Louisa's Journal - The Sky is the Limit!!!

So this is my goal... 5 deals by the end of 2009.

I figure if I state it at the top of my blog, I'll have to look at it every day when I hop on here!

Declaring this goal makes me a bit nervous, but I also know that if I make great strides and do a few deals and don't quite hit 5 by the end of the year, I will still have conquered my fears about it, have a lot more info to make many more deals happen more quickly going forward, and I and will hopefully be miles from where I am right now!

But make no mistake...I am serious about my goal of 5 deals and serious about putting the time in to make it happen.

Real Estate Focus: Wholesaling, Assignment of Contract, Birdogging, and hopefully, eventually re-habbing, and getting the $$ to put down on my own properties. My husband and I currently own a home and have one other house we are renting out that may soon become a Lease-Purchase. However, I'm really "on my own" financially as far as future home purchases!

I'm in the midst of developing my buyer's list, and just getting out there to look at FSBO properties.

Today's Action Items:
--Make 10 calls to rentals in classifieds in the area to develop my buyers list
--Make 5 phone calls to properties I have scouted out and begin the process of talking to sellers, finding out their motivations, getting the specs, walking through properties, and doing my best to get started in the process of getting some creative deals done!
--Enroll as a guest at next weeks local REI meeting

Tomorrow's Action Item:
--Build a plan of what needs to happen -goal-planning in terms of building my buyer's list (specific number), or how many sellers I'm talking to at once, tracking how much "contact" per day, week, month in order to accomplish my "5 deal" goal.
--Plan lunch with a mortgage broker - good friend

Any and all advice is of course welcome! My mind is open and I am excited to be here!!

Brief update: Auction & Recent Assignment Closing this week!

Hey ALL!! I have missed my DG family dearly! Thank you all for your inquiries, support, and encouragement!!! I love your posts, and yes, I will respond to all of you! I do get your messages daily...every second I have been back from my trip I have had to go work (non-RE) and/or working to get set for this auction and some other real estate stuff going, so please don't be offended at my lack of response...I can't wait to catch up here!!

Thought I would drop by for a quick update, and then after this weekend is over, I will be BACK in action on my journal.

AUCTION
This is the week of my auction! Open House on Saturday and Sunday. Bids close at 5pm on Sunday and my call rounds to all bidders will start on Sunday at 6pm.

I still have to look up some info today for the details on running these in Dean's book, build my information packets for all bidders, and develop my "one sheet" or "half sheet" on my property to do a neighborhood "flyer drop" for the open house starting tomorrow, along with a drop off to every coffee house in the area. Just got the proof on my street signs approved, and they will be ready to pick up so I can post them by Wednesday (seems late, but this is the routine for these auctions!). Will be posting Craigslist ads daily for this weekend starting this afternoon. Will be running ads in the paper starting Wednesday through the weekend.

My main point I need to look up is on agents ---do I give them a percentage if they bring their buyers...do I add that to the bid as a buyer's premium? I need to review these details so I can post accurately.

I'm nervous, but excited! This is it! I could have done this 3 weeks ago had I been in town, but the delay was good, because I did get to remedy any worries in the inspection (insulating the attic was the big deal $800, the rest were small and have been fixed). I will be more detailed about these points later.

I know you all have seen this, but in case someone is just catching up...

Numbers on the house ----yes, I will update everyone on this after this Sunday night. I have had to do a few things the week after the inspection while I was away, that I need to account for in my numbers. My spread (between $ spent and profit) is wide, so overall I'm very pleased.

