I am starting a new journal and going in a new direction, one ave is closed for now but another is opening. Wholesaling is now the direction i must travel to get to my ultimate goal of buy and hold.

I have been working on wholesaleing for 4 weeks now but have made great strides and hope to close a deal soon. Buyers list is around 12 but i am always trying to find more cash investors.

Did you already talk to Dana about managing the property for you? This is new to him but in his area.
Denny just told me that he knows someone from where he used to work who operates out of PSL but Denny thinks he covers Ft Pc too. Denny will give him a call on Monday and find out if he covers Ft Pc. Any other specific questions you would like Denny to ask him? You can e-mail or call us.
Denny said the guys used to comment on how calm he was managing so many so properties.

I just got caught up on your journal. I am pleased that you are moving ahead. Sometimes it seems there are so many details to look after. I am sure you will get it all together and especially with Lea's and Denny's help. If there is anything I can help with, just let me know. You are moving up and making it happen. Next year this will all be second nature to you and you will have established necessary contacts and it will then be duck soup. Please keep us up on your progress.

Randy, that is a good idea. I think I will call them just to see if they can help. I was also thinking of asking the hud agency if they work with any in the area. But if I use a southern accent they might not take me serious.They will know I am an imposter
p.s. do you eat grits? I saw that in a movie once but never knew about them. I think it was my cousin Vinny. I am thinking of buying a building here and opening up a RANDYS cafe and serving southern food. There are a lot of squirrels in the parks so I can add your favorite dish to the menu just in case you visit.

Well hello Lea! No I didnt speak to Dana about it. I was hoping to land with an experienced firm for various reasons. I would rather have a firm that has seen it all and knows how to handle things as well as having their own in house rehab team just in case something needs fixing. Plus most experienced firms have lawyers that they work with to write up the rental agreements and to evict if need be.
I have a small list to call starting Monday. hopefully I can find one this week.

Hot Dam Just got a ideal I going to have a cookout for anyone interesting in buying a house. This one I owe to you Rich. will let you know how it turns out. When I work for fleet wood I used to do this once a month a and it work great. I really can't believe I forgot about that. I will have a open house when I do this and stage the house.

So much to still tie up before closing next week. spoke to the title co today to see what my options were if I dont get the LLC back in time from the State. I found out I can close If I just get them a copy of the good standing letter from NY state and a copy of the aticle of organization for my company showing I am the only manager. So that is good. They are arranging for the survey to be done. I found out without it they dont insure the title because a neighbor can say your 3ft on their side of the property line. There is also a problem with the recording from the previous owner to the guy I am buying from, so that has to be corrected before we close on the 23rd. I am waiting to hear back from a few property mngmt companies so i can have that squared away once and for all. Need to call for homeowners ins now and Lea and Denny are over at the house with the seller who set up the repair guy ,doing a check up on what repairs are going to be needed. They are awsome!! I owe Lea a big hug when I get a chance to get down there. Dont know if denny wants a hug too lol. Well its all a great learning experience and I hope to be telling you the house is rented within a months time. Spoke to my partner about keeping up the search for a no season refi bank so we can pull the money back and re-invest. Between the two of us we can cover more banks. I am telling ya I am going to get a free dinner out of Rina on that one

Ok settled the property management dilema. Thanks again to Denny and Lea Turns out the guy does what I was looking for in a company and He actually came from my area. We were talking about construction that was going on here that he saw when he visited recently. So I feel comfortable with him on both accts. Just made a call to put an offer in on the house next door to my duplex. I will give details if its accepted. Spoke to Rina,Laura and Randy today. another call from the phantom guy lol. Great to hear from Rina and that they are all moving at a great speed with REI.
Things are just happening at such a fast pace for me that its hard to keep up. But I love that problem!
Meeting one of my agents Sunday to get the SS started on a house. I am hoping to net 25-30k on that one.
cant wait to close on the first deal next week and to get tenants in and get that first rent check, I think I will have Dean sign it and then frame it

I'm mailing you a book with chapters relevant to Property managers and lots of other stuff. This book really helped Lea & I when we were landlords and you'll see why. Sorry but it has notes scribbled throughout it!!

Thanks Lea, Well I hit another obstical, I just got back my paperwork from the FL State of corporation. It seems I still didnt fill out the form the way they wanted it. So now Im in a jam to get something done by closing next Fri:0
I think I got it right this time but I dont know if it will be processed in time. I have to call them to see if they would be kind enough to send me a copy of my letter of good standing that i sent them. I know I can use that and the organization of business copy for the closing. My other out will be to change it to my name and then move it to the company after all is good.
Man I thought 3rd time was a charm no worries, I did learn a lot from this lol. dont ever ask me to fill out your tax returns Still havent heard from Neil so he is on my to call list. I also need to get insurance too. almost forgot that one. I just realized that i never heard back from the company with the other house. I have to try them Monday. Sat I have a family function to go to and wont be home til late that night. Sunday I have to meet the agent to get in the house for the SS and sign the papers. So Monday will be a good day to make those two calls. I have so much to get done befoer the closing on Friday!! I am feeling the presure I need to talk to Laura or Rina about some organization of things. I know they are really together with how they do things and I can surly use a few tips.

