Finding a Realtor in your area

A couple of ideas:
Go to one of the Table of Contents Mark K has so graciously set-up on this thread-- Finding a RE Agent / Realtor. It works, don't get discouraged, just do as we're taught and be persistent, it make take a lot of calls and a few meetings.
Also, try searching Clinton Maryland (MD) Real Estate Agent, see what comes up.

when to go look at houses

I have a question for the more experienced wholesalers--I was planning on going to look at houses this Friday with my rea. However, I don't have my bandit signs out yet--plan on putting them out this Friday night for the very first time. My questions is: should I hold off on looking at properties until I have some buyers? Also, do I need to take a contractor with me if I do go look at houses?

Any help/advice would be greatly appreciated! Smiling

There are 2 schools of thought on the subject. Have a buyer first then go house shopping or get a deal and go buyer hunting.
Having a buyer first allows you to pinpoint exactly what to look for because your buyer has already told you what they want. Looking beforehand means that you should be looking at everything trying to see if you can make a deal not knowing if you can sell it. One potential downside to not having a buyer first is your agent might consider dealing with you a waste of their time because you are going to be taking up a lot of their time in this process and probably not closing on anything.

Finding a deal first gives you the opportunity to get to know the rules of the game and practice the art of negotiating and contracts and all that's involved in getting a house bought and sold. Once again, the downside to this is if you're having all these people doing their job and you don't close because you don't have a buyer, it looks bad on you and they might not work with you in the future.
You can take your choice but realize the consequences of your actions.

What almost every wholesaler on here says is to work on your buyers list first. Once you get the first qualified buyer to respond, tell your agent exactly what you are looking for so that the agent will be doing most of the work but it will have a better chance of closing and getting them paid. While they are looking for the right properties for you, keep expanding your buyers search. I believe the ratio is that you will be spending 85% of your time finding buyers and 15% finding deals.

Newbie trying to get it done

I'm not having any problems finding properties that have good numbers. I haven't made any offers yet because I don't have any buyers. The only REI is 1 1/2 hours away. I'm in the construction business and have rehabbed properties for me and other people but I have never done any wholesaling. Any help would be appreciated.

Keep plugging away at a buyers list. Have your RE agent send you a list of cash solds in the past 90-120 days on the mls and contact the buyers who own multiple properties. This is the fastest way to finding current buyers. This is step #1 of the process.
You can find other ways of finding buyers in Dean's books as well as other posts on this site.

Michelle, I really appreciate your unselfish giving of this condensed, very simple to understand way you shared the knowledge that you purchased from Dean's course. I don't have the money to spend right now so I'm gathering specific, useable, functional steps to make my first deal. Can you suggest the best place to obtain A of Contract forms to accompany Purchase Agreements? Through a Real Estate Attorney or REA may have? What does QCF stand for?

30 Days to Real Estate cash

Hi all,

I am a newbie. I just purchase Dean's new book "30 Days to Real Estate Cash". I am trying to follow it step by step, but I am already lost! On page 23, at the end ofthe first chapter, I am being told to go to Dean's website and watch the blueprint #1 video with Matt & Dean. Can someone tell me where to find this video?

but at the moment I'm giving up trying to post that I've read this stream from beginning to date..you are all adding your comments too fast for me. Thought I was up=to=date on Page 8 and now you have a minimum of 17 pages posted. What a fantastic and enthusiastic group you all are..and Michelle and Alex have proven to be great supporters and leaders along the way. I have a question. I have the 90 day cash buyers list, but when I go to the county assessors page it says that I have to register with an on-base app that has a $25 fee or as-used charges to it. Is this normal or am I in the wrong spot? (Which I wouldn't doubt(Eye-wink

You are looking for the property Appraiser's website. I believe it should be free anywhere. If you can't find it online, call the county property appraiser's office and ask. If you are nervous, ask about your own address. You just want to be able to research properties on the site. If you can, also find out if the searches can be by name instead of address. This way, once you get the new owner's name, you can search the site to see if they own other properties. I used my address to learn how to use the site. Since I knew the answers, I just needed to figure out how to ask the questions Eye-wink

Locating the mailing addresses of Cash Sold property owners

Andy S is right for the area he is in.... but here in Vegas (Clark County) we are blessed to have a really good County website and is the Assessor Page (not the Appraiser's page) here that has all our info.

