I am very excited to be starting my journal today, 05-14-2009. It was only a few weeks ago, my wife and I got extremely motivated attending Dean's live event in Phoenix. I am still motivated beyond belief, weeks later. We have met so many wonderul investors at Dean's Live Gain the Edge Event and on the DG website. I want to thank eveyone for their positive comments and support. ...SNOW....SNOW... go away come back another day! Well, it snowed and then it snow some more. Most of the day we had snow and received over a foot of snow. It made driving rather bad and plow/salt trucks were out most of the day and night. The temperatures are suppose to drop to near zero which will create a lot of ice in the mroning. Thus, the next few days are going to be a challenge driving and it would probably be a better idea to stay indoors. But when it gets cold this is the time you tend to get cabin fever and you want to be out and about at the mal lor a movie theater.

The times have changed because there were no neighborhood kids out yesterday looking to make a few bucks to shovel snow. I remember, "back in the day," how there use to be more kids wanting to shovel then snow available to shovel. Smiling In any event, the snow did appear picturesque almost like a Currier and Ives holiday painting. The bare trees were holding the light fluffy, powdery snow on the branches and the neighborhood had a white blanket of snow for as far as the eye could see. It made me think of the holidays and all we needed was a sleigh ride.

I called on a few for sale by owner homes. We currently have about 8 different homes on our radar and awaiting a price adjustment or for the seller to get a little more motivated. This weekend I plan to make a few more offers and maybe a counter offer or two. The key again is to make sure yiu get the property at ytoru price and not the "seller's price". As they say the money is to be made when you buy the property, not when you sell the property.

As the wind howls through the night air, you can almost hear the weekend is near. The best part of the week for the part time investors to become full time investors. Lets make the most out of the week and weekend and see what we can accomplish. No task is too small as we continue to move forward step by step through this foot of snow! ...Oh the weather outside was frightful, but since it was Friday I still felt rather delightful! What a commute (drive), I could not believe it but the roads going into work were covered with snow and ice. My commute into the city was about 2 and 1/2 hours (ouch). The funny thing is when it is really cold outside you are constantly running your defrosters but they can't keep up and the side windows get frosted anyway. It can be fun paying a toll when you can't get your window down.

I had an opportunity to go to lunch with a few guests that were visiting our office. It is always interesting to see what others think of the real estate market when they live in other parts of the country from where I live. I heard how bad the market was from one and the fear just rang in his voice. Another person talked about entrepreneurs that go into business and it is "too risky". I often think as people get older they become more set in their ways, they may even become comfortable with their daily life and don't want to "rock the boat" with trying anything new. These individuals are adverse to change and are pretty good at passing the fear to others. Try not to be influenced by these type of people.

Some of the keys to success that I discovered is always keeping an open mind to new ideas. You may not always understand where an idea is going but still listen with an open mind. The idea may lead to something or you may get another better idea based on the idea you hear. Another key to success is not to be afraid or shy away from "change". It is true that change can be hard and even down right difficult at times. Some people fight change or anything new. Try not to be one of these people because change will forever be part of your life. When I was vacationing in Maui, Hawaii a few years ago it reminded me of the conversations I had with several of the surfers. The best advice was ride the wave and go with the flow, don't fight it. I believe the same is true for everyday life. So accept and embrace change, ride the wave of change and don't get stressed out, just "hang loose".

I hope everyone has a great weekend. I believe this is the weekend that you will find a lead or two for your next deal. Make a plan, and work the plan. Post a few signs, pass out some cards, look at some properties and run the numbers for a few deals. Believe and Achieve! Smiling - Joe

The air was still rather crisp and cold for most of the day. The weekend is usually the time to do some of my errands and also focus on some of my real estate efforts. I had an opportunity to meet some friends for lunch and I enjoyed our lunch and discussing various topics. Often when people discuss something together you can get even more ideas that can help you with future efforts.

I stopped at a local dollar store to take a look at some items. I noticed they had thick foam boards that would make perfect "Bandit signs". These foam thick boards were only $1.00 and were available in Yellow or White. I bought several of each color signs nad I will make a few signs this weekend and put them out in th local area. I want to see which area and color of sign might generate more calls.

Later in the day I spent some time on the DG website and looking through real estate listings on-line. On Sunday, I will probably stop at a few open houses. I also have to go to the local mall for a few items. It seems like the weekend days are also shorter than 24 hours.

