It's better to have a PIECE of the pie than NO PIE AT ALL:))
What I mean is sometimes we think a deal is dead in the water but we are in control of every deal by the decisions we make. We make a deal or we crush a deal. The questions we ask ourselves when at the end of a negotiation determines the outcome.
Mobile home story. ------!my son and I negotiated a buy of three mobile homes on 4 acres. We were in the process of remodeling so we could sell. But decided to sell it rent to own for a great deal so we didn't have to spend time and money. We targeted buy-and-hold investors via craigslist and our local Free Trader ,bandit signs and miniature bandit signs on bulletin boards plastered everywhere in our local target area. After many calls and many showings and building a buyers list via our marketing we finally had a deal with an investor. The deal was 10,000 down for 39,000 with 8% interest. We signed one very important document with them. That document was a non-refundable down payment of $500. Now I recommend trying to get at least 1000 down NONREFUNDABLE BUT 500 worked in this case. One day before the closing they called to back out of the deal. I asked why and they told me the neighbors told them that there was a problem with the well and so they decided to back out. I immediately asked what neighbor said this so I could go straight to the source and find out any info that I may not have known about. They would not tell me so I called the code officer for this property myself and asked if there was anything that could be a problem with the water or anything else that would have been documented for this property. The property came up clean and I immediately called back the potential buyer to let them know What I had found out. The neighbor specifically told them that the code officer wrote this up about the property. So after confirming with the potential buyer and the code officer we straightened this mess out. It was just hearsay and the neighbors apparently didn't want these buyers to buy I guess. A lesson learned here is don't believe everything you hear and as an investor trust but verify everything. The buyer then said they still did not want the property so I continued the negotiation even though I could have stopped there and lost the deal. I asked MYSELF the RIGHT questions and even wrote them down on paper ......how can I make this deal happen no matter what. ?? Once I wrote this question down on my yellow pad , my mind began to come up with the answers that I also wrote down even though some of them may not have been the best answers. Next I picked the best one of my answers and went with it , which was to ask them what it would take for them to buy this and what was the price that they would by NOW and go through with the closing. Them answering this mADE THEM think that there was no way I would sell at the price they would suggest. In my mind and my goal on paper was to SELL and make a deal for a profit no matter what ......and they said you will not like our answer. I said what is it and they said $20,000. Which was almost $20,000 less than the asking price. Keep in mind I bought for 13,000 or partnered with my son for 13,000 which means 6500 each. I said let's take this to closing tomorrow and I am giving you a super super deal let's make it happen !!!!!
Lesson 1-ask the right questions and your mind will create the answers for you
Lesson 2-if you have to take a small piece of the pie as opposed to none of the pie do it in an instant !!!

When your goal is to make a deal no matter what and persist until the solution is made then there is no way you will fail unless you give up and we all know that anyone on this site has the knowledge and network to help them through any deal !! It is just amazing how well we get programmed to succeed here on Dg and the depth of information sharing for free right here !!! Great story Jay and Justin. I agree, so many times we think we have to go for the homerun when most of the time it's a series of base hits that win games. This is a great example of a solid hit.
And, what you say about asking yourself the right question is right on. Every person engages in "Self-talk." We all talk to ourselves and tell ourselves why either one thing or another will or won't work. In cases like this I suggest we do just what you did in this case. Ask better questions. Usually, a different question will get better results.

There you go...it goes to show that our program does work... Just keep pushing forward and any of you will be able to be successful too. Lately I've been working pretty close to a few clients, and it is crazy how many deals you can find out there, all you need to do, its keep looking and you'll find what you're looking for, that could be properties or buyers.

The yellow pad is definitely a winner and Dean drove that home for us !! It sure is a good feeling of accomplishment to see all those lists crossed off at the end of the day !!
