Hey whats going on Richie...I have been away from your journal for too long. Like you will always do you are Rocking and Rolling. Thats why I call you Rockin Richie. Boy it is definately very obvious that the Edge Event of 2010 is apart of your blood because you are on Fire! Well I wish you all the best and I must admit your drive and the success that you are having is a true role model for those of us who need a lesson in persistence and Determination. Its like you always say, "Never EVER give up!!"

Last night when I got home from my 9-5, I found a piece of mail from the Florida dept of state. It was the application I had sent in to file for a foreign LLC. Apparently I filled it out and missed a section that requires my address. I also misunderstood what they meant when they said they wanted a letter of good standing no more than 90-days old. I sent a certificate from my company with the amount of shares i hold. So now I had to go on the internet and find out what to do to obtain this letter of good standing. I found the NYS site and located the instructions on how to do it. Filled it out, it cost 25.00 but I also paid another 25.00 to get it done in 24hrs. So lesson learned and knowledge gained from this experience.
My partner called again today, they set up the closing in 1 week for the HELOC. He said he is nervous about this and I told him thats what stops most people from achieving their goals and I promised him it will be ok.So things are looking good.
I also recieved an e-mail back from the Florida bank. They cant do no season refi and there was a few other things they said like I couldnt own more than 4 properties at any one time under that portfolio. But She said she can hook me up with someone and mentioned a commercial loan. I have to re read the e-mail in more debth. I was at work and just blew thru it.

Try calling some small banks in Florida. I found a local bank here that will do no seasoning re-fi's and there is almost no limit on the number of properties (I think they said $10M). Also possibly try a mortgage broker. Keep at it!

Trying to catch up on DG after being absent for so long! So happy for this deal going through for you...you've put in SO much hard work and energy and kept the faith the whole way! So there is another duplex in Fla...thats why I got confused with the one near your home ha! Any luck getting a HUD agent to let you in yet? Whats the story on the other Fla prop? Hey LAURA! Thanks for the nice comments. But you know you were a big part of my success from way back when we were looking at houses together.
I planned on calling the listing agent Tuesday. I am on vacation next week from my 9-5 and will get in to get pics and see what the story is on it.
I will try to buzz you also to see what you want to see as far as the pics go.
I am working on a good 4th. I have a b-day party to go to on the 4th so that will be cool. Hope you enjoy it also. and remember all our service men and woman who make it possible for us to enjoy this special day.
Spoke to Rina Friday, that was a pleasent surprise getting that call.
Her accent always gets me lol.Not as bad as Randy and Julie's But I get such a kick out of hearing peoples accents that are not from NY,NJ.
Any way, my computer and phone have been down since Fri afternoon. Just got it all back up, very frustating because its been going on since may.

If you call the phone company and explain to them what going on they will fix you right up. For some reason the phones don't work to well with NJ and NY accents. But that OK with me I will not hold that against you. I mean look Laura even left to get away from it, And you did go South for A deal. Just stopping by to check you out. I admire the moves that you are making these days. It sounds like you are grabbing REI by the tail and running with it. The "No Seasoning Refi's" sounds like an area of REI that I want to check out. It seems that is the knowledge and the connections to establish to really set us free in this REI world that we live. You keep on fighting and you will continue to break down the barriers that will try to get in your way. Its the "Against all odds" spirit of a NYer that you cant get from Down South, out west, or anywhere else in this world, that will take you there, so watch out Randy...lol

Ok, Friday I recieved my letter of good standing from the State of NY that I have been waiting for. I put it with my other paper work today and sent it back to Florida overnight to legalize my company in FL. Hopefully I did it right this time
Spoke to my partner today and we should be ready to go by Saturday as far as financing is concerned. Once I sit with him I will call the Title company to see if we can close early. Last thing I need to get done is the guy doing the repairs. I have to set things up with him. Then I will call the property management co to give them a round about time the house will be ready.
The other deal Laura and I were looking into was a no go because it was sold already. like she said ,on to the NEXT..

