OfflineWell, it has been a long road, but I am finally able to post and get my long awaited diamond! YIPPEE!!! All I can say is never give up! (I think I have heard that somewhere before...)
Partnering with other DGers is a wonderful thing and a great way to do deals if you live in CA.
My first deal actually closed several weeks ago but since I was going out of the country for an extended time, I waited to post until I returned.
This deal was a house in upstate NY that my partner found, rehabbed and sold. It was a JV deal on which I made $3,000. Gotta love RE and, needless to say, Dean, who has given us all the confidence to hang in and never quit!

Does this mean I have to find a Cali deal to get my Diamond?
Can you give us more specifics on the deal, what was your part in it?
I think I know who the JV/DGer was, and if it was that person, you're in great hands with them.
Now that you got your first deal out of the way, what's you goal for the rest of the year?

My part in this particular deal was as a cash partner-but, hey, that counts. I'll take it.
Yes, you probably guessed that my partner was one of my besties from here, Fifth Street.
My next deal should be closing this Friday. Also an out of stater, with a different DGer and the seller is giving us a Cashier's Ck for $24,000 to take over her property! I will post this deal with more details very soon. This one is a "thinking outside the box" deal and all my L/O expertise is finally being used! And then some!
If you find a deal in Cali, I will be more than happy to partner up with you, if it works for you!

I' ve never tried long distance deals. Too busy in my own back yard. I was checking a lot today through tax forfeiture. I had about $800.00 in the lot with back taxes. I told a neighbor that I would do a rent-to-own on the lot for $125.00 a month for 36 months. I was offered $3200.00 on a cash deal. Even little diamonds are nice.
