great to hear from you shane !! for sure you have to be consistent,persistent and willing to keep going no matter what.it is amazing to KNOW that if you/we keep going with what we learn here that it is only a matter of time for us to be financialy better and free.the free means to only work when and if we want to !!!. yes 1700 a mnth is not millionaire $$$$ but knowing that it is growing without a doubt feels AWESOME !!! each deal just makes me more determined and confident to do the next one !! shane if you are interested in nailing down your first deal in my area ,i will do everything in my power to help you and see you through it !!!! i know how hard you have worked and would love to see u get that first one !! i know as many on here that the first one only adds fuel to get many more and it gets easier.you have what it takes and i know when u get # 1 you will be on fire !! pm me if u think u may entertain the idea.

getting some leads on my sfl !!! still learning and listening to classroom on this awesome set for life system.i am def behind on it but learning a little day by day.Igot my 2 squezze pages set up and using deans free website but still need to get sfl core site set up.this system has so many parts that is so useful ,i wish i had a mnth off to learn it all.!!!!
well i thought for the people that read my journal ,i would extend an offer to pm me if they r interested in a honest trustworthy pml.i have done a few pml deals and i am seriously thinking of trying to get more lines of credit and or loans to use for pml.if you have experience with no season refis and would like to talk about pml then pm me.i am not saying i will work with anyone at this point but want to see what kind of interest there is and want to only work with somone who can quickly refi that is in need .i currently have funds out now but am in the process of adding investors to my list that know what i have learned from deans strategies and i have worked with them on deals and also have relatives that want a return on their funds.i am also adding new lines of credit and selling on craigslist and ebay to ramp up my pml fund.Thanks to what i learned from joe jureks book !!! thanks joe !!!

on the wharehouse end ,the contractor has started putting the roof on the bld and framing for the frnt 10 * 10 door.partitions interior will be next then ins and wall finsh then he can set up his showroom and start selling !!!

Way to go Jay!! Your really expanding you REI business. PML is a good money maker if done correctly, If the deal makes sense its a no loose situation. You either get paid or you get a great deal already rehabbed.
If I knew I could get a refi without seasoning I would tkae you up on that, I am still looking around and speaking to banks and brokers in FL so I hope to find that one that will do it.

Great post. Banks are really becoming easy for me to work with. I actually find small town banks were they go out with me to look at the proprieties so we can work together and get true comps. this makes it a lot easy and they are happy I want them involved so they are protected to. This is the reason i walk in and talk to them in person. no phone calls. jay I am sending you a PM.

i am still remodeling my wharehouse for the carpet and flooring business.had a few leads on houses and forclosures but need to get things and paperwork caught up so i dont get behind any more than i am.my job has been crazy with overtime and i have been backed up with everything so now just starting to get things back in order.will be on track and full speed ahead hopefully within week !!

YESSSSSSSSSSSSS...the weekend is here and i have it off from my day job !!!!!!!!! man i dont know what i would do with every weekend to do what i want!!
the wharehouse roof is complete and looks great[forrest green steel].the frnt of bld is framed and sheathed to accept the new commercial garage door the door did not come in as was promised in 2 weeks so we will have to wait for that !!! the interior walls r framed ,insulated and being covered today so progress is in the works.nee to find a heat source and fuel tank as soon as i can.just called to get a 911 adress for the bld as it was an extension of another property next door.also have to call the planner for the powerr company to get power hooked up.THEservice entrance [power] needs to be new so that is the very next thing to be accomplished.THE contractor is plugging in to my duplex tennant next door so i will have to reimburse her for electricity for a mnth.
anyway on to the next project......clean my truck out today and worked out a deal to trade in today.exciting.my boy is coming home for the weekend so it will be nice to spend some time with him today!!.Iam going to spend some time with my dad today and this week as dean has mentioned on his blog !!

Way to go Jay! good to hear your warehouse is almost ready to cash flow. Its nice to be off and spend some time with the family huh, I am sure the weather is really cold by you now.
What kind of heating source are you thinking of putting in the warehouse? I would imagine a blower hanging from the ceiling and maybe electric baseboard in the office.

getting cold as we speak !! thinking of a monitor with fuel oil.i dont even think of electric heat here cause it is too high per mnth.fuel oil is the most prominent source here although in the next county over where i work electric is CHEAP. just got a 2 mnth down paymnt on the wharehouse so starting to cashflow now !!!!! cant wait to get together again and share rei stories!! keep hammering richie !!

well it has been a few days since posting and i cant wait to get back to getting more involved in posting and helping others and learning more on here !! just got back from a hunting trip for a week with my son and and 12 friends and it was awesome !!
on thr rei end my contractor is wiring more lights in the wharehouse and the flooring tenant has all the flooring done in the flooring showroom.we r still borrowing power from my duplex tenant next door till the service is done.added new roof,new commercial garage door in frnt and new entry doors.all new elect as the bld was 30*100 and empty clear all the 100 ft.we added interoir walls tp make a 30' showroom with 20 , of storage for hardwood and vynl and etc.also have an excavator clearing some stumps and putting in crusher run for some parking,all this is being pd for by income from my other properties. i am getting 5500 per mnth for this now and have 50'of the bld left to put another business in to rent.the other 50' is clear and empty so i will need to develop it when i get a prospect for it.ASi said before i only pd 4000 for the whole bld so this will be an amazing profit generator when it is all done !!!!!

on another positive note my wife and i are on our way tonight to spend the week in the carribbean on an awesome cruise that i won from indiana joes fun in the sun contest !!! cant wait to see the fabulous blue ocean,it is 35 dgrees here so it will be amazing !!!! will try to get on a computer to check in !!