Filling out the forms for the state is probably like reading a diferent language. I know you can charm them so they will want to show their southern hospitality to help you. You are down to crunch time and all these last minute obstacles are definitely a learning experience. However, you'll be all set up and ready to go for the next one to go smoother for you. We will be talking to Dana and will ask him to put a fire under Neil's behind. Dana said Neil will be at the property before the closing to mow the lawn. Since he'll be in the neighborhood anyway it could work out well. We'll e-mail you the contact info for another person who can help with this too. Thank God for Laura and Rina! Hi Richie Again, I spoke with a friend this morning who lives in the same town as your duplex. I told her I know an investor with a section 8 property and she said she will spread the word around to people she knows who have section 8 vouchers and are looking for a property to rent.

Closing day is almost here!!!! So excited for you! Dont worry too much about the Florida papers..you had the process under way before closing so I dont think it will be a problem. On my closings where my LLC was a foreign agent they never even asked for any of those papers anyway. Your articles of original organization should be just fine. Love that you have a bunch of other deals you're working on too - thats the way to do it my friend! So after Friday the jitters will be over - you will be a duplex owning landlord....yeeha!!!! My frosty cold one is waiting

Yesterday I made some calls that needed to get done. Spoke to the Title co, Closing may be pushed back due to the Title being recorded wrong from the previous seller / buyer transaction. They are still waiting for it to come back fixed. No big deal.
called about the house next door 3 times, no return call so i went and found it on a zip MLS and put an offer in through them. But then the site showed the property not active after i did that. go figure.
SS may not be happening on the other deal I had going, I should find out today.
I have to get out and find more deals this week some time.Too much time spent working on the duplex, but also alot of family functions this month like B-day partys and so on. I have to make time somewhere.

Today I made some calls to the property manager for the duplex and to the REA on the property next door. Got my property mngmt contract ,now i have to read it over and then sign and send back if all is good. FINALLY got the listing agent for the house next door after 2 days of trying, Lea& Denny who told me about the house knew the last guy that bid on it and was able to get a contact number from him. I called, and it is still on the market.
She( the agent ) said the bank turned down an offer for 10k and asked me what I want to bid, so I told her 10k ,She said ok, I will put it in and maybe the bank will change their mind this time around. so I said I hope so but if not I will move on to the next home. With that she will be sending me the purchase agreement to fill out and send back to her. I also have my sights on another duplex not far from these two homes. SO if I am able to lock this 2nd one up and use PM to buy it, I will try to get the other under contract also.
This is getting so addicting. I just may get my 5 deals by the end of this yr lol.
I also signed the papers for the SS that i thought was not going to happen after yesterday. I have some work to do as this is a tricky situation and I have to be creative in doing this. I have a plan and a half of a back up one if that doesnt go my way.lol. My agent is on board and is starting the paper work with the bank tomorrow.

Big thanks to my friends Laura, Lea and Denny,whom without I would not be able to put all this together.
Also spoke to a bank today that called me about an e-mail i sent out to a few banks about refinancing. WHile he said he could not do what i want we talked a little and i told him about the system I have in place and he liked it. He then gave me a number and name to another banks REO manager and e-mail to get in touch with him direct and asked me to just mention his name. He said maybe I could help their bank out with all the REO'S they have. imagine that! So I am going to call him and see if maybe I can get a package deal put together and see in any other investors want to go with a bulk deal if its good. We will have people in place to look over the properties or may have to go there and look at them our selves. I must have stepped in poop lol. Like they say, if you take action things will happen.

WOW! I am so happy to hear that you reached the listing agent!! You are on a roll my friend. Insider secret they accepted 10K five months ago and it's still there, incurring expenses. I haven't calculated the numbers but it's fair to say that the numbers on your duplex may dictate the price per square foot of the sq. ft. price of the SFH next door In my humble opinion, even if they say no I wouldn't rule it out but would move on (as you've already stated above) and keep it on your radar (as Indiana Joe says.)
I'm happy to hear about the SS moving along and not suprised at all that you the king of creative thinking will come up with a way to make this work for everyone.

I just filled out the P/A on the house next to the duplex I bought. I found out it is a SS and not an REO. So the agent sent me an addendum that she said goes with this deal. I looked it over and didn't like two lines in it.
line# 1 stated that I acknowledge that it may take the bank up to 180 days to accept my offer. I crossed it out and made it 30 days.
Line# 2 was giving them the right to keep advertising the home after my offer is accepted for a back up buyer only. I crossed that off, and told the agent that to me that just means they will string me along to see if they get a better offer. I also told her if they wont agree to it I will move on to another house i have my eye on.
SO now I am waiting to hear back from her.

Today I have copies showing my company is now in good standing in FL and can do business there. That was a learning process in its self> But its done.
update on the SS, SFR: This morning I recieved an e-mail from the agent telling me she cant submit my offer with the 30 days for acceptance. So I made a few calls, called her twice and left two messages, She called me back and we spoke. We agreed on 120 days, But I told her I was standing firm on the other thing. So if they accept my offer they cant keep advertising the home.
Faxed her a new copy with 120 days and she will be putting in the offer.
So now its a wait and see on that one.

Tonight I have to write up some more letters after I scout the papers for homes that will going to auction. I like to send letters to the owners to see if they want to just get out and walk away and save their credit.If not I offer to help them if I can.
We were to close today on the FL duplex but I havent heard from the title co with the amount. But they said it might be pushed back later.I have to check on that.

i love it!!! way to go. i have an investor friend who did something very similar. he said if they want to sell it, they don't need more than 30 days to get it closed. i totally agree with the backup buyer thing too. after watching that you tube video Laura posted, i have no sympathy for the banks whatsoever. they need us a whole lot more than we need them!!!
