention to your buyers that you are working with an agent and if they like the deals you are offering them, they might want to consider listing the rehabbed house with your agent. (This way the agent gets a double commish.Once from the buying end and once again when the house gets sold.) Once you get your answers from your buyers (pro or con to the idea) you can then, at the appropriate time, tell the agent that you've discussed with the new buyer about listing the house with them. Show that you are looking out for them but be careful not to commit to anything that's not in writing.
Either way, your agent gets a commish from the seller so what you do with the house is not really their concern (as long as it's legal Eye-wink )

First off you need to get your comps a LOT closer. You should have a range of no more than 5K-10K just so you can get an idea.
Use the following formula:
ARV (after repaired value) x .65 minus repair costs minus holding costs = you max offer.
Have your agent give you a realistic ARV number to get started.

It has been a while since I have been on here. I have found a couple of great websites to find cash buyers, sellers and others with services that you may consider using. The first is postyourpropertieshere.com, once you sign up for the website you instantly get invitations to become friends from other on the website. The more friends you make the bigger your network of buyers and sellers will become. The website is under a year old and has about 8,000 people signed up. You can also post your properties on the website to find potential buyers. I have been on the website for a few weeks and have gotten over a hundred invitations for others to do transactions. The other website is called Realbay.com. It is like the first website and you can do the same thing with it. A great place to post your properties for sale or find buyers or sellers. Realbay is new but has over 10,000 people signed up for it already. I hope everyone that reads this will take advantage of these websites to grow your business. Good luck and I hope someone will let me know that they used them.

finding an agent

hello everyone im about as newbie as they come ive read deans book and need to find assignment props i just totally lack the self confidence to pick up the phone but first thing in the morning im gonna start dialing i live in cali san joaquinvalley . so i guess im just in needof that little push to get me out there . thanks

I wanna buy and hold a property but I don't want to spend my own money or credit or anything. I'm not eligible for insiders cash or transactional funding of any sort... Can someone help me? Is this possible?

It sounds like what you should be looking for are "owner financed" houses. You'll need to negotiate with the seller if they will let you have no money at all in the deal.

I agree

Using seller financing would be a great option if you want to buy and hold. You can use some of the financing options that off shoots from seller financing such as: Wrap around mortgages or subject to purchases. The other option would be a lease option or sandwich lease option.

Because the seller will be giving the financing options and allowing you to purchase you will find that they are far more lenient (most of the time) than banks. These options would allow you to purchase.