I go to the Clark County website > to County Records > to Real Property > to an address, parcel, name or choose a location from a map. A window of basic info pops up and I can link to current owner info; it shows the mailing address where the property tax bill goes to.

Just thought I'd throw this in, as maybe different counties vary.

Good point Tina. That's what makes REI challenging sometimes Smiling Different areas have different ways of doing the same things. Bottom line, the internet is great but for starters, you may need to use the good old telephone to call and ASK how to get the info you are looking for. You might be surprised at how many helpful people there are in the government offices that will help you.

question about these proof of funds letters

So I have bookmarked both of your links for these proof of funds letters. I dont get how they work. I feel like its a lie or a fake document cause I know there are no companies out there that will provide me with funding. What if these letters are investigated? Please help me understand .. I dont want to lie to anyone but obviously good people like you are using them so I must not understand. Please help!

Another question for you buddy since you seem to be so awesome and helpful/responsive .. K so I think I have found myself a GREAT agent to work with. I was even honest with her and told her I had never worked with an agent before. She seemed to be as excited as I was to work with each other. So heres my question: If she is the one finding me deals and presenting them to me, does she in that sense represent the seller or me? So If Im working like really closely with her, and i tell her I have 'partners' (im not going to actually say Im a cash buyer cause Im young and I know that she'll know I dont have hundreds of thousands of dollars in the bank. I have been told to 'build a good relationship with a realtor' so I dont want to be dishonest to her in any way .. K so main part of the question, When she presents me a deal, I like it, make an offer, gets accepted, I find a buyer quickly, then at the closing table does my realtor meet the buyer? Am I supposed to act like I've known this guy for a while and we are partners or what? If I'm some white kid and they are like a mid 50s Asian man, I think they will kinda see that I don't actually know this person... or does it even matter? Should my Realtor be in on the whole process from the get go? That I found a buyer and we are assigning this to this guy? I dont want my realtor to be surprised by wholesaling and me not hanging onto it and rehabbing it. I don't want her to say ' Why didnt you tell me you just wanted to Wholesale the property?"

Long winded question i know, This is like the only part of the process Im having the hardest time trying to understand. The last piece of the puzzle for me to get started .. PLEASE HELP AND THANK YOU!!!

Andrew,

I fear you may be in the wrong place. Often times businesses will SEEM like government agencies, but they are not and they charge and advertise to come up first on searches.

Maybe you should call the County Assessors and/or Recorders office and get a web address to be certain.

RE Agent

Yes I need help finding a RE Agent. I have called the Remax/Keller Williams offices and a few around my towns, but to no avail. When I did speak with the receptionist she said "OH YES! I CAN HELP YOU" But did she, NO. And the other agents didn't even call me back. I live in a small town with about 4,000 in one town and another with about 2,000 7 miles away. The re agents here won't return my calls. What am I to do? Thanks for your help. I live in the thumb area of MI.

Costs without Insiders cash

Has anyone completed a deal without using Insiders Cash or similar funding? If so, what costs came out of your pocket from point A (finding a Realtor) to accomplishing the goal (closing the deal)? Please, someone help. I am so passionate about doing real estate and I absolutely love what Dean is doing, as far as his education goes. However, I have very little money to use out of my own pocket, poor credit and no savings or 401K plans to borrow from. Thanks in advance to anyone for your time, consideration and assistance. Its immensely appreciated.

Using POF's as an investor

I see a POF as simply a piece of red tape in our situation as investors. We have the cash (or ready access to it, and that is no one's business), so we are not getting a loan and this the POF is just for show. BUT, if you were to need to get (pay for) cash, or if anyone calls to verify your POF, Insider's Cash or Coastal, or whomever the company is will say without a doubt that you are preapproved, BECAUSE they WILL lend you the cash (if only for 1-3 days and at a cost). It is truthful and it is truly a moot point. We just have to play along because the RE world is set up for typical one house purchases that use a mortgage.

