KEB'S later years

Well, I guess I should start at the begining. After spending six years in the military and marrying a great Korean lady (25 years and counting). I went to work for the DOJ even though I had a burning drive to do my own thing (several small start ups). After several years (13) I had the honor (haa) of meeting a well how do we say, bad inmate that gave me a wake up call. Yea I lost the fight,lost some vision in one eye and had brain surgery (shunt placed in head) and retired medically. Present times: Bought a metal recycling company right before the 2004 olympics and made really good money for several years. Took the money and bought several homes free and clear in Ohio and California (can you say cash flow and ROI). I found that I love teaching what I know to others, that want to learn and to work with them on what I teach them. After I found this site looking around the web one day on vaction in HI when it was raining (12/10) and having read all of dean's books it was time to put it to good use. I have helped a few on the site with my insight on trust deeds, tax leins and others. I teach and invest until i am dead or can't hold my head up. This journal will be a log of what I do every week with real estate. Here we go boys and girls....

My video is in and posted. I had 20 deals from 2012 that were no money down showing how I acquired the property, how I closed it, how much I made. They cut the video down to 6. So I think they like about a 6 minute video. Mine was too long I guess. Check it out.

I will check it out for sure. My video was 5 minutes last year so that is what I am shooting for. Glad to here you closed on 20 like tammy, seems to be the magic number. I waited to the last minute last year and it worked so I will send it in the first week of Dec..

Actually did a lot more than 20!! We just picked out 20 that had different acquisition strategies and the ones that were closer to our house. It still took us about 5 hours to hit those 20! They were all no money deals, we've done several rehabs and have a couple of L/Os. Did a 6 condo deal that worked out nice. So we didn't even go there on the video!!

I thought that you had done way more than 20 but I was not going there without knowing..lol My first month after the edge was my best ever with close to 80k in checks on my desk. That pic is the main screen on my computer until there is a bigger one. I look forward to seeing you at the edge...


Working the bank

I am working with another money investor on four homes that I found with my local credit union. An older man that walks his dog every day told me that a house up the street from me had a white sign in the window. Yea it was an NOD letter and it was my local credit union so I went in and ask..Long story short they had four homes not listed with brokers or on the mls. We are putting in a bulk offer on all four and we will pay the closing cost as a bonus. This is a win for the bank as well as a big win for the both of us...MAKE OFFERS....NOW GO GET SOME

Well we had our monthly meeting and it was off the hook. I presented training on how to buy-fix-sell-carry using a power point and then opened it up to a Q&A. I let our club know than we would be taking it to the next level with training and mentoring and that if they want to ride the wave of homes that they can find using what i show them that they need too step up! I let everyone know that I am going to make our club stand out like no other in california. I want the pride to show, when they tell people that the information that they learned made them MONEY and showed them how to teach others in their family how to do the same thing. NOW EVERONE GO GET SOME....


Hey Keith

This is my first stop in your journal and I haven't taken time to read it all. Just wanted to drop in and let you know that I admire your no nonsense/ straight up approach, creative thinking, and 'get er done' attitude. It's very refreshing and motivational, and shows that things aren't as complicated as we might make them seem.

Thanks John. I have found over the years that people seem to understand you better if you say what you mean and mean what you say. I want the same back when I am dealing with anyone! It has served me well over the years and I have adjusted my training to use this same form...With my mentoring, with my rei club and with my life. Working Hard

Well i blew out my knee today which just topped off the day. But I did make 35k just one hour after doing it. Funny the pain not that bad when you look at it that way!!!!

Working my butt off

I have been frying my brain for the last few weeks working with the best person I have met in this business yet. Roberta (robertaeastman.com) has helped me take my business to the next level as well as helping me as a leader be the best one that i can be. No words can even start to tell you guys how she has helped me in the last 30 days. The words braindump and ARC will be burned into my brain for the rest of my life after this. The seven levels deep was and eye opener but this is just crazy. I will post from time to time where i am with this and when my business site is complete I will let you all know where to look for great turnkey properties with a 20 cap rate and great mentoring. I have been off here for a few weeks trying to get deals closed as well as working on my site. I have most of the stuff up now so that people can see what it is all about and the direction it will go...I will post under my deals a few that we just closed this past week. NOW GO GET SOME


out of the park homerun

I hit a good one this week. I just closed on a 3/1.5 home in Ohio. The bank wanted 7.8k (yes that's the right price) and it needed 3-4k in repairs/upgrades. so, i offered the bank 5k cash with a 15 days close... It took a week to get an answer but they took it. I have a buyer/renter ready to go for 625 per month for the next 72 months. They are putting 1k down starting next week. Do that math...That's a 93% cap the first year and ??? there after.

I called the kids of the lady that was placed in a nursing home due to her mental status. The son told me that they were going to rent it out and would thing about an offer if i made one. I sent them an offer stating that i would buy the house as is and where is with all contents inside so that they would not have to come back to the area (out of state). He ask what the market was and I told him that it was 160k retail but that would not be my offer because I am an investor and the house needs upgrading badly. My goal is to get it for 130k (with OPM) and sell it for 175 with an owner carry. Keep 35k , give the person loaning the money a 5k bonus and use the rest and the money from saling all the stuff inside the house to fix it up....Smooth two week job...NOW GO GET SOME

don't give up because I am not. If not these houses then the next ones. I will make it happen.. Sometime I may not be quick to act but if I put my mind to it it will happen. I am in at the end of this work week ....one more day then I will have more time to GET ME SOME!!!! I would like the name of your property manager. My guy will want the name of the company. He is so anal!!!! But he has access to millions of dollars. He handles money for many other people and if he tells them it is a good deal then they will do it.. I have a pretty good package put together. Oh and what were the rents? I saw the other persons flyer and it had different amounts.. The property in VV that I have the deed on and that I have sold hit a bump. Still selling and the bank took my offer of 75k for it but today that want yet another bpo on it...yea

The property in taft that my short sale company gave me is still sold for 110k and they are in escrow with me for 72k. But, the title company found out that the owners wife is in a comma (for 8 years) and they want a court doc to say ???? This is the stuff that comes up...This is also why you do several deals at the same time so they keep coming in... NOW GO GET SOME
