Look for another real estate agent.
All you really need to know from him is the addresses of the properties. Then you can go to the register of deeds office and search by address (you may have to go to the property assessor's office first for this) then see who has filed a deed of trust for that property within your time period. When you are doing this on a regular basis you may wish to purchase online access to your register of deeds office. If they are not yet online, vote for their opponent in the next election.
I have a REA and now what? I have been looking at the these threads for 4/5 hrs, no exageration, and this question was asked Three times that I saw it and nobody answered it.
I need some guidance as to what to do step by step in a situation. I have come across a house which had a notice on it from the county. Upon further checking I have discovered the home has a tax lien on it that has been bought by a major company. The owner is not living in the house, found them and have talked with them. She has not lived in the house for 5 years and thought the house had been foreclosed on. It was started but never completed. I have had a friend who does title searches do some preliminary checking and she has found there are no liens on it that she found on this quick check. The person who owns it has gone through some financial problems, declared bankruptcy, and could not afford the ARM mortgage. They still maintain the property. I know I can make some money on this as the property is valued at approx 72K. I know that I would need to get the title from her in order to sell it. But I am not sure which form I need to use in Ohio and how to proceed. Can you give me a step by step guidance as to what to do and what form I should use to get her to allow me to sell the house, pay off the Tax Lien, pay her something for the deed (?) and put some money in my pocket? What would you suggest I offer her for the deed(?), or should I offfer her anyhing? Or should I just by the Tax Lien from the owner company and foreclose on it and do a Quiet Title? Please send me your guidance as soon as possible, so I can do this, feel a sense of acomplishmnet and move on to the next deal.

If it were sold on a tax sale, there would no longer be any liens on the property (unless it were an IRS lien) so the first thing I would do is look up on your county appraiser or county recorder's sites to see who in fact owns the property. If it is a new owner via the tax sale, the old owner is might be past her "right of redemption period" (if she qualified for it) and no longer has any rights to the house to sell it. Check that first then get back to us

What do you mean "You have a REA and now what?" Have you read any of Dean's books? Are you following the 30 days to Real Estate cash plan? If you are new and haven't done either of these things, I'd suggest you do Throughout the entire site are multiple threads on getting started and what to do. I'd suggest you search over on the left side of the page and read some of the links to "Member's Journals" or "Dean's video blogs" or How-to's and Articles". Use the search box underneath Dean's smiling face above and search "Getting started". You should get multiple places to read what to do.
This thread was started by a member of the Rock Bottom Blue Print program which uses the "30 days..." plan. If you do not have that plan, get the book through the link on the top right of this site. It will better answer your question "Now What?" because there is a lot of "What" that follows.

The property is still listed in the persons name who I have talked to. The tax lien was sold in 2009 to a major company who has been holding on to it. If I read the Ohio Tax code correctly, she had one year to redeem the property. I know who owns the lien and they are just sitting on it. The bank has not moved to forclose on it. Should I just buy the lien and do a quiet title on it? The lien has approx $13,800 on it plus fees.
In this case, what I would do is contact the lien holder and see if they want to sell the lien or try to get a total amount owed on the property to bring it current and see which is a better fit. The lien holder may be just waiting for the time to expire then apply for the deed so they would have picked up the property, free and clear of the mortgage, which is why they are waiting and may not sell the lien to you. If the lien is satisfied, they would still get the interest so they lose nothing by waiting. If the homeowner is behind on payments more than the property is worth, I would think that if you can't negotiate a price for the lien or arrange for a short sale, let this one go.
As always, make sure you contact a local RE attorney to make sure that there are no other legal issues which is what is keeping everybody at a stand still.

simple....go get one of those real estate magizines....and bring it back to your computer ....go through and find every agents email you can....ill pm ya in email here after bit....but the email i pm ya is the exact email you use....just modify with your name and areas of interest....and you will hit several replies telling you ....yeah i want to work with ya....and just screen em....like i said...if you want i can either pm the email over to ya or if you got an email addy pm me and ill shoot it over....and kind of explain how to go about it....

I'm glad that finding buyers is at the top of your list of "to do's"
Quite frankly, in 10 years from now, finding buyers will still be at the top of your list of "to do's".
As an investor, you will always be looking for buyers. There are two types of marketing when it comes to real estate.
- Proactive Marketing
- Reactive Marketing
One will get you out there putting out ads/signs looking for buyers to call you.
The other will get you out there looking for people who are placing ads/signs asking you to call them.
2 great places to start are 1- Bandit Signs, and the second is placing online ads on free classifieds. Both of these are very effective ways to begin building your buyers list.

I have worked in the Houston market for a while. I used to live in the Baytown area.
One of the best title companies that can help you do an assignment of contract is Attorney's Title out of Dallas. They can "change" the contract to fit the needs for Texas. They can also guide you in setting up your lease option.
As you may have heard "lease options are not available" to do in Texas. This is in a sense true but if you change the contract to fit the law you can do a rent to purchase successfully.

I finished reading 30 Days Real Estate cash and one of the thing I read says that we should not tell the realtor we are working with that we will be assigning the property.
In New Jersey I am told that it is better to be upfront with the realtor if you will be assigning the property so at the time of writing the contract when you put the clause AND/OR ASSIGNS there are no surprises and no spoilt relations with the Realtor. Also in NJ when the sellers attorney sees the contract they will raise the flag to the seller that the property will be flipped and the wholesaler will make money out of the deal and this will make the deal fall apart.
Why would the Realtor be scared if we are upfront and tell them that we will be assigning the property. All the books I read so far tells me to be upfront from the get go so there are no surprises for anybody in the end. If we want to build a strong business relationship with the Realtor doesn't it make sense to be upfront. I am currently working with the realtor and haven't told her that I will be assigning the deal and this is making me nervous as what will happen when I write the contract and put the clause and/or assigns.
Any help in this matter would help.