Does that make sense?

DG-ers can truly use No Money Down

Yes, I do all my deals without transactional funding. Out of pocket (initially borrowed from my daughter) is only the EMD (earnest money deposit). I typically do $500 or $1000 EMD and I only have to use it for a few days, then my buyer reimburses me, pays my fee and finds the deal. My biggest costs are $17 per deal for recording a deed, and I just figured out to get around that today. Pure profit.

The relationship with your RE Agent

At risk of swooping Buddy, I'm responding in case Buddy doesn't see this right away. Your agent is YOUR agent, not the sellers agent. Your agent when you are buying is a Buyer's agent. He/she will become a partner in your whole process- a team member. Being honest is a good thing, even being transparent, but I like to be somewhat reserved especially at first. No need to tip your hand completely. Your position as a wholesaler will come, but your position as a CLOSER is what's important to your reputation.

Your buyer, you and closing

oops! I forgot to address the you/buyer relationship.

If you assign a deal, you don't go to closing at all. If you do a double closing, you both go, but it's customary and no one cares--it's business. Partners come in all shapes and sizes and from all types of meetings; it could be someone you nmet that day.

If you close like I do, you pass the deal along, don't go to closing and never have to see anyone!

Tina, thanks do much for ur help. I have been trying to read as much as I can from this thread but I only got to page 6. Lol I have been following you, Alex and Michelle because you all have the most helpful insight for us.

So, correct me if I'm wrong, you pay the EMD, which is paid just to comfort the seller a bit; to put them under the impression that you do intend to purchase? How is the amount of EMD determined? What do you mean by only using it for a few days? And why does your buyer reimburse you? Is that your agreement? I know this is a lot of questions but I am buying the QCF on Friday and looking forward to all of this. It seems so exciting. Would u mind sharing the way you learned to get around the $17 deed recording fee?

New 30 day to quick cash student

I have been reading some of the blogs posted. I am also going to be calling agents tomarow. I am so happy to see all the other people doing the same and blogging about it. As well as all the help from everyone here. I have lived in a suburb of Detroit (West Bloomfield) most of my life and have moved West (across the state)to the Grand Rapids area of Michigan which is all new to me. So not knowing the area makes getting started a little bit harder. I suppose that is why a good, investor friendly, Real Estate agent is a must. I think we can all succeed with each others help and Dean's training. I will let all of you know how it goes, as it goes! I'm glad to be part of Dean's Family and wish everyone great success! Cash buyers

When I asked my RE for the list I phrased it this way: " I would like to have a list of all the properties that sold for Cash in the last 90 days" when she emailed it to me it was a total of 903 cash sales in her RMLS. She had to break it down into three reports. I am still funneling through the property tax site to determine investors but happy as can be doing it!

Can someone PLEASE HELP ME!!

All this forum discussion is great and Ive learned a lot from reading it. I just have one question that Im having an extremely hard time getting answered through research. I found a Realtor. She's great and investor friendly. She's excited and is emailing me a list of cash purchases in a specific area she told me was selling. Under Deans video blog on the 25:1 strategy i told her I wanted to BUY FIX AND FLIP .. just like he said to. She said ok. But from our meeting she is under the impression that Ill be purchasing these houses and (paying a commission to her) and rehabbing them and selling them using her services when the rehab is complete. I did not let on that for the first year or so I just want to wholesale. PLEASE PLEASE PLEASE tell me to what extent do I use my new Realtor in this wholesaling process? Just have her find me the deals and pay her for just the purchase and have her go on to find me another while I wholesale it on my own? OR do I use her in the wholesale part? Shes excited to be part of the team but Im afraid if I tell her Im just a wholesaler she may back off and tell me to find someone else. She deals in multi million dollar sales but is totally cool working on starter homes with me to get me started as long as we are both making money. So this is what Im afraid of. If I get an offer accepted that she submitted for me and we put the house under contract... wont she know when Im not the one whos actually closing on the house? Isnt she present with me at all these meetings with seller and then the new buyer and title company? Please help!! Im so confused about this part?????