I hope everyone is having a great weekend. Some weekends will be more productive then others. The key is try to do the best you can with the time you have and build on your efforts and successes. The weekend was going by fast and I knew I had a lot to do on Sunday from going to the mall to catching a few minutes of the NFL playoffs. I enjoy Sunday because it is a great time to have fun with family and enjoy doing what we enjoy. From lunch to shopping whether it be for a new pair of pants or looking at a few open houses, we had a nice weekend.

It always seems like the weekends go by fast. The only thing that goes by faster than a weekend is a "holiday weekend". I did notice several bandit signs around the local mall. They were yellow signs with black lettering. So,e were on telephone poles and some were in the lawn. I am going to call just to see if this could be another "Buyer" prospect to add to my buyer's list for future real estate deals.

I noticed a lot of the stores at the mall were having great sales. I hope some of the sellers of properties that I have on "my radar" were also thinking of running a sale and might be more motivated to take a lower offer. This week I will be looking at several more properties and be making several more offers.

Earnest Money

Hi again!

My broker will be submitting 28 offers today. He said "$1000.00 deposit must be cashed upon acceptance of offer. At that point your in a contract. If your buyer backs out you have 10 days from date of acceptance to cancel for property reasons only." I don't necessarily have $1000. Do you have any suggestions on what I can do?

Congratulations for taking action and making those 28 offers. If your broker is having you complete the offers via fax or email, provide your broker with a photocopy of a check and indicate that you will provide the actual check upon acceptance of the offer. Also ensure you have adequate "out clauses", such as contract being contingent on the approval of your attorney or partner," in the event you need to get out of a particular contract.

You may also want to have a good indication for the cash buyers on your buyer's list so you can quickly complete an assignment to generate some cash with an accepted offer. I hope this helps. Good luck with these potential deals. Believe and Achieve! Smiling - Joe

The day started out with snow flurries and more cold temperatures. As I drove into work it was a good thing I had an extra bottle of windshield wash. As I drove on the salty roads, my windows got so dirty I could not even see. My windshield wash was empty so I had to pull over to fill it. Good hting I had an extra bottle in the trunk. This time of year it really comes in handy.

I am in the process of putting together a strategy for going after some sandwich lease options in my area. I have been very impressed with what Greg Murphy has done and the new year brings new goals. Thus, I am crafting my "plan of action". I hope to have some success because there are so many heavily poplulated areas within 30 minutes of my target market area.

I hope everyone has a gret week and is doing a little each day. Make today the day you start somehting new or something you been putting off. It is a new year so its a fresh start to try again. You can do it! Good luck finding that next deal! Believe and Achieve! Smiling - Joe

You and Stacey should actually take up directing and producing short films if the RE thing stops working for you (like that'll happen). What can I say...I laughed, I cried (from laughing) and nodded my head in agreement with everything you guys expressed in your 5 minutes.

I, too, was sitting up late one night thinking to myself how I should really go to bed when Dean appeared before me on TV. I was by myself...my husband had just moved to NC from MA for his new job, my job had just ended and I was facing the task of packing up our house and moving me, my things and my 2 boys almost 800 miles away from everything we knew. It was a lonely and difficult time and I am confident that I found Dean's infomercial that night for a reason.

My family and I are now happily settled in NC, I was just elected VP of the REIA in my city, and I'm preparing to make an offer on my first property by the end of this week. Things have slowly but surely come together for me and I know that my 2010 is going to look nothing like my '09. I've tried to take acttion each and every day and I truly thank you for the role you've played in that process for me. I've read your journal, and keep reading it... and have enjoyed getting your comments and feedback along the way. You two are the inspiration for my husband and I to follow in your footsteps and we WILL be submitting our own tape for this year's contest...

I just got back form out of town. Just catching up on my reading. The best advice is determine your offer and do not let our broker influence you on what you want to offer. I always believe in running the numbers and if the deal does not work based on your offer walk away and look at other deals. You may keep these potential deals "on your radar" and then make an offer down the road. I hope this helps. Believe and Achieve! Smiling - Joe

The week is off to a fast start. At least the weather came out of the artic blast of ice cold "chilling" air and back to a heat wave of about 34 degrees. I had worked in the morning and early afternoon and had a few days off. It is always nice to take some time and spend it with friends. I believe you can learn so much be keeping an open mind and listening to what others have to say. When others have experieced success, the best advice is to list and learn as much as you can from these types of people.

I called a realtor and made a coutner offer on a multi unit. It seems like all my potential offers are holding steady and the selelrs want a little higher price. I hope time will motivate them to sell. There are always some deals that are so much better than others, so I rank them on my radar as "tiers of potential deals"!