IN OTHER NEWS....ASSIGNMENT:
So I'm excited that I have my first assignment closing this week! I should say "our" first assignment. Here's the bulleted version:

--Another DG member contacted me about an REO property they had locked up with bank just outside of Nashville (since I haven't asked them about sharing this publicly in my journal...I'd rather keep their name anonymous for now...I can tell you it is not a member who has posted in my journal before. But we talked about sharing it at The Edge!)
--The area is on the opposite side of where I live (about an hour away) so has been out of the territory that I have buyers in.
--Basically they were looking for a buyer, and were willing to split an assignment fee if I could bring them a buyer.
--I was two days away from leaving for vacation, so while I was hopeful, I wasn't sure if anything would come through.
--I posted the property within 2 real estate organizations ---one was our local REI group, that had a branch based in this other area with a posting area
--Specs: 3 bd / 2 bath 1370 sq. ft.
--List Price: $112K
--BPO (bank appraisal): included all estimates of work that needed to be done - $5-8K and it also said the house could go for anywhere between $110-$130K
--Price locked up by DG member directly with bank: $70K
--Goal price was to sell at $80K for a $10K assignment, and make $5K each (splitting the assignment fee)
--Because it had been on the market for awhile and the bank was just ready to sell, there was a full profile with pictures I could send out, plus it had a lock box on it, and I could give away the code for anyone to go look at it. (I never had to drive to go see it)
--I called the only couple contacts I knew in that area and posted it on 2 boards before I left town (2 days). Then I went on vacation for 5 days
--Long story short: 2 buyers emailed me interested. I had never met any of them. I sent them the lock box number, the BPO, the profile with pics, and our wholesale price of $80K.
--Day I returned ---a new buyer inquired about it via email. He went to look at it. Got some estimates on repair and as it turned out there were mold issues. Another $5K to put into some mold.
--Buyer sent his bid for additional mold remediation, and sent his proof of funds
--He wanted $5K off the price
--DG member tried pressing that with the bank to get it for $65K
--Bank wouldn't budge as they were ready to repair it themselves and put it on the market for much higher
--So I got the buyer to agree to $76K, which left us with a $6K assignment fee, which we will split for $3K each.
--Buyer agreed on the spot on the phone (this was last Thursday)
--Buyer met with his attorney on Friday
--We close this week, and our assignment check will be cut at closing.
--YAY!

Totally a blessing! Fun to work with another DG'er too!!!

Ok, gotta run....gotta market this auction house, and go to non-RE work this afternoon.

AHHHH!!! Time is flying.....Auction update and more

WOW! How I have missed you guys!!

Thank you Miyuki, Jay, Laura (hope your move is going great!), Cathy, Cmloose (the other Cathy), Shane, Fish, Richie, Kolby, Jose, Bruce, Barbara, Rina, Woody, Dawn Dean, lrababao, Nancy, and more, more I know, I know!!! You all keep me going...thanks so much!

I am working 30 hours this week, and going crazy because I'm trying to fit real estate in and keep up with my rehab house stuff too.

I have so many of you to write back to your awesome messages, and I can't wait to catch up here! So short on time....I long for the days when I have my time back and can really spend some quality time here!

So quickest update on earth:
-Held the auction 2 weeks ago
-Did have some traffic, but did not have any bidders despite a lot of advertising, great signage, auction packets for bidders, etc...
-Oh, well! I am not disappointed...I still have faith in auctions and would do it again... and have some theories as to "why", but I'll save those later.
-I am thrilled with the finish out of my house, and I know it is only a matter of time! (I really believe it will be 10 days or less from now and I'll have a contract...I am pretty confidant on my pricing in this market)
-I put the house on the market last Friday (via FSBO on the flat fee MLS listing)
-I also put the house up on 6 websites (FSBO.com, Owners.com - shares with Yahoo, Craigslist, Kijii, Homefinder.com - our local paper website, and one more I'm forgetting)
-I held an open house last weekend on Sunday - went well - some good traffic - about 3 very serious buyers that were interested. No offers yet, but some good discourse.
-The flat fee MLS listing, also included a lock box and a showing service so I don't have to be present for agents to show off the home (this was an awesome feature!). Basically, the agreement is that I will give 3% to a buyer's agent, but no agent fee for myself.
-It was listed by 4pm on Friday, and I already had 2 showing appointments over the weekend in addition to my open house
-I have received a lot of great feedback
-I had another showing today
-I have two scheduled for tomorrow
-I had an agent call me from a showing today asking a few questions and saying his client was very interested, so he may be in touch.
-I have an open house for this Saturday also.
-I really believe it is quite possible I'll get it under contract this week!

