How to find a PML without even asking.

I now have my first PML from right here on DG.com. The person knows who they are and I thanks them for believing in me and being willing to partner with me on my deals. Like I said, I didn't even ask this person to do it. They saw my drive and motivation and they know I have learned how to figure the REAL numbers (not estimates). They know that when I bring them a deal to parner on they are going to make a nice ROI.

What I am getting at is if you put in the time and effort and really go for it and show people that you are dedicated and motivated to change your life, there will be people that come to you wanting to help you fund your deals for a nice ROI. It is possible people!

You have to have...

the "don't wait" attitude! If you want something bad enough for yourself and your family you will do whatever it takes to get things done. We talk about motivation in deals all the time. As an investor that wants to make MASSIVE progress in a hurry, I know I need to hook up with the people that have the SUPERSTAR status on here and in my local area. The first two people I started talking to were Joe and Stacey Jurek. Then I built a relationship with Jim Kendrick and Mike Mangham. I just want to tell everyone that if you want to make major progress and learn massive amounts of info and find people to work with and lend you money to get started, you have to find the successful people in your area and on this site and build a relationship with them. Show them how motivated you are and that you have taken sole responsability for your future. You will not have to ask for help, the help wull come to you! I had not even considered joining the success academy because I knew I couldn't afford it. However, I put in my time and read the books and joined DG.com and learned all I could on here. I went out and built my power team with the help of my REI club. All of the sudden I get a call from the success academy saying they want me to enroll and film a video of my successes along the way! How awesome do you think that made me feel!?

Put in the time and the hard work and you will be rewarded!

I have been busy on the success academy website going through my lessons. Yesterday my agent and I went out and looked at 9 different REO's. Today I put in offers on 5 of them. I have placed many more ads on CL with big bold "Action Commands" as I have been taught in the success academy. Tomorrow I will be placing my flyers in various locations all over my area. I have re-connected with my buyers and had long conversations with them, getting to know them more personally. I am working on finding more PML's and I now have 3 banks that will do my non-seasoned refinances when I get to that point. I am focused now and will not go down multiple roads again. I have spent enough time learning and it is time to take massive action!

Hey lane do you think since you have 3 banks lined up to do no seasoning refi's can you use transactional funds to do the purchase instead of hard money? They are way cheaper and don't have points just a flat fee. What are your thoughts?

If you're gonna flip it fast to an end buyer, you can use TF. If you're doing a buy n hold, no.

Also, Dallas is correct in most cases. It will ultimately depend on the bank though. So just to be sure, call the bank you plan on using and speak with them directly. Then you'll know for sure. I would also be good to get to know some people there, if it's local. Open an account and WALK IN to make your deposits.

How did you handle the earnest money deposit?


Go to

www.coastal-funding.com and get a POF letter. Then write out a personal check for $500. Sign it and fill out everything except the date and who it is to. Make a copy of it and submit it and your POF letter with every offer. If you get one accepted, borrow $500 from a friend, cash advance on a credit card, $500 loan from a bank, $500 loan from those title loan places, pawn something at the pawn shop for $500, 5000 pennies you have saved up!

Find a way to get the $500 dollars!

Your best bet is to build relationships with the investors in your area and the people here on DG.com and before you know it, someone will be willing to give you money to do a deal. They will be your Private Money Lender. They will put up the money to do your deal and you can pay them back with a little bit of interest!

Build relationships, learn what you need to learn and get things done!,

Relationships are truly the key. I would add, that you really want to try very hard to raise more than $500 if your offers are intelligent offers. (just in case more than one gets accepted) $500 is great, but it takes $1k where I am to be taken serious with most of the deals. Ask your realtor what the lowest amount is that they believe you can work with. I will say that I've seen them at $100 also, but times are a little different, so asking will always work best for you.

Shortcut

Find your local REI club, go to the meeting and when they have question and answer time, ask which banks the other investors in your area are using. If you cannot do that then you will have to start calling every small local bank in your area and ask the residential loan officer if they do non-seasoned refi's. I would try the REI club first.