Today was a great day for me. I had an opportunity to visit with some friends and learn a great deal. I always like to learn and even take as many notes as possible to learn and share ideas. This is where I excel and often feel good about be able to contribute to help others.

Even though at times I have a very analytical mine (the CPA in me), I always have a very creative mind. It is ironic because the CEO of where I currently work has indicated I am one of the most creative individuals she has met. It always makes you feel good to know you can bring "something to the table"!

I stopped at the local gas station to get some gas and a bottle of water. I was sure to pick up the free home books because I often enjoy going through these to see what on the market. You never know the deal you may find or the future contact you find from within the books. It is always a good idea to go through these monthly books for the wealth of information they provide.

We are half way through the week and the weekend is one day closer. It will eb a weekend to have fun but also a weekend to bring you closer to your goals. Keep the dream alive and keep pushing toward your goals! Believe and Achieve! Smiling - Joe

Well, the month is almost half over as we are 14 days into the new year. I hope everyone is still on track with your new year's resolutions. If you got off track, it is okay, just get right back on track. This train has many bends, curves, tunnels and bridges, but the journey is worth the trip! Some days there may be delays, roadblocks or other things that cross the track but keep on going, full steam ahead!

Think of your goals and new year resolutions as a train. The train will always need to make switches. As long as you get back on the main line or the main track you are okay. The other key thing to remember is to think of a year (365 days) like a really long train. At the end of the year break the train into 2 trains. The success train and the "off track" train. Whichever train has more pieces (days) wins for the year. So the key here is if you have more good days than not so good that is okay. Each year or month or even week try to have more good productive days than not. Before you know it you will be on your way and on the express line!

As your train goes down the track, be sure to pick up passengers and build those lists to fill the train cars. You will have potential buyers (Buyer list) and your professional team that helps you along the way to keep the train moving. You will arrive at your destination fastest than you can even imagine. ALL ABOARD!

.........Hooray for Friday! The big day has finally arrived. As I drove into the city, I knew it was going to be a busy day. I had 4 meetings already scheduled through-out the day and it was non-stop from 7:30 AM until 5:00 PM. The organization that I currently work for is going through a tremendous growth period and I find it fun to help finalize the plans for their growth and expansion. Thus, the day went by on super warp speed. The drive home was not too bad as I stopped to get an XL Pizza from my favorite restaurant and pizzeria!

I scanned the MLS listings and I have been working on a project to find more properties. As I roll out the process within the enxt few weeks, I will be sure to include the details in my journal in hopes that others can replicate and do the same things in their area as well. The more we share the more we can do our part in helping the economy in our local areas and before you know it through-out your state and our country! That will be great to be part of the movement to better times.

I called another realtor about a few more properties. This weekend I have plans to see a few homes and a townhome. I like the price point of townhomes and condos but alway remember to factor in those association fees. Some boards and associations charge so much for monthly fees and "special assessments" that you feel often robbed each month even though these associations do it without a gun and mask when you write out the check. These "special assessments" are anything but "special" so be sure to perform you due diligence on all properties before running the numbers and making your offers.

It is no surprise to me at all that the CEO where you works sees how creative you are! I am looking forward to hearing about the process you are creating and appreciate that you are going to share.

I know what you mean about townhouses. Here (maybe where you are too?) we have a lot of gated communities that come with fees attached. When we first started I thought that no investor would go near them with a 10 foot poll but some of them are.

Thanks for stopping by my journal. I always like to gather as much additional real estate knowledge as possible and see what new things may work. The more you try the more you normally learn. It can be difficult to make a townhome or condo work as a rental unit. There are even some areas that do not allow rental (short and/pr long term) so it is always important to check the By-laws of the Condo Association. Pizza is one my most favorite foods (especially Chicago deep dish) and yes it was delicious. Have a great weekend. Believe and Achieve! Smiling - Joe

You must try South Jersey Boardwalk Pizza It is by far the best!

As far as Condos & Townhouses... Flipping a Condo in SJ is virtually impossible. Especially with the fees. Townhouses on the other hand are easy flips, especially in the lower income communities. Something about TRASH CASH brings the buyers flocking!

Now you have me wanting to order pizza....LOL!

Pizza,

Its always great to try new pizza places no matter where I go. Every state has a unique way of making their pizza and it is often interesting to see if they focus on the crust, sauce or other ingredients. I always enjoy trying new pizzas no matter where I go through-out the mainland from Florida to California and even the islands of Hawaii (Pizza Paradiso)! It's like desserts, there all good!