I received my assignment check from that other deal on Saturday. That was nice. It went towards paying bills so no true room for "celebrating" yet Smiling but I am so grateful and know that I have to look at it as "those are bills that don't need to be paid any longer!" and celebrate that fact for sure!! It is just the beginning!

Figures on this house:
Including closing costs, I paid:
$34,040

All costs spent on rehab of house(incl MLS Listing, Auction, Marketing): $48,353

GRAND TOTAL OF ABOVE HOUSE + REHAB: $82,393

Sale Price (on the market right now): $133,500

OK, gotta run. So miss being a part of this community and can't wait to see what is going on with everyone!!!!

I am so ready to roll with getting other deals in the mix and sharing daily here. It has just been a matter of not having the time lately to put into it (and believe me, if I could work through the night with no sleep I would, I would!!) I am so overwhelmed with the awesome resources here and haven't had time to take it all in, absorb, and take more action. Can't wait to sell this house. The financial aspect will seriously free up some time _immediately_ for me, which is time I will put directly in real estate to get more done! I am yearning for that day!!! And I believe it is around the corner.

That light at the end of the tunnel is finally getting very bright!!!!! YAY!!!! My house is under contract!! YAY! My days of full time at real estate are AROUND THE CORNER once this house closes!!! YAY!

So ---back to that bright light ---as I'm awaiting that magic relationship with an agent (I know I could go after it rather than "await" it, but I needed to move on for now until I have a little more time to seek it out), I had listed my house on the MLS as a flat fee listing - FSBO. Along with the listing service, they put a lock box on your house and have a showing service so that other agents can bring clients without you having to be there (what a great feature to this MLS listing service), and it was the best thing I have done! I had a lot of traffic. And I didn't have to dedicate my own time to that traffic.

Then a low-ball offer came in from a buyer with an agent after 5 days on the market (probably a practicing DG'er...ha, just kidding) Smiling I countered with a final offer, barely coming off my list price. Then I didn't hear from him. Then a couple days past. I got a call from his agent. He really wanted the house and wanted to come to terms with me on it. Anyway, on Day 11 on the market, we came to agreement. We signed on Thursday.

It will close May 17, and I'll be counting the days at my other job! Smiling And once it closes, I will post all the details and very final numbers! Here's the overall scoop:

List price was $133,500

Final Agreed Upon Price: $132,500
+ me giving $3K towards closing costs

So just a review ---Borrowed funds for both house purchase and rehab:

Purchased house for $32,500 (plus closing costs)---closed November 30
(wow, really, it was exactly that number...didn't realize it matched my final selling price...except $100K less!)

Approximate $$ put in rehab with hired contractor: $48K

After closing costs, 3% agent fee for buyer's agent, tiny interest on the short-term loan, & profit-sharing ---conservatively, I will be landing at approximately:
$32K in profit

Whoo hoo!!! OK, so that's a cautious Whoo Hoo because I realize, it's not done until it is done. And of course I want to get through inspection and be on the way to close -----but I am cautiously thrilled. Smiling Smiling

I'm so excited because I look forward to transitioning from being a one-deal-at-a-time person trying to juggle so much, to being able to focus on real estate and have fun getting a lot more irons in the fire so that there are indeed multiple deals at once!

I know there are people that make that reality happen among full-time jobs (Indiana Joe for one...how amazing is that man?!!) and I deeply admire so many on the site, going after it while working so hard at other jobs. It is not an easy feat, and requires so much hard work, but I get emotional at thinking what an amazing pay off this will be, not just monetarily, but in the way of freedom to a more balanced life, and I CAN'T WAIT TO DO MORE DEALS!

While this deal and this whole real estate venture is really last fall to now in the making, it seems like it has been years of hard work ----not in real estate, but in trying to find SOMETHING that works better than killing myself working 3 jobs, AND also finding work that I love (which is why I always had to work a few jobs, because I always followed my heart and my passion, and it was never driven by money, but of course we always need it to support things, so I had to have a few jobs to make it all happen!). In 2007 my health deteriorated from working too much and I had to quit doing things I loved, and get a day job from 9-5 which was far from my passion, but paid the bills. I know we have all been there!!