The reason they sent you paper work back from Florida, Is that you left out the southern words use in webster. Their is the real webster and the northern webster. But the upside to all of this you didn.t let it stop you. YA have a good day and keep up the great work., As soon as you get this word down let me know and I will send you another one.

I'm so excited for your closing...everyones first deal takes me back to mine, and I remember all my worries and excitement all rolled into one - and the fabulous feeling of empowerment, self confidence and validation that you take away from it and roll it right into your next

Today I spent the day making calls and writing letters and sending them out.
I am supose to be on vacation but am finding myself trying to get things done that I normally dont have the time to do. I think i am in trouble with the family at this point :0

Today I read the morning paper and saw an article about a vac property that the neighbors complained about and are now bringing the owner to court because of violations. So naturally I wrote a letter to the owner to see if they want to sell. looked up the property for their names and to see what is owed on it and wrote my letter and sent it soon after.
Spoke to an agent I have doing a ss already and we are now getting together to do another one that I have been waiting to do.
Spoke to the property management co today for the FL house and found out there was a big mis communication between us. I found out that they dont work in the area my house is in. So now i am in the process of finding another one that is in that area.no sweat, I will find a new one just another bump in the road to success
called the guy i was buying from today to see if he is ok with moving the closing date sooner and he is. Now I have to make time to call the title co early next week to see if we can move it forward. Also called to speak to the guy doing the repairs so we can set up an agreement and so i can get a time frame of when he will be done with the work. waiting on a call back from him.
I hope I can keep my 4yr plan to be retired. I will some how find a way to do it.

WOW! You are getting sooooo much done Glad to hear the closing date may be moving up sooner Please keep me posted on how it goes with the management companies.

I laughed because this morning Denny spoke with our partner and he had to hang up because his wife was giving him the evil eye LOL. They are on a well deserved vacation.

Ok, I just came back from PA today. I am trying to catch up on things. Spoke to my buddy Laura yesterday and she was tanning in her big old yard
She was kind enough to do a property management co search for me since i was on a mini vacation Then she told me to shut my phone off for the rest of the day since i was still doing REI things while I was supose to be on vac with the family. So I did.
Today and tomorrow I have calls to make and people to meet.

Hey Richie, if Dean goes on vacation and managed to do live video for us, why can't we do the same thing by taking vacation and work at the same time...hehe. I'll be going to Utah for a week on another mini vacation, but i will be looking for some deals too while i'm there. I just love taking trips and see what other real estate markets are like. Yould should be able to take vacations and make it a business trip at the same time. I bet you will not turn your phone off as i know i would go crazy if i don't have my phone on...hehe. Denny spoke to 2 people that have a lawn service, I think he e-mailed their info to you. One is the pastor that we are working with, the other knocked on our door a couple days ago wanting to trim our Palm trees. Both are owners of their business. The pastor told us that he takes great pride in his work and also in his fair prices.

Hey Lea,I am definately interested in the lawn guy if I dont have a property management co in place by closing. I have to call more co tomorrow and am still waiting for my license to be legal in FL. Money is there and ready for wiring so its just the LLC and management co that i am waiting on.

OK, Property management co crisis is solved Got a call 20 min after sending a e-mail out to a few different ones. The lady that called is also an agent and wants to sell me more properties lol. I told her I am interested but not until I get this one up and running and refi. So now I have to kick it into high gear to find a no season refi bank so I can keep turning the money over into a new home. I have a great Idea I may try if I can find a bank that will work with me. I have to think this plan out a little further because it just hit me as I was writing lol. Ok now I am just waiting on the foreign LLC to get finished and I ma good to go. Boy If I get a bank to work with me I may own half of Florida in YEAR

Call the city codes Dept and see who has a business license for property management in the area you are in. but make sure you use that southern accent. If need be I guess I could call for you and get a whole list sent to your E-mail address. Do try them I sure they will help you.
