Bandit Sign Alternative

Stay Away from almost if not ALL city property. No Matter what city or area. A Handsome and Great Alternative that I use is more "PORTABLE" methods such as: Pouring some concrete in a coffee can or tub, bucket or box, Adding a wooden 2" x 2" then, Stapling or tacking your Sign or Billboard to this Portable Stand. Which NOW you can relocate at virtually any location without damage or concern for ruin to property.

I usually make these weighted stands about 15-25lbs. the heavier ones come in handy on windier days. You can then pick up and re-position at early or late times of the day or weekends before any issues arise.

CHEERS!

Hey can you recommend a good

Hey can you recommend a good bandit sign sites? I have found that most bandit sign websites overprice their signs. One site charged me $130.00 for 10 custom made signs. If you know an cheap affordable bandit sign websites I would definitely appreciate it if you posted them.

Also what times and days of the weeks do you position your signs outside and when do you remove them?

Unethical!

Jason,

You are most certainly entitled to your right to disagree.

However, I am pointing out for example: A homeowner may not be able to comfortably meet a $1000k mortgage payment along with water bills, taxes, assessments, utilities and any other unseen financial curves.

BUT, might be very well able to meet an agreement of $500 - $1000k rent
with all the other responsibilities eliminated.

Again, this is directed at helping certain individuals
stay in the property they may be in danger of losing.

I might surely be mistaken on this issue though.

This strategy of letting a homeowner stay in their home after it has been short saled by a bank is completely unethical. When the bank agrees to short sale and accepts an offer the homeowners sign a document saying that they will be vacating the premises and will not be getting any monies from the sale. Investors who play these games and allow homeowners to stay in their properties and pay rent just to get the deal, are one step away from a lawsuit. In addition, my partner is absolutely correct in suggesting that it is bad practice to keep a defaulted homeowner in the property and let them pay you rent. There is a mindset that defaulted homeowners have. They think they're entitled because they were "screwed" by the bank. In reality, they mismanaged their money. They saw an open window and over leveraged their house to have immediate gratification. Not someone I would I want to have as a renter.

Re: Hey can you...

Sphony,

I've actually "created" several bandit signs located at the beginning of the post/ thread for everyone free to use. I often have these printed at a printer or FexEx Office print shop and just mount them to cardboard or plastic sheeting. times of day vary depending upon traffic in your area of placement. I position them early and usually pick them up or retrieve them before 4:00 pm end of day.

Jason,
Well Kimmy,
Some of your deals may very well and certainly could have legitimacy.
However, NOT EVERYONE deliberately over-extends themselves. Nor, is everyone aware of laws regarding and governing over Real Estate transactions. As far as tenants are concerned, based on jurisdiction and certain practices. It is very acceptable to maintain homeowners as tenants. Before anyone starts finger-pointing or over-stepping lines or boundaries I will be the first to secondly say that I am not recommending but merely stating various creative ways to make these certain deals happen. Furthermore, I have personal experience regarding several of these matters and would suggest to trot rather eggshell-like and cordially when responding to ALL posts and topics. Some of our members not only are on the investing side of real estate. But, the receiving side of the "short-sales" and forclosure end of things.
Not a joyous time. Let me also reiterate, that it might certainly not be deliberate if someone just purchased their 400k residence after receiving that big promotion. Then, only to learn they are let go the following week without their pension.

Respectfully, JJD

Great Signs!!!

Hi JJD,

Thanks for the help with the signs and for your wanting to truly help others who may be in a situation they are in through something out of their control or through great intentions. I don't know all your situations that you help folks or if they need it or if you are wrong in doing so.

All I know is if I can help someone who is worth helping (and you sometimes can never tell), I will do all I can, sometimes at my own sacrifice. I've done it all my life and been blessed to have daily provision able to work hard and given many talents and skills, and now a way to leave a great legacy and security for my children, my ex-wife's future, extended family and friends, and strangers and other put in "my path". Sometimes, people, in most cases in the world today, sadly, aren't worth helping, given every advantage. Still, ours is not to judge, lest we be judged.

Aloha and Mahalo to you, brah! And others like you.

God Bless,
