deal #5 recorded today usually I will post when I actually get the $ but it's pretty 99% assured closed & will be in my acct Friday 5k! God willing.
This was a deal I had been talking about that I got from another wholesaler assigned to me which said I could not assign it in the assignment contract without the permission of the wholesaler but when my buyer pulled the trigger on it after doing due diligence I asked the other wholesaler if he could email escrow that it was ok for me to assign it to my "partner"-buyer that she was going to close it in her LLC & he did!
It was 3 duplexes in Indio CA about 2 hours from San Diego going East in to the desert for 340k which included my 5k assignment fee & 5k for the other wholesaler which he will split with his partner so they make $2,500 each which teaches us to make sure to have buyers on our list so we don't have to co wholesale deals, but of course if you don't have any for a given area no problem by all means co wholesale & make $ we don't want to leave $ on the table.
These duplexes were turn key meaning they were all rented out the cap rate was 10% & it cashflowed $2,500 a mo net. MY buyer wants more deals! I have another deal set to close next Friday wholesale fee "only" $1,250 because it is a tight deal a double close in Chula Vista Ca & because I am co wholesaling that one being that it was tight that's why I am only making that amount but again I wont turn down $, I think I have about 5hrs in to the deal if that much so about $200 an hr not bad.
2014 is ending amazing & 2015 is starting amazing too & I am tweaking some things & writing out goals & rewatching Matt's training so I can do 2 deals a mo & not 3 deals which I did in 2014 but rather 2-3 a mo, can't wait to arrive at the Edge with several more deals under my belt, thanks Dean/Matt! It works!

I am going to hire a virtual assistant like Matt's training tells us too & that will make me go much faster. I am going to put them to call agents & probate/bk/divorce attorney's & also craigslist ads.

$5K on a wholesale deal is a nice pay day. And your right, $1250 might not be as big as your other deal but some money is better than no money, especially if you only put a couple of hours into the deal. Good luck and I wish you much success in 2015. I will also see you at the Edge this year.

so deal #7 was actually completed on Feb 2nd i believe i meant to come sooner & post. I made $2,250 actually it turned out alright. It was a deal where i had to close on it with my end buyers funds a dry double close as they call it(a wet double close is a close where you use a transactional funders money or your own).
so i closed on it on the 15th I think & the end buyers lenders hard $, wanted the prop to be seasoned for a couple weeks before the end buyer bought it they dont do double closes, n as i said i used the end buyers funds or their lenders $ actually(the end buyer just could not own it yet for a couple of weeks) so it closed in my co's name & i owned it for 2 weeks or 3 i believe bc they got stuck in the escrow co & it finally closed & funded the 2nd of Feb & i had $2,250 wired in to my acct!!!!!
Either way it was awesome!!!!!!! It is going well in 2015 better than in the past 5 yrs(yes i have been at this for 5 yrs) in the past 5 yrs I had done 5 deals, 2 the pst yr 2014, 3 in 2013.
So now on track to be doing 1 deal a mo at least but going to ramp it up even more, have 300 mailers going out next week & getting a virtual assistant the following week(btw Patrick) On we go! thx folks for all the encouragment!

Deal #6 i wanted to share was an assigment from another wholesaler that found me online! I presented myself as the buyer(BC I may fix n flip this yr & buy n hold once I find a good enough deal:)
So the wholesaler assigned the deal over to me for $30k 5k was his assignment fee of which he split with another wholesaer 50/50 & the assignment contract said i could not assign it w/out the permission of the wholesaler! I almost didn't sign it but I told them I wouldn't do their 1k non refundable deposit bc what if something happens right?(we have a double standard as wholesalers we get non refundable deposits or fees upfront but we dont do that:)
they agreed to waiting for their fee out of escrow but wouldnt remove the not assigning it(i explained i might wnt to assign it to my partner for tax purposes but they wouldn't budge) so i almost didnt sign it but i thought they will say yes once a few weeks goes by n the buyer is ready so i did & that's exactly what happened.
So, now i go to the buyer to sign the assignment contract fr me to her(w/said I would getmy 5k & the other wholesaler wld get their 5k out of closing) I didn't ask the buyer to give me my 5k upfront bc she was the only buyer who was int in the prop, 3 duplexes in Indio Ca about 2 hrs fr san diego about halfway to the state line with Arizona.
Also bc I realized I was out of contract! i didnt' realize that i was close i got the dates wrong! well the buyer wldnt sign the assignment said she didnt like them, I was soooo frustrated to say the lease, i didn't even care at that point if she did i just wanted to never hear again from her or about this prop! she told me she was going to just have escrow include me in the escrow instructions to be paid & the other wholesaler our fee, i thought can she do that? w/out an assignment contract?
Well she did, escrow included us & that point i didn't care! 5k wired in to my acct Jan 2nd I believe was the date, i posted here in this thread above. Maybe the buyer noticed i was out out of contract & had mercy on me n the othere wholesaler(i think she did) or she just went ahead & did things in an unorthodox way, either way like I said I didnt care, as long as we get paid right.
although next time i am going to be really sure about the dates on my contracts. And they said it cant be done in California!!!! not true, my last 2 deals are in CA, and I know several other investors who are killing it here in CA, so If I can do it so can you ok! now go out there & be an action taker!!!!!!!!!!

My husband and I will also be at the Edge this year (our first DG event...I only have read his book). Looks like you both have been doing this awhile. Looking forward to meeting you and others at this years event...networking is very valuable. I am a nurse that has been investing in real estate part time for the past 15 years. My real estate "hobby" has been very profitable...and I enjoy it very much....I have gotten much better at it through the years...it has been a natural progression to getting better deals. I like to buy, fix/flip and buy and hold. Not really excited about wholesaling...wondering if it will be inevitable as I "go faster" as personal funds get "tied up". I am wondering how others are able to "go faster". I am now working bi-coastal with my real estate investments as I am finding better deals out of my own local neighborhood. I just love real estate so I am hanging up my stethoscope and diving into real estate full time as I have just proven to myself that I can do this "across country" now and am not limited to my area. I recently bought my last home purchase...sight unseen, hired a contractor....flew out once to pick out tile, floors, etc...and hired a great real estate agent....the ugly house I bought across the country that no one wanted turned out beautiful and sold again with two offers in 5 days! I am looking forward to meeting you and others that have been working the DG program. I am going to the event to learn, network and find out how I can "go faster" with real estate and get even better deals than I already have been. I would love to network with some active wholesalers and investors and hear about some of their experiences have been and find out what is working well for them in today's market. The key to working out of your neighborhood is getting a deal and finding a great contractor and good real estate agent...lots of networking. It has some challenges but all very do-able as I have learned. People shouldn't limit themselves to their local area...I am not going to...I am actually selling several properties on the West coast as I plan to invest more on the East coast coast. It just takes time to do a little more research and very important to find a good contractor you can trust...working afar has some challenges but it can be done. The deals are out there.
Looking forward to meeting you and others at this years EDGE event in May 2015 and hear what everyone has been doing. Really interested in hearing how Matt and others were able to launch their real estate investing into "a fast mode".
