One more SUPER EASY way to find buyers using Google Maps

So here is the deal: I posted information on finding buyers through Google maps.
For a long time I had no idea that this search option was even available...then I stumbled upon it and have loved the idea ever since.

Google map searches act similarly to say whitepages.com. You can get on whitepages and search for ... a barber. The search engine will then find all the barbers using the white pages and display them for you.

Google maps take the search one step farther and displays the search on a map and gives a list similar to what whitepages may do. However, the search from Google has given much better and much more accurate information compared to similar searches.

The last post I put the search to do is: "we buy houses"+[city]+[state]. This search works and works great.

I have now discovered a couple other ways to search that may show more buyers and possibly different buyers.

Here are the searches:
we buy houses near [city] [state] - the search looks just like this. There are no quotations and no plus signs. What this has allowed me to do is move the map around and as the map moves new listed displays of buyers are given.

The other search that I have now found is:
we-buy-houses
This does similarly to the one I listed above but seems to allow more movement of the map without needing to refresh.

This way of finding buyers is so easy. Most people that do not have a buyers list should be able to create one easily and quickly.

I never thought of this! I am wondering though are they not looking for super cheap deals? Do you think there is enough room for profit?

Cheap deals?

Absolutely, they will look for cheap deals. Just like "just plan-e" said they are not looking for properties at 99% of the value that are in great shape. However, having the buyers list will enable you to understand what they are looking for and go out and find what they are looking for; even if that means you are looking for properties 30%, 40% or more below market value.

Ya gotta start somewhere, so read, read, read through the DG site... search "find buyers" there a LOT of ways, but there are also other things you need to learn. If you don't have one of Dean's books that is the best way to start. For like $20 you can get a goldmine of info! Then what you read on the DG site will empower you more.

Synchronicity

Was just posting a PM to someone about having discovered that Google Maps had an RE Search feature shortly before they discontinued it. That was really useful in terms of saving time and gas and planning out area searches---much more inclusive than Zillow or Trulia.

The first thing I would do is as someone else identified: Read.
The second thing I would recommend is to real the forum here and follow the same.

When you get the list the next item is to call them and get their criteria:
1) Where do they buy?
2) What do they buy?
3) How far below market to they need to purchase to make it worth their while?
4) Can they purchase with cash?

There may be other questions built into those 4 but these question encapsulate the questions needed.

Hi Nate I am new to the DG Family and I just read your post about google maps and finding buyers. I just found many of companies that buy houses. My question would be how would I introduce my self as an investor? who do I ask to speak with the owner the manager? I did see the questions to ask and get the criteria. However first impressions is everything and I would like to know how would I introduce my self and who do I ask for?

Finding Buyers

nstreet, I tried your suggestion and because of the area where I live, it gave me mostly real estate agents or brokers. These are not buyers but they will help people find and sell their properties.


Answer

There are several ways you can introduce yourself. Matt has his way by asking what they have to sell. I do it a little different. I have posted a great script from one of our coaches so you can view it:

How to Qualify a Buyer

When I am either calling an investor/buyer off of a Bandit Sign, or off of an Online Ad I use the following script to help the conversation flow. I use this script because most new investors are scared to death to call buyers and feel uncomfortable asking someone so many questions without having a relationship with them. Plus this script puts a new investor in a position of being an asset to the buyer immediately!
Here is how it goes....

"Hello, my name is Matt and I saw your ad on [craigslist] or [your bandit sign] that said that you buy houses. I take it you are a real estate investor right? (Investor usually answers "Yes I am".)
Great! I am a real estate investor as well!!!
Question #1
"Tell me, do you have any properties that you are trying to sell at this time?" (I am hoping that they say "Yes" as well.)

At this point if the buyer asks me "Why are you looking to buy properties right now?"
Then I answer by simply saying, "I am always looking for great deals!"

If the investor/buyer says that they do in fact have a property or multiple properties that they are selling I will ask them to describe these properties to me. I know that if someone does have a property, they are going to give me details on the properties. As investors are creatures of habit, it is likely that as they describe this property, they are really describing the type of properties that they buy as an investor.

So I take notes on the property as they describe it to me. I want to find out as much as I can about the property specs, the neighborhood, as well as rehab that they have done to fix up the property.

After they describe the property to me I will ask them the second question.

Question #2
"I am always looking for great deals and occasionally I come across deals that I am unable to close on. However, I work with other investors who may be able to close on these deals. If I show your property details to one of my partners, and they are interested in it, would it be ok for me to share your information with them?"
(Of course they are going to be ok with that. I am bringing them a potential buyer and I have become an even bigger asset to them.)

Now here is when I ask them the final question and "seal the deal" to get them on my Qualified buyers list.

Question #3
"As I mentioned before, I am always looking for great deals. If I were to come across a deal that fit the criteria that you just described to me and I wasn't able to close on it, would it be ok for me to shoot you the information on the property to you?" (Again, I just became even more of an asset to them, and I now have a qualified buyer that I can send properties to!)

Three simple questions and I have a good solid qualified buyer to add to my list.