What I am most thrilled about and what is the biggest "light at the end of the tunnel" for me is that this is only the beginning. Still hard work ahead of me, no doubt, but work that I am driven to do, on my own time, at my own pace, by my own clock, around the events of my eagerly awaited baby, and an endeavor that will allow me to also get back to having time for the people (my husband and family) and passions that I love (music), and long term...really finding my "purpose" and way to give back with these resources. God is so good.

So I have to go to work today, so I must run...

But my next entry will be to finally go back thank you each individually for responding and encouraging me before. You don't know that while I wasn't able to be here for awhile and respond to each of you, I got your posts instantly when you sent them, and your words were all so encouraging and have really have helped me get through my other job and know there was something else "brewing" here on the DG site, and in your wonderful posts. Thank you again ----I hope to give each of you back the support you have given me in this journey so far!

And I can't wait to thank Dean Graziosi in person!!!! Wow! What a moment that will be!! Smiling Smiling Smiling Smiling

Closing Time! I have missed you guys!!

Ah!!!! It has been so long since I've been on the site! In fact, I missed the window to get Joe's book.....I can't believe it! (Logged on after the fact to find out about it for the first time, and found out I missed it!) I'll be kicking myself for a while on that. No more being absent here, that's for sure!

Lea & Laura ----Thank you so much for your messages....they came at such good times when I was feeling a bit low with the "regular routine" (one came while mopping a floor at work ---totally lifted my spirits) and while I have been so excited about this house - waiting for closing in juggling the rest of life has been a struggle for sure! and Linda ---thank you for checking in!!! I am definitely here, doing well, and just been crazy trying to balance life, work, baby-to-be making me a bit tired, and issues on closing this rehab house, etc... Really means a lot

It has been an uphill battle to get to close on this property for a multitude of reasons. We were supposed to close on Monday. It is now Thursday, and I am awaiting an email with our closing appointment today ----and praying we close today because I leave for The Edge tomorrow. How awesome will it be to be able to close right before Dean's great conference?!

But I can't complain too much -----if all these hiccups in real estate are the WORST thing that happens, honestly, for the great pay-off, THIS WORK IS FOR ME! Really beats the 9-5 grind, and I can see that the more pots you have your hand in, the more you are not "waiting" on ONE deal to happen (like I have been on this), but rather enjoying the little successes on multiple projects when things come through. I definitely see that!!

It has really been a great journey and despite all the hiccups in closing, I have learned a lot:
--how to work smarter next time
--how to prevent some things I never even thought of (unclosed building permits with the city that were thought to be closed, were not and have held up this transaction big time!)
--how to budget better for next time (great project to learn on, because I still did very well profit-wise)
--how to market better next time ---signs outside the house WHILE the house is being rehabbed
--how to plan better for termite inspection (prior to house being renovated, rather than after!) More later on this...

I look forward to being in the loop again, and to sharing more specifics and "tips" from what I learned. A part of why I didn't want to step-by-step share towards the end once I had the house under contract, is realizing how much this is a "public" journal, and I just want to be careful on the details/specifics on deals when they are being negotiated, etc... as truly anyone on the internet can find this.

I took a final video of the house...will definitely need to be edited, and I don't know how to do such things, but hopefully will learn, and I wanted to document it and at least have some footage to put together a video for Dean Smiling

I kept thinking as he spoke..."wow, this guy needs to lead a session at The Edge" ----I talk pretty fast, and absorb pretty quickly ---but I could tell, he was flying and so up to speed with all he has learned and accomplished, I could not keep up! Tons of questions ran through my mind! A step-by-step Randy-tutorial was needed, and I could tell, my hour-and-a-half lunch with him was not going to do it! Smiling Kudos to him and his continued success!! I look forward to meeting up again and maybe doing a deal or two together in Nashville sometime (he lives not too far away in Clarksville). Will see he and his wife at The Edge - YAY!

Just got word while writing this journal entry, that indeed, we are moving forward to close TODAY!!! YAY!

Can't wait for Phoenix and The Edge tomorrow!! I really can't believe it is HERE!!! And then can't wait to get back to this site, and all the great people here, and follow everyone else's success!!

