True deal #5 done!

Everybody saw me back in Feb post that deal #5 was done but it wasn't it got stuck in escrow with a title issue & finally just got unstuck.

So $4,750.00 in my bank acct now & wheew man that took a while. Also in the meantime have made about 20 offers last wk in kansas city MO & KC kansas area & also a few offers here in san diego.

I do have a bird dogger who is a lyft driver who is sending me addresses of hm's that look empty or not maintined about 25 of them so far so left a few messages with the sellers & sending out letters today for those I could not get a hold of.

Also built up my buyers list here in san diego to about 67 buyers & counting, making it bulletproof-so all i need is a deal here in san diego!

if you are in san diego or wholesaling here I can co wholesale with you i have enough buyers, enough to handle probably 3 deals a month, so let me know!

If I can do this, you can too! I was diagnosed with low vision & don't drive, just use my pc at hm, my ph make offers, building my buyers list & making offers, that simple, you can do it too! Take heart & find the courage to start 1)building your buyers list & 2)make a ton of offers! God bless.

Money in the pipe line

Good job on completing the deal. I had something similar happen to me a couple of months back where I was wholesaling a property but some issues came back on the title and took 45 days to fix, about time everything was cleared the buyer decided to back out.

sympony-all of my buyers are from ghost ads or from the ads I placed for the other deals(3) i have done in kc, havn't set foot in kc.

In san diego, buyers are from rei clubs mostly & ghost ads & calling we buy houses ads on google.

I am glad to know you have made numerous offers, my question when you make offers do you first run comps and do you always get correct COMPS.

How do you estimate repairs or you just estimate $10k and added it to your ARV.

thx for your kind words & when i make offers now I do 60% of asking price on fixers, vacant, price reduced props & in San Diego 70% of asking price to go fast and then when I get an offer acctped or countered then I get comps & figure out rehab.

And yea when i get comps I make sure they are sold comps fr the last 3 mo's to 6 mo's, at least 3 comps within half a mile, same type of hm, # of bed/bth, move in ready. I want to get a 2nd set of comps too, this is fr an agent of course i am saying, always get sold comps & if there are none than dont offer in that area it is a bad area or may be a good area but not a lot is selling so it is a bad area to flip.

You just want to stick with what is the safest area for you buyers to fix n flip hm's or fix n rent them out. Be well buddy.

yea i appreciate you jay you encourage me so much & i loved seeing you at the VIP & the Edge, I will see you at next yrs! and with a lot more deals! about 6 more months to go till then, i have gotten 2 deals since the edge/vip & now with matt's training am going to start getting 1 deal a mo maybe 2 then increase it from there. so my goal is that by the edge I do 6 more deals, more than I have gotten thus far.

Yesterday made 10 offers in kc, 10 more today, emailed an agent about listings & handed out 7 bus cards, 6 yesterday. Also am up to 70 buyers in san diego now for fix n flips. would like to maybe partner with sac's finest & missy I forget th4e rest of the name, but you know who you are Smiling I got this!!!!!!!!!!!!!!!!!! Yes it is within my grasp, & we must stay positive for sure.
