hi all,thanks for all the very informative info from each and every one of you !! have been reading posts for awhile and thought it was time to start.
i have read both books profit from real estate now and be a real estate millionaire.after reading half way into profit from real estate now i had to check into the academy.when i called i was VERY sceptical of everything because i only have seen dean on info 1 time then ordered the books.before i knew it it was 10:pm at night and on the phone with pmi for 1 hr.finally after asking 100 ?'s i said yes to the coaching!!! after putting what i thought was alot of $ on my credit card i wanted to call back to cancel.i typed in deans name on the internet and got something about na scam then i was really worried until i read the entire story.i caannot remember it all but said this group or persons checked him out and he IS A REPUTABLE GUY and backs all his dealings in short story.man did that make me feel better i did not call to cancel and could not wait to get my material.the next day i was still very nervous about spending that amount! i kept reading and reading . have been in coaching program for about a month and the coaches have been great although i havent called in as often as i should because i am trying to do all the steps in the course. all for now hope to write more soon.thanks to everyone who shares their knowledge what a great site !!!!!

update

well i thought i was done the remodel job but decided to do the other side too.put in new ext doors and ordered all new windows.built a deck and put in new garage doors.this place is 100% different and i will reap the rewards of higher rents and better tennants.the existing tennants now are thrilled to death with the new look and feel.
another deal is completed as the sfh on the river is finally sold on a sandwich lease option.i bought on lease option for 1000 down 300 per mnth and sold for 5000 down and 600 per mnth !!!! i now have 1200 per mnth coming in in passive income !!!!!!!!!!! man am i excited to start making offers again to gain another deal.it has been awhile since i have really been into it as i have been swinging the hammer at night trying to get this duplex done.

on another note i have started another line of credit with a local bank and opened a line of credit under the duplex.i will use this line strictly to make $$$$ to pay down any and all debt i have to be debt free !!!! will write more later.

cathy:i am not happy to say that i have not yet contacted anyone on the list as of yet.I have been totally swamped with wrapping up the last 2 deals and getting the line set with the duplex.how bout you?? any luck with it and did u send out any letters?.i am interested to know if it is accurate?
as for the duplex,yes both sides rented ...actually raised the rent on one side 75 more so now this cash flows 400 after all expenses EXCITED.
the line of credit is personal and i have used it for short term funding.
hope you are doing well cathy.i need to catch up on journals,including yours!!!!!

yes using opm to make cash is so awesome !! esp the banks money.the line is a duplex line of credit.i used my heloc from my home to buy it then owned it frr and clear then got a line of credit on it for 43000.now i am only using it to pay off all my debt.any profit i make on anything i use it for will ONLY go to pay off debt.a deal i made with my wife.and the benefits will be rewarding !! will be in touch !! i almost had to go down there to work 2 weeks ago for the storm that brushed you!! i was on call all long weekend

got the sfl system and still going over the classroom training.what an awesome system.i wish i had 5 days to study it all day long.will patiently learn it all one week at a time. there is such a massive amount of knowledge dean shares.congratulations to everyone who does not let obstacles stand in the way of your goals !!!!!!!

my boy and i went two days ago to work his first deal.he called on a duplex that a realtor had listed and we went to look at it .they have it listed at 45000 and the income is 405 on one side and 450 on the other.we went early to do a drive by so i could show and tell him what to look for such as the condition of the roof,siding,windows,doors,decks,chimney and so on.this is the first property he will make an offer on and it is exciting to see and hear him negotiate and learn what to do and what not to do !!! his name is justin and he is starting to learn more and more each week .he is only 21 and i am proud of him to be learning deans strategies at such an early age.i wish i had found deans books and success academy at that age!! I am sure as he learns more we will be investing together in the near future !! he is coming to the edge event 2011 with me and i cant wait for him to experience the amount of knowledge and awesome networking capabilities that exist at this event!! have a great weekend everyone

thanks for stopping in and yes i have a few journals to catch up on too including yours....but i will !!!!! i have to start entering in my own also more.sooooo many things to do and not enough hrs. ok ok enought excuses.
my boys duplex deal what not what it was meant to be so he is now working or trying to work another deal.
this weekend my wife ,boy and his girlfriend went to warrensburgh ny to the worlds largest garage sale !!!how cool it was .there are soooo many people and old antiques and great deaLS.garage sale EVERY driveway for miles and miles.i bought only a couple small things,one being a large poster framed that says SUCCESS: some people dream of it while others get up early every morning and work at it !!! the picture was of a golf flag and green with footprints all around it where someone had been practicing EARLY in the morning as the prints were in the FROST !! this is so true and where we sometimes find the time to do the things we think we dont have time for !!!