I have missed you, my dear DG friends!

Gotta run....awaiting a closing time today, any minute now!!

Thank you for your sweet message!! I so appreciate it. You will be sorely missed, and I look forward to meeting you in the future at another event! I plan to be at as many as possible, so I know it's only a matter of time before I get to catch up in person with you and your progress and success!

We actually did not close today (I really can't believe it!) Buyer's agent says he is coming up to close to 100 closings and never had anything this outrageous happen like this one...you would think the lender had never processed a loan in their lives!! We literally get hour-by-hour updates as if we are going to close within a couple hours (all day Wednesday, Thursday) and now we're going into Friday. The bank sets expectations about the progress of the underwriter, and the time it will take, and how we should be ready to close within hours, and literally 15 emails a day going out with updates, and then by 5pm every day, the buyer and I are both disappointed...today's excuse was that we "missed the wire transfer deadline by 5 minutes, as the HUD settlement took an extra 5 minutes to review" SERIOUSLY?? They gave us only 15 minutes for each party to review via email before their wire deadline of 1:30. And then every day we sign documents again with the new closing date on them (oh, and everything we sign is sent to us 30 minutes before deadline to send it back, so we better be by our computers and a fax machine at all times). It is really the strangest thing. My attorney is pretty amazed as well. I signed a power of attorney over to my attorney this afternoon so he could sign documents for me tomorrow since we're traveling to Phoenix in the morning for The Edge. Good news is, I've seen and approved the HUD settlement, so it's just a matter of them coordinating tomorrow (and I'm honestly glad I'm not around for the hour-by-hour update tomorrow morning and making plans and changing plans, and making them again....it has been exhausting to say the least!) I will be on a plane so I will miss out on that email stress....YAY!! I really hate to be a complainer because I am seriously thrilled about all this, and I have purposely spared you the day-by-day detail of why we didn't close on Monday or Tuesday because at the end of the day, it is worth ALL of this....EVERY bit of it.

I have to remember how absolutely fortunate I am that:
----My rehab house did not flood at all in the Nashville Floods! This was a TRUE miracle. The house backs up to a creek and was surrounded by water, so much so, you couldn't drive up to it on the street or your car would float away, but yet, not a drop of water got inside the house.....wow!!!! All the neighbors thought for sure the house was flooded as the water went up the step of the patio and up to the front door, but nothing!)
----Despite the floods, and the extra time it took to get a re-inspection by the appraiser after the floods (as that was required of all houses under contract after the flood), of all things, even that did not delay our closing time....other delays, but not that!
----There are many people enduring so much hardship right now in Nashville and they need our thoughts and prayers...it will be a long road to recovery. My husband and I are so lucky to have escaped flooding in our own home.

Alright, so much to be thankful for! And this close will happen in due time...it will, it will!

you are so patient! i will have to learn from you. wonderful miracles about no flooding in your house and your home. i can say from experience that prayer can take care of that. when i lived in OK we had tornadoes all the time. we all would sleep right through the loud sirens and everything. people thought we were crazy but i would command that the tornadoes would not come in the neighborhood and they might go right down the street in front of the neighborhood, but they never came into the neighborhood. one of my daughters told me this week about all the sirens going off again in Tulsa and her husband wanted to "do something" to protect his family. Danelle told him everything would be fine and she was going to bed. i have to laugh because he didn't "get it". i'm still the same way and i love it when the sirens go off and the storms are loud because i get my best sleep then. ha! Smiling

Sorry to hear about the closing but bet when you get back it will be closed or soon after and in the mean time you get to enjoy the EDGE Smiling

I am glad that your rehab house didn't flood. Please know that I am keeping the folks in TN in my thoughts and prayers. One of our cash buyers lives in TN and 2 of his properties were trashed from the flooding.

Linda and Lea - thank you!! I'm sitting at The Edge during a raffle and speakers are about to go up so I gotta run...more later!

But I wanted to relay that I DID close on Friday!! Yesterday..I was at The EDGE but had my attorney sign for me.

I'll pick up the check on Monday but looks like profit will be $31k. Final details when I get back!
