OfflineThis is a 4 family property that needed a full rehab, I got this one off one of my bandit signs. The seller called me and said this was a property he was going to fix but couldn't because of financial reasons. He told me he wanted $10K, I told him that was too much for the area and the work that it needed, so I told him I will get back to him after I do a drive by. I called him back the next day and told him I will give him $3,500 for the property and he agreed. I emailed him over the contract and got it signed, the I went and placed ads on Craigslist, created a postlet and put out bandit signs marketing the property for $9,000. A buyer from NYC called me from my Craigslist ad asked me he was interested and wanted to come down to put a deposit, I told him I had a lot of people invested and he told me he will give me $10,000 for it if I sold it to him. I told him I will not show the property no more. He came down and we meet at a Starbucks, he sign the assignment of contract and put down a $2,000 non refundable deposit. The deal just closed today and I got the rest of my assignment fee. I had about 2 hours into this deal for a fee of $6,500, not bad.

This deal was in Waterbury CT where I live, the property is in a low end area but its still a good deal. The buyer was from NY which is about 1 hour and half from me. And Yes I'm going to the Edge this year, I will see you there.