this weekend i am installing the remainder of all new windows in duplex.that will be done finally.

oh yeah i also have done 2 deals with rina!!!!! excited to say one is a short term pml deal and the other is a house i partnered with her in wisc.!!!!
i am also acgtively looking local for a deal to partner with my son so he can get his FIRST DEAL DONE .HE is super excited to get started on his own real estate career.If anyone has something that he may be interested in out of state then let me know and i will forward it to him.I think if he starts a journal on here then he will see how much he has learned so far !!!
he is all set to attend the edge event 2011 with me .I cantg wait to have him experience it !!.thats it for now ,hope everyone is searching for that next deal to take action on !!!!!

weekend here !!

well the weekend is here and i am pumped as ever after winning joes fun in the sun contest.this has given me more inspiration to get moving on real estate and selling more on ebay and craigslist.tomorrow i am installing more new windows in the upstairs apt.hopefully this is it for a while on this property.
next i have a prospect on the 30 * 100 wharehouse bld i purchased not so long ago.a carpet dealer wants to move into it.this is an awesome opportunity to gain some income on it but he does not want to sign a lease.It needs a roof /steel and new 12*12 door and 2 new entry doors just to start.i should be hearing more from him in the next few days.will look for laborers to finish cleaning the bld out tomorrow too !!

my son is home for the weekend and we are talking rei and planning his next move on offers as the ones he put in are not moving fast enough !! he is looking on craigslist as we speak !!

i got a lead from a re agent yest in a town 45 min away that is an reo and i will call to set up to do a repair list and make an offer next week.asking price was 25000 but agent said she is confident they may accept 15000.sounds like a deal but u know how that is,i will find out.
it is my opinion that u need to have many things in the works because it seems that this is what makes things happen for me.if i have 2 things in the game ...maybe 1 out of two will be something to look at or maybe none but if i have at least 5 prospects that i keep on hand at one time OR MORE then something ALWAYS pops up to take advantage of.
cant wait to get tomorrow anf find that next deal

You are a go getter. I am impressed with all you have in the works. I think a commercial property can be very lucrative. I have friend here that has a commercial property on the main boulevard with 4 tenants. He told me a few years ago that he gets approximately $4000 each month. I could stand that. You probably will do well with your building. Please keep us updated. I can't wait to get my first commercial property as you have already done! Exciting!!!

on break at work and thought i would update journal.I HAVE to keep writing in journal as i get sidetracked very easy and put it off but it is what make and keeps me striving for that next deal !!!! and always great to go back and read.Well i finally have a tennant in the 30*100 bld for $500 per mnth .!!!!!!!!!!!!! that will bring my passive income to 1700 per mnth,slowwly working my way up the ladder with deans strategies and persistant non stop blogs and tips to see us succeed.man am im excited to rent this out.The carpet and hardwood floor guy is Jims flooring and he was renting a bld for alot more per mnth in a town approx 50 miles away and lowes moved in close to him so he wanted to move.I heard him talking about moving to my town in a bld i knew of and casualy told him i would give him a GREAT deal on my 30*100.He checked it out and said yes.NOW i have to put steel[forrest green] on it and a new 12*12 door and some partitions inside but i would have had to do it anyway .at least now he is paying for all the work.He does not want to sign a lease yet until he sees how things are progressing on the work so i told him that if that was the case i am keeping 30*30' to rent out to another person.We agreed and he pd me 1000 down for 2 mnths rent and started moving samples in yesterday !!!coool.
Iam currently working 12 hr days at my day job 1.5 hrs away from home for 2 weeks straight so i have gotten 2 estimates for the repair work and wating on the third est to come in so i can have them start ASAP.
My boy is still trying to get deal # 1 under his belt !!
well thats it for now,hope everyone keeps that rei dream alive and hits the pavement running to get that first or 10th or 100th deal !!!!! TAKE ACTION NOW !!!!!!!!!!!!!!!

Things are on the up and up for you Jay and thats always motivating. You must be consistent and steady at how you approach REI, because it shows in your progressions. I know its not millionaire money yet but it must feel good to know that you actually created an extra $1700 for yourself every month buy just knowing how to put the pieces of the puzzle together. You know the direction that you are headed and you reaching your destination is just a matter of time.
